two large floors 3 bedrooms on main floor and 2 on 2nd +we have a separate 6th bedroom suite with a 4th bathroom with jacuzzi balcony approx. 500sq ft

The posted rates are for the 5 bed rooms and 3 bath rooms and upto 8 guests. Sixth bedroom 4th bath room is included when 12 or more guests

We do not Rent to students or Any groups who are looking for a house for a wild noisy party.
We do rent to groups for special events like birthdays anniversaries
Company retreats however the agreed amount of guests is the total number allowed on the property or in the house
We do rent to families and their mature friends.
This means the total number of guests is the same number as the agreed upon amount
Families with small and older children however infants are treated like children and are Not free.
You will need to provide a form of proof of identity of all guests eg names and addresses and phone numbers.
We expect you to leave the house as it was when
you checked in .
6 cars are max allowed as there is no street parKing
We rent 5 of the 6 bedrooms and 3 of the 4 washrooms at the listed rates.
For 10 or less guests.
The 6th bedroom and 4th washroom are included in a rental for 13 or more and at a negotiated price added to the airb pricing as a special offer to smaller groups.

The front of the property is monitored at all times with a!!!!! camera as is the noise level and you will be evicted if you have more guests than you contracted to having and if your behavior affects the quiet enjoyment of the neighborhood.
We can and probably will rent to you if you are under 35 all employed and not all students .
Just tell me more about your ages and what you are coming to Ellicottville to do re for pleasure work or a combo of that.
We want to rent it to your group if you are looking for a place for a longer term rental which we can determine the price based on your numbers.
Our listing is based on 10 or less guests.
We have a handy man on call to ensure everything is perfect .
PS put in the EXACT number of total guests and it will adjust the price for upto the Airb limit of 16 max.
You can have fun just can not disturb the peaceful enjoyment of our neighbours.

We have a min age of 35 for instant booking to rent our house .We don't
Always have it turned on
However 35 ish is just a number if you and your group are younger and mature and responsible etc tell me about your group and we WILL likely make exceptions. Show me proof you have rented

You are contracting to leave the house as you found it
no smoking on the property u can go to sidewalk and dispose of your butts in the garbage cans out side
All garbage must be put in the cans provided
All dishes must be washed and all beds sheets and pillow cases must be stripped and put by the laundry machines
All windows and doors must be locked when you are not at the house and when you check out .
We expect you to treat the house as you would if it was your own.
You are contracting and paying for an agreed number of guests to use the property and amenities you can not invite any one to visit or sleep on air mattresses or our furniture if we have not agreed to this in advance ( We will agree to anything that is legal and makes sense )
Any violations to the contract will result in eviction and you will not be refunded for breaking the agreement
