Our smallest and coziest tiny home. This bright and airy, super tiny one room studio tiny home with a kitchenette (mini fridge & microwave) is located right off of highway 83, about 3.4 miles from Garner and 3.3 miles from the Frio river.

An extra cozy, no frills spot perfect for two people to relax after exploring the area. This is our only tinyhome that does not have a full kitchen, so be prepared to eat out or bbq outside.

$50 pet fee per dog with breed restrictions. No dogs over 50lbs

The space
We are only a few miles away from both Garner State Park and thr Frio River (the Third Crossing drop off spot in Concan).

This area is surrounded by birds, who make daily appearances in the morning. So far, we’ve spotted an Indigo Bunting, Vermilion Flycatcher, Eastern Bluebird, and even the rare Golden Cheeked Warbler!

This is truly a place to get away from it all, and enjoy nature, friends, and family. We do have WiFi though if you need to connect or work.

Feel free to browse our orchard and pick fruit when in season, or select fresh herbs from our herb garden for cooking. We have apple trees, plum trees, a fig tree, pear tree, apricot tree, and peach tree. All of our trees were planted with you in mind. We hope you enjoy our fruit as much as we do! We also have a medicinal herb/tea garden that you are welcome to enjoy.

We are located in the adorable town of Concan, Texas. Our property is conveniently located between Garner State Park and the Third Crossing drop off spot at the Frio river. It’s the perfect place for those glampers who want to enjoy both Garner Park and Concan!

This area is knows for amazing nature and wilderness experiences, from floating the gorgeous Frio River, Hiking Old Baldy at Garner State park, learning more about nature through the guided nature tours at Hill Country Adventures, quietly watching some of the most beautiful and rare birds in texas from your own front yard, or standing in awe as millions of bats fly over your head at the Frio Bat Flight, the Texas Hill Country River Region will not disappoint.

One your drive here, be sure to keep your eyes open for exotic animals! You never know what you might see hanging out by the fence line. This area has one of the largest populations of exotic animals in the country! Once you get into Uvalde County and Real County, you could see anything from Zebras to Buffalo.

The beauty in the area is that undeveloped, rural charm. Unfortunately that rural charm, bings all other aspects of country life.
Cell service is not great, only AT&T cell service works out here (and it runs slow during peak season).
Be sure to bring any groceries that you might need. There are few grocery stores in the area: The Concan General store has basic items that you might need,


We are located on 5 acres right off of 83. Because we are conveniently located directly off the highway, there is a substantial amount of road noise (we do provide white noise machines and ear plugs for our guests).
