Welcome to the Wizarding Residence, set on The West Bow which was J K Rowlings Inspiration for Diagon Alley and has had some real wizards live there too!
The apartment is right on The Grassmarket which is in the heart of Edinburghs Old Town and the City Centre.
You can walk to Edinburgh Castle, The Royal Mile, Princes Street and so much more in a matter of minutes.
There are local conveniences and supermarkets all within walking distance as well as bus links to the Airport and Train Sta
The space
Our apartment is truly one of a kind!
The apartment has been well thought out taking inspiration from the Harry Potter books which are based on parts of Edinburgh are were written around the corner in the Elephant House coffee shop.
The Wizard of West Bow once lived in this street in the 1600s, an infamous person in Edinburgh's history who led the town guard and was arrested after accusations of witchcraft!
The Largest room takes inspiration from the grand halls of Hogwarts, with walls covered in antique portrait wallpaper, a grand stag chandelier and some luggage that could be from the Hogwarts Express! There is a full kitchen with dishwasher, washing machine and everything you need to make a proper meal
The bedroom takes inspiration from Hagrid's Hut as well as the whomping willow and forests around Hogwarts. The bed frame is a 4 poster bed made from tree branches with forest wallpaper and modern amenities such as a smart TV. The bed is a UK-sized small double.
The bathroom takes inspiration from Gringotts Bank, with a vault-style door and a floor made of money! There is a large walk-in shower, washbasin and WC.
The hallway has a secret cupboard hidden behind the long mirror for coat storage.
Sofa Bed Use
If you are booking for 3 guests, the sofa bed charge will be automatically included by Airbnb. Just make sure to enter the correct number of guests when booking so we can have the extra linen ready for your stay. Please note, the total price will adjust based on the number of guests.
If you are a group of 2 guests but would like to use the sofa bed, there is an extra charge of £10 per night (minimum £30) to cover the additional linen, laundry, and cleaning. If this applies to you, just let us know when you book so we can prepare everything in advance.
Location
Please keep in mind that this flat is situated right in the heart of Edinburgh, in the Grassmarket area. There may be some unexpected noise at night. Please bear that in mind if you are a light sleeper, thank you

Guests will have access to the entire property. Please note check-in runs from 4 pm to 10 pm. Entry after this time will not be entertained. Check out is at 10 am.
If arriving before 4 pm, please ask about our discount code for Stasher. com. Alternatively, you can store bags at Waverley or the bus station. We are unable to allow bag drops at the moment. Sorry.
While we try to remain flexible when less busy, please be prepared to abide by these times for your stay.

Edinburgh's LEZ comes into effect on June 1st, 2024.
This property is within the LEZ.

Parking charges are applicable 7 days a week within Zones 1 to 4. Please do check rules and pricing before you park. Other areas of the city may offer free on-street parking, however please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred.

- JustPark private driveways => Some Edinburgh residents do rent their driveways when not in use. You can check JustPark . com if interested. They tend to be cheaper than the large commercial parking sites but may not be as secure.
- RingGo => For up to date pricing, please refer to the RingGo app. It will show the nearest available on-street pay and display parking with space availability and pricing. If you register a credit card to the app, there will be no need to search for spare change and you can easily add on time remotely.
WORK HOURS -communication
Evergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours.
After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only.
Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking.
TOILETRIES AND LOO ROLL
Each toilet will be provided with 2 loo rolls - regardless of length of stay and after that, guests are expected to buy their own.
Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle.
TAP WATER
Edinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to.
TRAVEL ADAPTORS
Please bring your own adaptors. These are not provided.

This property has been granted a Secondary Letting Licence and is allowed to operate and accept guests.
