Perfect for discerning guests requiring premium quality accommodation, the 4-Bedroom 'Cottage' & 1-Bedroom 'Studio' are conveniently located right next to each other & can be included in one booking, giving fantastic accommodation flexibility, with up to 5 Bedrooms & 3 Bathrooms in total.
This gorgeous property has beautiful modern country-cottage styling, is blissfully romantic, private, uncluttered, comfortable and spotlessly clean. The location is fantastic, on the outskirts of Kingscote.

The space
The property is just a couple of minutes stroll from the beach in a quiet little suburb on the outskirts of Kingscote. It is an ideal property for families and friends to base themselves when exploring the Island and it's precisely why we chose this location to buy in. You'll love the lush garden setting, attention to detail, cleanliness, quality, generous 'starter' consumables, professionally laundered linens, supply of beach towels - this is no ordinary holiday rental!

For bookings of up to 8 guests, the 4-Bedroom/2-Bathroom Cottage is included in your booking. For bookings of 9 or more guests, The Studio (5th bedroom & an extra bathroom) is also included in the rate. Please enquire regarding rates if your wish to include The Studio in your booking but have less than 9 guests booking - it's a wonderful option when a few couples are travelling together, with the extra space and bathroom wonderfully convenient.

An indulgent & spacious retreat for two, yet equally suited to families and friends, the Main Cottage is architect designed & hand built, with 4 beautiful bedrooms and 2 large bathrooms. This 4-bedroom cottage is for bookings/tariff of up to 8 guests in standard configuration, or 9-10 if you'd like to use the sofa bed or a simple fold out bed suitable for children.

The Cottage is a fabulous choice for two couples travelling together due to the excellent privacy of each of the downstairs king bedrooms, each with it's own bathroom & located at separate ends of the Cottage.

THE STUDIO:
-located just a few metres away from the main Cottage, The little Studio cottage is tastefully styled, clean, has a comfortable bed and the same good quality linens as the Main Cottage, including beach towels.
-Small ensuite bathroom
-Basic kitchenette with kettle, toaster, microwave and a bar fridge, with table for 2 inside and a table for 2 on the verandah.
-Reverse cycle air conditioning

THE COTTAGE:
Downstairs at The Cottage:
-Undercover parking with direct entry to the house.
-Open plan dining, with table seating 8 (plus 2 at the kitchen bench), fully equipped kitchen including Nespresso Creatista Plus Coffee Machine and 9-place setting dishwasher. The kitchen is extremely well equipped, with good quality appliances.
-Wooden doors open to a beautiful front deck and garden.
-Under Cover Outdoor Dining Setting and BBQ, seats 8.
-Courtyard with additional dining furniture, seats 6, plus extra seating throughout the garden.
-Lounge room with SMART TV, seating for 5 plus ottomans, lovely for relaxing evenings, reading a good book or settling in for a movie. Huge selection of DVD's, board games, puzzles.
-Bedroom 1: King Size Bed with a beautiful sitting area, access to bedroom 4 is via this room. French doors open to the lovely veranda and has a leafy outlook onto the garden.
-Bedroom 2: King Size Bed. If the hallway door is closed, the configuration of the 2nd bathroom and this bedroom creates a ensuite type set up.
-Queen size Sofa bed available for lounge room and/or fold out bed by request for guests requiring additional bedding flexibility.
-2 large bathrooms downstairs, located opposite ends of the Cottage, perfect for privacy. Newly renovated in 2020 with walk in showers (no tub-if you need a bath for children, please consider our other property 'The Villa'),each with hairdryers.
-Inside laundry facilities available, washer, dryer, iron, airer.
-Cot, pram, highchair, stroller, baby linen and toys available by request

Upstairs at The Cottage:
-Bedroom 3: Queen Sized Bed.
-Bedroom 4: Two Single Beds, accessed via bed 1. A basic fold out bed may be added to this room by request which is fine for kids.
-These upstairs bedrooms have lovely internal balconies overlooking the living area with screening for privacy but please consider safety if you have very young children.

Air Conditioned with three new split system reverse cycle systems for your comfort year round.

Professionally laundered, white hotel grade linen included, plenty of white bath towels plus beach towels, tea towels etc. included for your use, so save valuable packing space.

The property is self-contained and as such you will need to bring your own food and personal consumables. We do however provide an excellent, generous 'starter' set of consumables, such as tea/coffee, soaps, detergents, toilet paper, paper towel, food wraps, washing powder etc. which will usually be enough for the entire stay.

Please kindly advise correct guest numbers, including all children and babies, when booking so that we can prepare for your stay appropriately, advise our housekeeper an accurate turnover clean time and charge correctly. Only booked guests to be on the property at any time please - if you would like to have additional visitors, please discuss with us for prior approval, as Airbnb have strict rules regarding maximum numbers on site at any one time and we are committed to following these guidelines.

Children are very warmly welcomed and we look forward to you creating special family memories. We can supply a cot, stroller, highchair, kids DVD / games, toys, beach toys etc all available, just please advise if travelling with children and ages. The property is not however 'child-proof' and good supervision by caring adults is naturally required as it is not fully fenced, has stairs, internal balconies which meet building safety codes but may present a climbing risk for young children, beautiful furnishings & some breakable decorative pieces. If you are unsure as to the suitability of the house, please inquire, we're friendly and happy to assist. No charge for up to 2x infants who have not yet turned one by check out date.

WIFI (unlimited download) is available to use on a complimentary basis. Whilst we don't envisage any issues, please kindly be aware that we cannot this guarantee access or uninterrupted signal without fault during your stay & we may not be available to attend to access issue if they occur.

COVID: We do not do isolation/quarantine stays and are currently only taking booking for local travel (ie coming from SA, and in SA at least 14 days prior to arrival). This will likely change in the future; please enquire.

BOOKINGS NOW OPEN FOR THE FESTIVE SEASON 2020/2021: PLEASE INQUIRE REGARDING RATES, AVAILABLE CHECK IN/OUT DATES AND AVAILABLE CHECK IN/OUT TIMES. The Festive/Summer Season is a fabulous and very popular time to visit, so please book early if you are considering this time period, as virtually all accommodation will book out early, especially larger properties in Kingscote . A minimum 7-night stay applies, Xmas Week check out is typically the 26th December. I look forward to discussing your special stay!

Guests have access to the entire property, with the exception of the garden shed and some locked storage areas/cupboards for our housekeeping supplies.

COVID: We do not do isolation/quarantine stays and are currently only taking booking for local travel (ie coming from SA, and in SA at least 14 days prior to arrival). This will likely change in the future; please enquire.
No smoking inside, no crazy-wild parties or pets allowed. Persons on site must strictly NOT exceed the guests actually booked to stay (i.e you must not invite other visitors who are not pre-booked guests staying at the accommodation).

Kingscote is the main town of Kangaroo Island, with excellent amenities. Brownlow is really an extension of Kingscote, being a sleepy little suburb on the outskirts of town. You can't get a better location that this in our opinion!

During your stay
We will try to meet you on check in, however don't worry if we're not available - there's a key box located on the property for quick and easy self check in. We mostly live in Adelaide on the mainland, but have properties on the Island including farmland at Cassini, so try to visit here as often as possible. Our local housekeeper and gardener are available to assist where required.
