One of the few Direct Waterfront cottages in the area this 1500 square foot newly renovated 1925 circa semi detached cottage has 2 large bedrooms. 2 newly renovated large bathrooms Updated kitchen Deck overlooking lake with BBQ and Fire pit . The boat launch, public Beach and children's playground is located near by for your convenience. Enjoy campfires right at the waters edge with your own piece of the lake or Sit inside the screened in porch and have dinner over looking the lake.

The space
Outside we have a covered deck couch seating for 8 BBQ pit and gas BBQ over looking the lake. Outdoor furniture BBQ and BBQ pit is not available from Nov 1 - May 1 weather permitting

When booking please put right amount of adults and children in request or you will be asks to alter your reservation.

This newly furnished 1925 circa cottage sits right on the shores of Lake Erie with stunning views of the water. Offers all your amenities like unlimited WIFI, brand new 50' smart tv in living room, 32' smart tv in Queen bedroom.Brand New Central Air conditioning Unit just installed The back porch is great for morning coffee plus night cap while watching the beautiful sunset. We have a dining table set up on the porch if you like to eat while watching the waves, or your choice of sitting outside and eating on the patio or anywhere you feel like relaxing. Prepare a meal while still being apart of the conversation with our open concept kitchen and family room or pull up at stool and have a drink with our counter bar to feel like you are away but so comfortable at the same time.

This home is best enjoyed by travelling families and we do not make considerations for large groups of young adults.

Longer term monthly pricing in the off season is also available for relocation's, short term work assignments and other temporary real estate needs

Guest arrival - We know you work hard for your money and we are working hard for repeat business so we are just a text away from addressing any questions you may have. Looking forward to seeing you and knowing that you will make some new memories in a cottage that cares.
Kitchen comes with all the necessities and some small cool surprises and little touches that makes you feel special and appreciated. All beds come with new linens and pillows. All brand new mattresses.
Washer and Dryer, Barbecue and dining table. TV, WIFI, Netflix, central air. All small appliances including coffee maker, toaster, blender, microwave. pots and pans, utensils, towels and linens.
The BBQ is available for your use seasonally May -Oct and runs on propane
The propane tank may or may not gave fuel left from a previous guest. If you wish to use the BBQ propane can be purchased at the local gas station

Other things to note
Please do not show up with more people then you have booked for or you may be asked to leave.I only book for 6 people total and do make some exceptions if asked and yes a child is considered one of the 6 and there is charge for any guests over 6 per night no exceptions children included
Washer and dryer is to be used at own risk no items will be replaced or compensated
No eating or drinking or writing on LR sectional lessee will be responsible for cleaning/damage charges.

PETS are not permitted in this rental property. Violation is grounds for immediate termination with no refunds of rent, tax or deposit.

FIRE PIT– Use within current by-laws - subject to change. Must not be moved and be used with caution a safe distance from the house. A cooking grill and cover are provided. Firewood is not provided but can be obtained from the local store. Fire pit is not available from Nov 1 - May 1

BARBEQUE / GRILLING is permitted only a safe distance from the house. Use of fireworks is prohibited. BBQ is not available from Nov 1 to May 1

LINENS - A full supply of INDOOR linen is provided. Bed linens and bath towels are not changed during your stay, unless pre-arranged as an additional fee. Laundry facilities are available in the home if required. Please only wash white linens by themselves and white towels by themselves, as individual loads. The initial supply of kitchen/bath soap, toilet tissue and trash bags are not replenished during your stay. TENANTS MUST PROVIDE PAPER GOODS.

FURNISHINGS. All properties are equipped and furnished to the Owner’s taste and are set up for light housekeeping. Mattress pads, pillows, blanket and bedspreads are provided and are to remain indoors. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to Guest(s), the renter. Furnishings are subject to change without notice.

LOCKED AREAS for which Tenant is not provided a key, such as owners personal storage areas, are exempt from this lease agreement and are off limits to the Tenant. Forced entry into these areas is cause for immediate termination and Tenant will be charged for damage and/or missing items.

ALL RENTALS ARE TO FAMILIES AND RESPONSIBLE ADULTS ONLY. No high school, college or civic groups, chaperoned or not, are not permitted. Violation is grounds for immediate termination. Properties are patrolled on a regular basis. Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Occupancy restricted to the maximum occupancy as set forth in this lease (6). OVERNIGHT Occupancy is limited to REGISTERED GUESTS ONLY. Absolutely no unauthorized overnight visitors are allowed. In the event this occurs your special deposit and rent will be forfeited and you will be asked to vacate the property.

RESPONSIBLE DAY GUESTS ARE WELCOME AND ENCOURAGED. As a general rule, if there will be more than 2 cars or more than 8 people using the grounds for the day, please notify us prior for approval.

ALCOHOLIC BEVERAGES - No consumption of alcoholic beverages by persons under the legal age of nineteen (19) is allowed. Should a Guest(s) or guest of Guest(s) be arrested for underage drinking at the rental unit property or should lessor observe a Guest(s) or guest of Guest(s) under the age of 19 consuming alcoholic beverages, this rental agreement may be terminated and the Guests evicted at the option of the lessor. Illegal drug use is strictly prohibited. Kegs are not permitted on the property.

CARE OF PROPERTY. Tenant is expected to care for the property. Tenant agrees to be bound and responsible for the provisions contained therein. In addition, Tenant acknowledges that unless lessor is notified on the day of check-in of any damage or cleaning concerns, then thereafter, all damages or concerns to the property during the occupancy will be Tenants responsibility and must be reported to lessor and paid for prior to departure. Rearranging of furniture is not permitted. Tenant must leave the property in a clean condition to include the following: All trash removed from the cottage. All dishes loaded in dishwasher All open food removed from Fridge.All doors and windows closed and locked. AC set at 78 in summer Heat set at 60 in winter. Dirty laundry put in laundry room. All breakage reported to the lessor. Cottage must be left the same as you received it. Failure to comply will give the lessor the right to deduct appropriate sums from the special deposit plus a $35.00 processing fee prior to returning the balance to Tenant. You will be charged for anything on this list that is not completed prior to check out. No Cooking with strong oil based spices example Curry or additional cleaning charges will apply. No outdoor shoes to be worn inside.

Violation of any of these terms shall give right to termination. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises and common areas in such a fashion that disturbs or offends neighboring residents shall be deemed grounds for termination. We wish you to have an enjoyable vacation, however, you must respect the rights of other neighbors. Quiet hour is 10 pm.

TERMINATION. If the Tenant or any member of his party violates any of the terms of this agreement, the lessor may, at the lessor’s sole discretion, terminate this lease, and may enter the premises and remove Tenant, the members of his party and their belongings, with no refund. Tenant is hereby notified that they may be subject to an expedited eviction procedure should cause be given.

APPLIANCE MALFUNCTIONS or service requests for air conditioning, televisions, appliances etc...... will be responded to as quickly as possible. There are no rebates or refunds issued to Tenants for any reason as every good faith effort is made to insure the property and it's amenities are maintained to high standards.

IN THE EVENT that the lessor is unable to deliver said property to Tenant under this lease agreement prior to occupancy because of fire, eminent domain, act of nature, double booking, delay in construction or any other reason whatsoever, Tenant hereby agrees that the lessor’s sole liability as a result of these conditions is a full refund of all consideration previously tendered by Tenant. Pursuant to the terms of this lease, Tenant expressly acknowledges that in no event shall the lessor be held liable for any consequential or secondary damages, including but not limited to, any expenses incurred as a result of moving for any damage, destruction or loss.

INDEMNITY. The Tenant agrees to release and indemnify the Owner and His Agent from and against all liability, should anyone be injured upon the premises during the term of the lease, resulting from any cause whatsoever.
The electronic completion and return of this contract with payment, once approved by administration, is considered binding.



ACKNOWLEDGMENT. Tenant acknowledges they have reviewed and understand the terms of this lease and agree to be bound there by once booking is reserved
