Separate guest access & sole use of large sittingroom, kitchen diner, large double bedroom, mirrored walk-in closet, ensuite shower and bathroom. Sleeps 2 with possibility of 2 more on the double sofa bed (by negotiation). Full central heating, 2 large tvs, unlimited superfast broadband. Well behaved pets welcome. Owner resident above.

The space
This fully equipped Garden Flat forms part of my architect-designed recently built detached house and benefits from all mod cons and is located centrally between Uplands and Sketty Cross yet remains private and peaceful. Singleton Park, Swansea University, Singleton Hospital, the beach and City Centre are all within walking distance, with stunning Gower just a short drive or bus journey away.

The flat is entirely self-contained and serviced soley by me, with extra attention to hygiene at this worrying time. The flat is cleaned with sanitising sprays on the handles, remotes, switches, taps, fittings and surfaces etc. The linen is washed in-house and pressed on a rotary iron at high temperature. Cleaning fluids and soaps etc are all provided. Guests will be asked to bag and tie all their bin waste and strip their own linen into the basket provided, and open the windows prior to their departure. All outside shoes should be left in the entrance hall and swapped for indoor shoes/slippers. The flat will be left empty for a minimum of 6 hours between guests. Please cancel your booking and do not travel if you are feeling unwell. Guests must not total more than two people, and must have travelled here together from the same household, in line with Welsh Government guidlines.

I will only accept one-night bookings to fill space between exisiting longer lets, so won't be taking a one night booking over a Friday/Saturday weekend period for example. The booking options won't let me specify this - sorry to disappoint.

The newly fully refurbished and beautifully presented accommodation provides a totally self-contained, centrally heated and private ground floor flat with south facing windows overlooking the garden. Although presented as a spacious flat for two people, the comfortable sofa bed can provide sleeping space for a further two occasional guests for a supplementary fee payable locally and by prior agreement. This extra fee covers helps cover costs for all the additional linen, bedding, towels, showers etc used by more guests, but is currently unavailable during Covid restrictions. If you plan to stay for several days, you can ask me to forward you a Special Offer discount for a volume discount. The flat is not available as a work-live space in lieu of a short-term business/office rental, but we are happy to welcome visitors who genuinely wish to explore Swansea & Gower, visit offspring at the Uni, the hospital, or for holidays, interviews, appointments etc.

A long tarmac approach driveway and entrance gate lead to ample onsite parking with bright PIR lighting to the front door fitted with a security camera. There is a single low, broad entrance step up to the wide front door and a low threshold bar into the hallway. This wide entrance hall is usually shared with the resident owner, but will not be during Covid restrictions. All the rest of the floors are completely flush, so may be suitable for those with limited mobility.
Guest have sole use of the following:

A locked entrance door to the flat which leads into the large open plan sitting room and kitchen diner with two central heating radiators.

The living area is furnished with a large comfortable sofa with side tables, desk lamp, standard lamp, console table (which opens out to form a large dining table or desk) and 42” wall mounted tv. The dining kitchen area has another radiator and takes up the other half of this area and is equipped with plenty of storage space along with sink and mixer tap, mini oven/grill, microwave, kettle, toaster and fridge with small freezer compartment. There is deliberately no hob to eliminate fire risk, excessive cleaning and smells. Crockery, cutlery and glassware along with the kitchen cleaning essentials plus dish cloth, tea towel and hand towel are all provided. Tea bags, coffee, caffetiere, tea pot, individual UHT milk portions, sugar and a few packets of biscuits are also provided.

The part glazed door off this room leads to the large bedroom with radiator located under the window. This is fully opening and can also provide a ground level emergency exit. A comfortable double bed, two side tables and two bedside lamps face the corner wall mounted 36” Smart tv. There is a blanket box for your luggage and a large sliding mirrored doors walk-in wardrobe with interior light, shelving, hanging rail (some hangers) and shoe rack.

A small lobby area has a desk and local guides and information leaflets. A plug-in PIR security nightlight/torch provides safe low-level night light for safe access to the bathroom. The part glazed door with lock leads to the large en-suite bathroom. A double-sided basin vanity unit provides ample storage with mirror and magnifying mirror above. The shaving socket can also be used to recharge electric toothbrushes. A corner entry shower unit with shallow step up has both large overhead and hand-held options with mains feed water pressure and recessed shelf for easy reach toiletries. A small vintage stool provides seating between the shower and the double-ended bath tub. A heated towel rail and auto extractor keep the room warm and aired. The wc has easy access from all sides and is macerator and pump emptied as the house is cut back into the ground, below mains drains height. Some toiletries, a First Aid Kit and a non-slip shower/bath mat are provided, along with one hand towel and one bath sheet per person.

The flat has just undergone a full renovation, complete with new floors, doors and bathroom. The walls are painted in Farrow & Ball Strong White, ceilings in white, and doors, frames and skirtings are natural wood giving a calm and restful space. The double-glazed windows face south and are fitted with both zebra blinds and curtains to enable a variety of different light levels and privacy. Ceiling spot downlighters are supplemented with mood lighting from a variety of lamps. Individual artwork decorates the walls and surfaces. The central heating boiler and controls are in the owner's accommodation and heating is set for early morning and evening. Individual thermostats on the 5 radiators within the guest flat can be altered to suit. Hot water is continuous. Numerous electrical sockets and outlets are provided throughout the flat and wifi coverage is excellent throughout.

A surge-protected Universal and USB multi socket extension lead is provided along with a hairdryer. 100% Egyptian cotton bed linen, hollow filled microfibre pillows (of variable firmness) and duvet are provided. Cushions and snuggle rugs should give you a home-from-home experience.

All the door frames are high and wide, there are recessed LED spotlights and no dangling light-fittings, so with the bed having no footboard, the flat is suitable and comfortable for tall guests. Once through the front door, there are no internal steps and the shower tray is also shallow access. LGBT welcome.

We can provide an iron and ironing board if you have an important event to prepare for.

A Maxicosi travel cot and John Lewis strap on type high chair can be provided, but cot bed linen must be provided by guests.

Well behaved and well-groomed, clean dogs are welcome, by prior arrangement only. Please bring their own bedding, crate, towels, bowls, food etc and keep them off all furnishings out of respect for other guests. Dogs must never be left alone in the flat unless previously discussed and expressly arranged with the owner e.g. for a hospital visit. You will be liable for any damage done by your pet. Dogs may use the lawn to toilet, but please scoop and bag all waste and seal in the bin provided. A short walk to the extensive parklands (250 acres) of Singleton or smaller Brynmill Park (with a children’s play area, duck pond and kiosk) and onto the beach will give your dog plenty of off-lead exercise.

You will find that a limited supply of the following are provided in the flat for your use:
Tea bags, coffee, sugar, biscuits, ketchup, soya sauce, salt, pepper, kitchen roll, tissues, loo roll, basic first aid kit, hand soaps, bubble bath, washing up liquid, cotton wool cleansing pads, cotton buds, dish cloth, cleaning cloth.

Please note that we do not supply breakfast, milk or food of any kind. The shops locally supply just about anything you might need, with cafes, takeaways and restaurants all available locally.

The gardens are a work in progress, with most of the heavy landscaping completed, so guests can already enjoy use of a swinging hammock and picnic table, lawn and gradually stocked beds. Work is ongoing in both house and gardens, but I try, where possible, to undertake this when guests are out for the day.

Guest access
Guests have sole use of the groundfloor flat. Guests normally share the front door and entrance hall, garden and ample driveway parking with the owner - social distancing will be in place. Bikes may be stored under the balcony, right outside the guest flat bedroom window if required.

Other things to note
Having only owned this property since Dec '17, guests will benefit from a freshly completed and purpose built renovation. I still have a few minor external finishing touches to make to the property and garden such as external steps and planting. I will schedule these outside of guest visits wherever possible, but would notify well in advance if any disturbance is likely. While the guest flat is completely finished, the rest of this property is still a work in progress. I will try to limit noisy jobs upstairs to when I see that you have left for the day. The end product will be worth it!

Having lived in the area over many years, I chose this property for it's perfect location; it is central, very safe and a lovely neighbourhood. Access to everything you could possibly need is really easy and fast. The house is well set back off the A4118, heading East into Swansea City Centre and the Bus and Train Station or West out to Mumbles and Gower. There are supermarkets, takeaways, pubs, cafes, restaurants and every kind of eateries to suit every taste and budget, all within easy walking distance in both Uplands and Sketty Cross and within the Uni and Hospital.

A short walk through the stunning Singleton Park leads past the Botanical Gardens, through rolling parklands into the Ornamental Gardens and onto the Singleton Campus of Swansea University and the Taliesin Theatre, or in to Singleton Hospital, or straight down onto Swansea Bay/Beach and the cycle path direct to Mumbles or the City Centre.

The flat is well located for the winebars and live music venues in Uplands, the theatres, shopping, Liberty Stadium and Welsh National Pool, cinemas and the stunning AONB Gower Peninsular.

I came to study at Swansea Uni over 34 years ago, grew my children on Gower and have now returned to the wonderfully central location of Singleton. I'm a gardener and keen walker with my rescue dog and often foster wonky pups for Many Tears Animal Rescue while they undergo surgery and recovery before they find their forever home. Being a traveller myself, I have enjoyed providing guest accommodation for the last 14 years and have gained lifelong friends in the process.

During your stay
I have lived in the Swansea and Gower area on and off since Undergraduate days. Whilst raising children and renovating houses, I have been hosting guests for 15 years and am equally delighted to either help you with local knowledge or leave you in peace during your stay. I find that being onsite if needed and invisible if not is the perfect solution to hosting successfully. Please just knock on my door off the hallway if you need anything at all. I have several separate entrance doors to my own accommodation upstairs so you hopefully won't be bothered by us.

Access is via prior booking and pre-payment only. I do always hope to be available to meet guests, but just in case, please use the key code sent to you to release the keys from the Key Safe located on site. I will need an acurate daily list of every person in my property, with their names and ages (including pets), to comply with my Insurance and to ensure the safety of every guest during their stay. By booking this property, you are agreeing to this condition.

Movement and sound will trigger the security camera and will notify me of your arrival. I can speak to you through the doorbell if required. Your image will be recorded on a camera which covers the entire frontage.

My resident dog is a Many Tears rescue and previously lived as a street dog. She knows how to meet all dogs beautifully and regularly welcomes and helps socialise the foster dogs who spend time recovering and adjusting with us before finding their own forever home. Many guests don’t even realise they are here as they are quiet, while other guests travelling away from home haved loved having snuggles with dogs who can never get enough attention and plead neglect...just in case you might fall for the act!
