4 Bdrm 3 bath new home with vaulted ceilings, stainless steel appliances and granite countertops. Beautiful sandstone patio and just a mile from downtown Lyons, 15-20 minutes to Boulder. Sleeps 8, 3 bathrooms.

The space

This listing would be an ideal rental for two couples and a few kids or singles- there are three full bathrooms and four bedrooms, (one bedroom has two twin sized beds and our single friends report these to be more comfortable than their beds at home!)

The Master Bedroom has an attached 5 piece private bathroom with soaking tub. One of the bedrooms is a duel office with trundle bed with two single beds. If you are working on your vacation- enjoy the wifi and dual office setup!

There is a 3 night minimum - . If you want to stay for less than 3 nights you will have to pay an increased rate of $500. Pets are negotiable but we are HIGHLY SELECTIVE.

The patio is quite a gem- sunset views, nicely landscaped, grill, outdoor table for 8 and finish of your evening with a hot tub soak under the stars.

Our calendar can be flexible, just send an inquiry and we will see what we can do!

Jump on our cruisers and head to town for dinner and drinks- the free Boulder Bus stops at the end of our street if you want to head that way or head up highway 36 for a 20 minute ride to Estes Park for Rocky Mountain National Park.

Interaction with guests

Because this is our home, we are generally get out of town to make this space available. Therefore, we are not available for interaction but we are on-call for any issues or questions.

This is our home- not a rental property so it will be professionally cleaned when you arrive but not entirely absent of normal stuff (photographs, condiments, plants, etc).

Despite the heat we didn't miss air conditioning. The sleeping accommodations were much better than expected. It was very homelike and comfortable. And the wifi was very fast.

Very nice home with tranquill views. Very conveniently located. We especially enjoyed coffee on the back patio in the mornings and the views of the sunset while in the hot tub in the evenings. Host communicated very well and the entire experience was great!

Beautiful home! plenty of space, amazing kitchen, wonderful hot tub. We had a really fabulous time. It's a very residential neighborhood, and we got shushed for talking on the back porch around midnight - but the setting was just gorgeous.

Our stay at Caitlyn’s house was disappointing and frustrating. Although we enjoyed each other’s company while there (there were 4 couples and 1 child), the problems with the house detracted from our ability to enjoy the surroundings. The owner did partially compensate us for the biggest problems, which included a broken ceiling fan in the family room; no propane for the gas grill; an advertised hot tub that we didn’t find out was out of service until the day of arrival; and bad information about the home’s location which sent us to the wrong address (the hot tub has since been removed from the listing). In addition, the owner was out of town during our stay and did not provide another local contact to help resolve problems in her absence; this caused us to spend some of our time troubleshooting issues rather than just enjoying our stay. One of the biggest problems was the lack of a/c in the house, coupled with the broken ceiling fan, which made the house uncomfortable (85 deg inside) from approx. noon to 10pm each day. And although the patio is nice, it’s also in the full afternoon sun, so that really left no where to go during the heat of the day, and much of the evening, except somewhere other than the house we were renting! We have stayed at several other B&Bs and Airbnb houses in the area during the past 4 yrs, all without a/c, but the houses that needed more cooling at least had small window swamp coolers to cool the common areas. And we never experienced the ‘nice cross draft’ that the owners claimed would happen when we opened up the house in the evening. Other minor problems: 1) not enough TP and paper towels, so we had to run into town the first night to have enough supplies to get us through the weekend. 2) Not enough towels set out for all of the guests, causing us to look through their closets for more towels – not the most comfortable thing to do in someone’s own house. 3) No blanket for the trundle bed. 4) advertised a twin/trundle bed as two twin beds. 5) Not much privacy, and neighbors VERY close by, which didn’t make for the most comfortable setting to enjoy the outside areas, because we had to remember to be quiet and respect the neighbor’s privacy – also very difficult when everyone has every window in the house open trying to circulate some air. The owner even suggested that we perhaps should’ve rented from (SENSITIVE CONTENTS HIDDEN) rather than Airbnb, since the former caters more to vacation rentals, even though her welcome sheet invited us to ‘act like we were on vacation’. Bottom line: despite the close-in location in Lyons, there were too many hassles with this house for us to consider it again; and I suspect that based on our complaints the owner is not interested in renting to us again either.

We rented the house for a week in July/August and had a wonderful experience. The house was very clean with all new appliances and comfortably fit the seven of us. The host was very friendly and responsive, usually getting back to us in less than ten minutes. The patio was a great place to relax and the neighborhood is nice and quite. The house is only about a fifteen minute drive to downtown Boulder. I would definitely stay here again.

Nick and I are outdoor enthusiasts who spend our days out in the mountains with our English Pointer Gus and love to come home to prepare great food and enjoy the mountain view on the patio. We like well organized functional spaces that have character. We enjoy sharing a beer and exchanging ideas on the local scene but we tend toward the quiet side.
