Secluded and 100% private, the Guest House is a 2-story cottage that is attached to the main house through a breezeway. Downstairs are complete living quarters and a full bath, and upstairs is a spacious loft bedroom with two queen beds. Our Guest House has a separate driveway, entrance and HVAC. Meant to look like an addition to the original farmhouse on the property, both were custom built in 2002 and have been featured in The Tennessean newspaper for their unique architecture and design.

KITCHEN
Our open concept kitchen is modern and convenient, and features quartz countertops, a stainless steel double sided sink, and a butcher block countertop. We include a wide array of modern appliances for your use: a full size stainless steel refrigerator, microwave, convection countertop oven, mobile cooktop with a full set of pots and pans, plus kitchen accessories, china plates and metal dinnerware.

At the back of the kitchen, there is a closet that contains various utilities, like a broom, aluminum foil, ziplock bags and other conveniences you likely won’t want to purchase for a short term stay.

DINING ROOM
The downstairs features a separate eat-in dining area with a circular table and seating for five. The two custom art prints in the dining area are signed by local illustrator Joel Anderson, author of the famous Spirit of Nashville poster series (over 1000 original illustrations).

LIVING ROOM
The downstairs television includes DirecTV cable and a DVD player. We have a library of DVD movies in the white armoire. We also offer an extra HDMI cable, in the event that you want to connect another digital device to the television.

I’ve kept my classic solid oak drafting table downstairs. This is a great place to camp out with a laptop, if you want to do a little work while you are watching television.

BATHROOM
The Guest House features a full bathroom downstairs, just off the living room. The bath has a shower (no bath tub), modern single vanity, and floor-to-ceiling linen closet behind the door. We keep the bathroom fully stocked with fresh bath and hand towels and wash cloths.

MASTER BEDROOM
The entire upstairs is a spacious master suite, that features two hotel-quality matching queen beds for your comfort and privacy. In addition, there is a walk in closet that includes hangers, an iron and ironing board, professional stand-up steamer, and extra bedding.

The bedroom includes a second television with AppleTV, so you can watch Netflix or any other “cordless” network you prefer. If you would like the DirectTV cable upstairs, just let us know and we will move it for you before check-in.

Other things to note
SHOPPING
The Berry Farms development, located at I-65 and Peytonsville Road, is a brand new development that includes a Publix grocery store and pharmacy. You will also find a fun collection of restaurants and small boutiques, as well as a small walk-in clinic.

Just north of us is the Cool Springs development, which is one of the largest and most diverse shopping areas in the South. In addition to a beautiful mall (Apple Store, Pottery Barn, Williams Sonoma, etc.), there are literally hundreds of restaurants, boutiques, and salons.

A few 15 minutes to the west is historic downtown Franklin, one of America’s most talked about historic renovations. The Franklin square—complete with a classic roundabout— was a central focus of the Civil War, and is full of remarkable historical Brownstone buildings. In the 1990s, the downtown area (which at the time did not have a storm sewer system) experienced a huge flood that destroyed many of the beautiful historic structures. Through a grant from the federal and state governments, Franklin rebuilt the entire infrastructure of the city—and preserved everything that made us special.

A casual walk through The Square is an experience you do want want to miss. Be sure to check in for lunch or dinner at the famous Puckett’s Grocery, enjoy a cinnamon roll at Merridee’s, do some shabby chic shopping at The Iron Gate, and grab coffee at a very cool Starbucks, tucked into one of the original buildings in the Five Points intersection.

Of course, Nashville is Music City, USA! We won’t spend time here telling you all the things you can see and do in the Nashville area, because we would be here all day. To get to the legendary Music Row and downtown Broadway, just hop on 65 and keep driving north until you get to Nashville. On a good day without traffic issues, you can make it to downtown Nashville in 35 minutes. That said, be aware that this is one of the fastest growing cities in America, so try to avoid driving around town during rush hours.

WEDDINGS
Nashville has become one of the nation’s most popular destination wedding areas, and many of the most popular cites are minutes from the Guest House. Notably, we are just 8.3 miles from Franklin’s Graystone Quarry Event Venue.

MOVIES
One of the key features of historic Franklin is the original movie theatre. The Franklin Cinema sat vacant for years, due to both neglect and the staggering cost of renovations. A huge collection of residents, dignitaries and recording artists got together and raised millions to completely restore the cinema to its original glory. The Franklin Cinema now has both first run and classic movies playing almost every night, and also hosts hundreds of recording artists that normally would never perform in such a small, quaint space.

The state of the art Thoroughbred Cinemas complex is located in Cool Springs, and features 12 screens—including an IMAX theatre and several dine-in theaters with recliners.

PLACES TO EAT
We keep a collection of menus from local restaurants and coffee shops In the kitchen. If you find something fun in the area (new places are popping up all the time) grab a menu and leave it for our next guests!

MISCELLANEOUS
Several of our neighbors have horses. You are welcome to pet them, but they have requested no one feed them for obvious reasons.

For a completely unique experience, check out Arrington Vineyards, just 10 minutes to the east. This fully functioning vineyard hosts concerts on the lawn, many interesting tours, and a great gift shop.

If you keep driving east on 840, ten minutes later you’ll land in Murfreesboro, home of the state’s largest university, Middle Tennessee State University. And in the opposite direction are the quaint communities of Thompson’s Station and Leiper’s Fork.

HOSPITAL
Williamson County Medical Center is located near the I-96 Franklin exit off of I-65, a 10 minute drive from the house.

The Peytonsville community is a unique part of Franklin. Located just east of the Franklin city limits, our little community enjoys all of the benefits of being “in” Franklin, while being free from the traffic and bustle of this fast-growing area. If you look at us on a map, you might think we are a long distance from town; But everyone who books with us remarks at how close they really are to the things that matter.

When you arrive at our development, you will immediately see why the Breezeway Guest House is such a unique Air BnB property. Our neighborhood is a private, non-gated neighborhood with just seven country estate homes. Each family has at least five acres of land, and two have horses. Bordered by long stretches of picturesque horse fencing, our subdivision is heavily wooded with thousands of old growth trees.

There is a slight hill in the middle of our subdivision, and we sit on the west side of that hill. That means, when you are in the top floor of the Guest House, it’s almost like you are in a tree house! We have a small creek that winds it’s way through the development, and it’s not uncommon to have deer stroll through the yard in the early morning.

With just one dead end paved road, the only traffic you see are those who live in the neighborhood. That’s why many locals actually come to our development for private strolls with their kids.

Many of our guests simply love to pour a cup of coffee and curl up with a book and enjoy the experience. But we are just minutes from the booming Cool Springs area, as well as Thompson’s Station, Leiper’s Fork, and of course the famous Franklin Square. We really do have the best of all worlds.

My name is Mike Rapp, the father of a family of five living here in Franklin, Tennessee—one of the most talked about destinations in America. I've lived in Music City since the early '80s, and my wife was born and raised here, and we've been fortunate to have built our dream home in a truly unique, secluded hid away just minutes from Cool Springs. Our property sits on six acres within a heavily-wooded, private 65 acre development that includes just eight homes—so when you're at our place, you are in a setting that is truly second to none. I personally designed our one-of-a-kind home in 2002, a farmhouse/prairie style show house with massive architectural windows, vintage hard wood floors, and a Master Suite that is right out of a magazine. Our unique property includes both a 3700 square foot four bedroom home with a gourmet kitchen, as well as an attached 1000 square foot Guest House that is attached to the house via a breezeway—which is what we offer for rental on AirBnB. We spared no expense to make our property truly second to none—and you'll agree there's literally nothing like it anywhere. Despite the privacy you'll enjoy during your stay, we're still still just nine minutes to the Cool Springs Mall, and just six minutes to a brand new Publix grocery store. If Nashville is on your itinerary, you'll can be on I-840 and I-65 in just five minutes. (I work on Music Row, and it's not uncommon to make it all the way to Nashville in just 40 minutes.) There's hotels going up all over Franklin now, but you'll pay a premium for little more than a room, a bed, and some cold cereal. Stay with us—and enjoy the "real" Franklin that everyone is talking about—for half the price! We promise you'll have a vacation you'll never forget.

We are usually at the main home, but are also available 24/7/365 via our mobile phones—which are posted on the small whiteboard in the house as well as in your check-in instructions via AirBnB.
