With its unique location overlooking the canal in one of the most vibrant and exciting areas of London, this is a fantastic base to study, work and explore London from. The room is in a large flat in a new-build modern apartment development with access to balcony.

The space

Well sized bedroom in a new-built, luxuriously fitted out and spacious family friendly 4 bedroom flat with 2 bathrooms, a huge living/dining room and own access to large balcony overlooking houseboats in Kingsland Basin off Regent's canal. It has a Muji sofabed that sleeps two comfortably and folds away if needed to make more room.

Available for a month, weeks or weekends (negotiable)

We are very flexible, quiet and accommodating. You can have access to the fully fitted kitchen/ loft-like living space for cooking meals /dinner (happy to discuss your needs).

We are a lovely family of 4 with 2 school children.

Own separate bathroom with shower/bath, bedroom and your own part of our water facing balcony plus access to kitchen/living space (as agreed). Please note for 1 week plus renting bathroom will be shared on occasions.

We are looking forward to having guests around and, being busy family with kids in school and both adults working, we are out a lot. Your room and bathroom are quite self contained and the room is quiet, overlooking the amazing Kingsland Basin.

We are located in the leafy and quiet De Beauvoir Town conservation area with plenty of real ale gastro pubs, bars and more cafes than you ever needed within 5-10min walking distance. The 'Proud Archivist' next door has anything from brunch, theater and art exhibitions to fine dining. A Venezuelan and a Japanese cafe offering excellent food are around the corner. The flat is amazingly quiet for the urban buzzing location.

We are off Kingsland Road, one of London's lively arteries and very near Hoxton/Shorditch bars and restaurants. You can walk along the canal to trendy Broadway Market, Columbia Road/Brick Lane-Spitalfields via Haggerston Park and Hoxton Market or go clothes shopping on Islington's Upper Street. If you want the latest clubs seek out the night life in Dalston or go for the best Turkish food in London. If you prefer Vietnamese there is a famous cluster down the Road just before Old Street. We don't think there is a better location to be in the world:)

There is a large supermarket 10mins by bus in Dalston Kingsland Shopping centre and Tesco Metro and cornershops, well, around the corner including organic Grocers.


We are 5 mins walk from Zone 2 Haggerston London Overground Station and with plenty of bus connections to Liverpool Street, London Bridge, Waterloo Station and Tottenham Court Road. You can get to all of London's Great Attractions within 30 mins from here but also take the family to Victoria Park cycling along the canal or by bus to Clissold Park playgrounds. You can also get to the new Mega-mall Westfield in Stratford and the QE Olympic Park in less than half an hour by train. Boris bicyclehire is just outside the door.

Nothing special other than shoes off policy, showing respect for our neighbours and looking after our stuff. Ideally you don't work from the room more than 1 or 2 days per week when staying longer. The best fit is with guests who work externally during the week.

You must also acknowledge
Pet(s) live on property - We have two fun budgies. Their cage is in the living room. They get covered up at night and don't make any noise. We do let them fly around at times.
No parking on property - Restricted on street parking.
Some spaces are shared - Even though the bathroom is yours the kids use it at times say if our one is occupied or they forget or if we have dinner guests.

Lovely modern, clean and comfortable place with an amazing view. The bed is a sofa bed, so bare that in mind, wish the pillows and the quilt would have been thicker for warmer night of sleep especially with the room being right next to the balcony. Both Tobias and his wise were extremely warm and welcoming. They let me use the kitchen and I hope they didn't mind when I got back from work very late at night. The room is through a courtyard that's on a fob, so felt very safe. Area is lively with families but quiet at night. Easy to find and to get into a short walk of 20 mins to Old Street. I would highly recommend Tobia's place if you're visiting or staying for business like me, I sure will hope to stay there again. Thank you again :)

I had a great single night stay here. The flat is conveniently located in beautiful surroundings, communication was great and the room very comfortable. I would certainly recommend staying here.

The place was v clean, well furnished, safe private and comfortable. The location was also great with lot of eateries just around the corner. To top it all, being new to the city, I found Tobias and Simone to be very hospitable and helpful. I really enjoyed my stay with them. Would recommend this place to anyone looking to stay on AirBNB!
