The Twelve Oaks Bed & Breakfast is a grand historic home built in 1836 (before the city of Atlanta was established) and is right in the heart of historic Covington with an easy walk to the Covington square with shops and dining and to all of the historic homes and film sites in the historic district. Breakfast at Tiffany’s is a comfortably cozy room on the third floor with a great view of the garden from the antique ladies writing desk in the dormer window (Note: There is not an elevator. If you have trouble with stairs, you may prefer one of our other rooms on the first floor). The gorgeous queen size tiffany blue French antique bed is fit for a queen and thought to date from the late 1700s from France. It has amazing craftsmanship including talented paintings of cherubs and gardens across the headboard and footboard along with carved ormolu.
In the bath you’ll find a tiffany blue slipper claw foot tub with standing shower, where you can soak in Holly Golightly style with a glass of wine and good book. You’ll enjoy the in-room double sink vanity where you can get ready in the morning while enjoying the flat panel TV and remote control fireplace. Indulge in Egyptian cotton sheets, Turkish robes, and fabulous amenities. Then join us for our complimentary Southern Sippin' and Nibblin' hour in the afternoons and for a full home-cooked and locally sourced breakfast in the morning. Turn-down service with chocolate truffles and waters is also included along with free parking and high speed WIFI.

The space
It is not everyday that you can stay in a mansion older than the city of Atlanta or one that has been used in so many movies and tv shows such as Life of the Party (2018 with Melissa McCarthy), In the Heat of the Night, Vampire Diaries, Halloween II, Southern Fried Homicide, Bessie, The Family that Preys, and many more. It also served as the model for its namesake in the filming of Gone with the Wind!

This is a private room and private bath located in a grand historic estate. Breakfast is served in the mornings in the dining room and our Southern Sippin' and Nibblin' hour is served in the afternoons in the parlor. Any rooms that are not booked or private can be explored as the doors are left open. There are lots of places to relax on the porch or in the garden. There is a gazebo by the pool as well.

Other things to note
Check in is from 3pm to 6pm; you'll receive instructions by email approximately 24 hours prior to your arrival that will include easy instructions for arrivals past 6pm. Please note that we are a small property and usually cannot accommodate check-ins prior to 3pm as we are busy getting ready for your arrival. You are welcome to come early and park in the lot and explore the house and grounds and historic district until our check-in desk opens at 3pm.

Breakfast is served between 9:00am and 9:45am in the main dining room. Our Southern Sippin' and Nibblin' Hour is served in the afternoons from 5:00pm until 5:45pm.

Check out is by 11:00am. When checking out, please remember to either leave your key in the room or return it to a staff member. Unreturned keys will incur a replacement charge for the key and keychain of $50 for a modern key or $150 for an antique-type key, which require a specialist and a trip to Atlanta to rekey (we still use them on rooms that we can because our guests love using the antique locks and keys).

Rooms rates are good for up to two people. Additional guests may be accommodated subject to approval and an additional fee of $45 per person per night. We have a 16 person maximum occupancy here at the Inn as set by the City of Covington. This restriction breaks down into 2 people per guest room. We often meet occupancy here especially on weekends and holidays, and will only be able to add a 3rd person to your reservation in the event that we don't anticipate meeting occupancy. Please inquire if you would like to add a 3rd person to your reservation for an additional charge. We usually won't know if we'll be at occupancy until one or two days before. If you would like to ensure all of the guests in your party have a room, then we would recommend renting an additional room.

Please note that since we are a legitimate business, we must collect tax. Sales tax will be due at check-in and consists of 7% sales tax, 8% lodging tax and a $5 per night hotel/motel tax. (There are perks to us being a legitimate business. We are regularly inspected by the health department, we have working smoke detectors and even a fire sprinkler system, we follow all food safety and handling procedures and we have met all code compliance for your safety. If you stay at a place that isn't a legitimate business, you could end up with bed bugs, a host that is a convicted felon or worse! Be wise. :-)
