The space
Find comfort and relaxation in our completely renovated lower level of a historic circa 1810 three bay threshing barn! Approx 1100 square feet of Studio style space with beautiful views of Seneca Lake & neighboring vineyards. True, original post and beam construction from trees indigenous to the property. -Feel the comfort of heated polished concrete floors and central air.
-Smell the grapes in the air during harvest in the fall.
-The lakeside wineries, breweries, restaurants & shops are all within a few miles.
-Close to Elmira/Corning, Horeseheads, Ithaca, Geneva, Hammondsport and Penn Yan
-Enjoy your wine country vacation with a convenient central location.
Close to multiple hiking options and stunning State Parks including (Watkins Glen, Taughannock & Robert Treman) & The Finger Lakes National Forest.

The barn is located right off State Highway 414 so you may hear some occasional road noise.
**Please remember that this is a newly
renovated barn, in the country next to a vineyard. There may be the occasional "barn, farm & insect noises" & you may see or hear wildlife & bug's once in awhile. The location is what would be considered “rural or out in the country.” This means that you do have a fair share of wild animals running about like deer, fox, rabbits, and hawks. This is more likely if you are walking through the vineyards by prior arrangements from the owners. We don’t mean to alarm anyone, but we know that seeing/hearing any one of these critters may come as a surprise so better to prepare you on the rare chance it may happen, especially if you are coming from an urban area.
*Construction has just been completed in March of 2018 so the landscaping is not complete! All landscaping should be finished by June 2018 when the property dries out.

September/October:During harvest time in the Finger Lakes Wine Country you may hear certain unique sounds that help local vineyards protect the grapes from predators (like deer, birds, turkeys, etc.). These sounds happen during daylight hours and may include bangs from propane cannons, bird distress calls, etc. We hope you won't find them too disturbing. Thank you!
