5 bedroom luxury vacation home with hot tub, swimming pool (in season) full kitchen near many wineries, hiking in the Shenandoah National Park, The University of Virginia, and Charlottesville.

The space

Our 5 bedroom vacation home rests on 7 acres fronting The Moormans River at the base of our hillside. Beautiful mountain views, hot tub, wood burning fireplace, swimming pool.

There are 5 bedrooms. The master bedroom (king bed) is upstairs. There are 2 bedrooms on the main level, one with a king bed and one with a queen bed. There are 2 more bedrooms on the lower level with walk-out access to the hot tub. One of the lower level bedrooms has 2 twin beds and the other has a king bed.

Common areas include a screened-in porch with mountain views, a large deck, a living room with fireplace, a full kitchen and breakfast nook, a crow's nest with a TV on the upper level and a living area with large TV on the lower level.

Guest access

We will provide a key to the home at time of check in. The first arrival of the group should report to our bed and breakfast nearby to receive the keys and complete a check in inspection of the property with us.

Payment
The Traveler is responsible for full payment for the entire rental period to secure my reservation. Failure to make payments when due will result in cancellation of this Agreement.

Age Requirement
The Traveler, as the responsible party, must be at least 24 years of age.

Acceptance
The Traveler understands that 3433 Cemetery Knoll is a private home and agree to accept the rental property upon arrival, provided it meets the basic description as listed on the rental websites. If The Traveler chooses not to stay in the property, subject to the condition that it meets the basic description as listed on the rental website The Traveler has reserved from, The Traveler is responsible for full payment and understands that no refund will be given.

Restrictions
The Traveler, guests, and visitors agree that there will be no loud or large parties in the home or on the premises and that all occupants will maintain the premises in good order and appearance and conduct themselves in a manner inoffensive to the neighbors.

The Traveler, guests and visitors, agree to any illegal drug use on the property, or any disturbance, annoyance, endangerment, or inconvenience of the neighbors; or use the premises for any immoral or unlawful purposes, or violation of any law or ordinance on or about the premises will immediately terminate our occupancy and rental agreement of these premises.

Smoking
No smoking are allowed on the premises. Violation will result in immediate eviction and forfeiture of the security deposit.

Pets
Dogs are allowed. No other types of pets are allowed.

Security
The Traveler, guests and visitors agree to lock all doors and sliders while the house is unoccupied.

Detached Garage
Access to the detached 2 car garage is not included with the rental.

Owner Access
The owner or owner’s agent may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance.

Hot Tub and Pool
Any problems with the function of the hot tub or pool must be reported immediately to the Owner so that corrective maintenance can be performed.

Occupants under 14 years of age must be monitored by an adult at least 18 years of age while using the hot tub or swimming pool. No glass allowed in hot tub or pool area. No food allowed in the hot tub water or pool water. No bubble bath allowed in the hot tub.

Open Fires
No open fires are allowed on the premises due to high risk of forest fires.

Fireplace
Before any fireplace use, the Traveler, guests, or visitors agree to check that the fireplace flue is open. One manufactured log for use in the fireplace will be provided per night stay. If the owner determines that the Traveler is comfortable with burning firewood, normal firewood may be used. Firewood is available at the owner’s residence free of charge. Damages due to smoke, ash, or embers due to fireplace use are the responsibility of the Traveler.

Occupancy
Occupancy (including small children and infants) is not to exceed number of persons named in the reservation. If more than the number stated in the reservation is found to be occupying the leased property, the traveler agrees for a charge of $100.00 per person per day will be subtracted from the security deposit. Additionally, this agreement may be immediately terminated without refund.

Damages
The property will be left in good and habitable condition. Any damages or notable conditions found upon arrival will be reported to the Property Managers within one (1) hour of occupancy. The Traveler understands the property will be inspected prior to my occupancy and when the Traveler departs.

The Traveler will be responsible for all damage, breakage and /or loss to the premises, except normal wear and tear and unavoidable casualties (deemed by the Managers of Property) which may result from occupancy.

The Traveler agrees that all pipes, wires, glass, plumbing, household contents, etc., other equipment and fixtures will be in the same condition as at the beginning of our stay, except in cases of unavoidable fire and natural disaster damage.

The Traveler acknowledges any loss and/or damage to the property will result in a charge for replacement value to security deposit or security insurance from Home Away if purchased at the time of reservation, or, the Traveler will promptly submit the payment due.

Indemnification
The Traveler agrees to indemnify and hold Owner and Property Managers harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by myself, my guests or invitees.

The Traveler also holds the Owner and Property Managers free from liability caused by any carelessness, neglect, or improper conduct of myself, my family, my guests or invitees, entering, occupying or visiting the apartment or premises during my occupancy.

Owner shall not be liable to The Traveler, guests or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. The Traveler shall hold Owner and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the use, misuse or abuse of any part of the premises and from or against any omission, neglect, or default of The Traveler, guests or invitees.

Provided by Owner
The Owner shall provide utilities, furniture, fixtures, bathroom, kitchen supplies, linens, bedding, towels, separate towels for outdoor use at hot tub and pool area, internet Wi-Fi, televisions with DirecTV service, 12 cup drip coffee machine, stovetop tea kettle, ice maker in the refrigerator freezer, gas grill with propane tank, charcoal grill.

Grilling
The available gas and charcoal grills shall not be moved from the current location for use. The grills may not be used on the deck, but only over the gravel side area.

Laundry Facilities
A clothes washer and dryer are provided.

Trash Removal
A collection area of trash and recycling are provided. The Traveler will place bags of trash in the garage for storage until the Owner can pick them up and remove them from the premises. Trash must not be left outside as it will attract wild animals.

Check Out Checklist
Prior to vacating the property The Traveler is responsible to ensure all dishes and cookware are cleaned, and return any furniture that was moved to its original position. Beds may be left unmade and sheets and pillowcases left on. Used towels may be left on the floor. Ensure the sliding doors are closed and locked when you leave. Turn off all lights & fans. Leave the keys on the kitchen table and call the owner to alert them to your departure.

Maintenance
Should there be a failure in the systems providing air conditioning, hot water or electrical power; cleaning, towels, supplies guest should contact Owner

Emergency
For emergency services the guest should contact 911.

Transfer
This Agreement may not be assigned to other party and property may not be sublet, and is for the the Traveler’s short term use only for dates reserved.

Strict

Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
