You get your own private room which is big, clean and comfortable and is meant to comfortably accommodate two people, and there are three rooms altogether. Every guest gets a key to his room, and is assured total privacy for the time being.
we could be out from home during the day, so it's very important for the organisation to NOTIFY ME about your arrival time, if it's possible at least 1 day prior arrival.
It's a nice and big apartment located near the bridge to Venice island with a short and easy tram drive (only 10 minutes to all the main attractions in Venice!).
It's a really convenient solution for people who want to stay close to Venice without the thought of carrying big and heavy luggage thru old steps and bridges in Venice, and just enjoying their time rested, away from the tourist crowd.

Finding places in Venice by walk with heavy luggage is tough, complicated because of the canals and of the short little streets with similar houses, putted all together in a quite short space.
Could take you half of a day to find it, and the water bus is expensive(7.50 euro in one way!).
Instead, you take a bus from the airport or from the train station and leave everything here, with the bus stop in front of the home with ticket cost of 1.50 E.
You can rest a little bit, take a shower and change your clothes from the long journey, eat something, I can make you a coffee,(if you need: go shopping in the center) and then, you take a short tram(electric bus) drive that will lead you directly to the beginning of your beautiful Venice exploration, rested and light.
Also, we are a short bus ride from the airport, train station and main bus stations. The bridge is the only thing that separates us from Venice historical centre.
We are on the 1. floor of the building and it's accessible with the elevator.
Outside in front of the building near the bell you'll see the bed&breakfast sign. On the bell it's written Rooms BnB(Ferenchak).
5 minutes distance where you also may be interested in supermarkets, shopping centers, Chinese stores and restaurants, Indian food and shops, H&M, Italian food, other stores, etc. To refill the resources before or after a long journey.
BREAKFAST INCLUDED! Free internet Wi-Fi, AIR CONDITIONING, heating, BIG SCREEN TV WITH NETFLIX AND YOU TUBE, BATHROOM ESSENTIALS, FREE USE OF THE KITCHEN, ANY HELP THAT YOU NEED.
On the arrival you immediately get the keys of the apartment and of your room, then you can freely come and go as you wish.
WASHING MACHINE IS NOT AVAILABLE!
Unfortunately we don't have the dryer so it's more a problem of space for the laundry to dry outside.
Near home you have a cheap laundry service where you can wash and dry your clothes for a few euros.
Many useful shops (grocery, supermarket, wine, baker, pharmacy and others) are at 1 minutes from the flat.
Interaction with guests
-IMPORTANT: if I'm not reachable on the phone, may be that I'm working or I'm not in town.
We give guests all information and help needed:
-where to eat, what to see, where to go, where to buy the ticket, where to take the tram, supermarket, etc. etc..
Other things to note
At the arrival, WE MUST make a copy of your documents and will return them immediately ( either passport, identity card or driving license), like they do in every regular hotel, It's because of the city laws regarding taxes. There were not so few situations, where guests weren't comfortable with passing the documents, with the argument, that other BnBs don't practice this.
Many BnBs evade taxes, so they don't take documents. I run my BnB by the book, and this is a part of it.
CITY TAX is the only thing charged separately and it's charged UPON ARRIVAL or before the check out (I prefer at the check in...)
I'll now write you a short definition of city tax:
A hotel's owner, operator, or manager must collect hotel taxes from their guests. For the purposes of the tax, a hotel is considered to be any building in which members of the public rent sleeping accommodations for $15 or more per day.
The tax covers hotels, motels, and bed and breakfasts, as well as condominiums, apartments, and houses rented for less than 30 consecutive days.
It's not much but I still have to pay it...
-Check in time:
From 12 AM to 10 PM.
I could be out from home so it's VERY important to notify me of your arrival time.
The check-out time is 10 AM.
However, you can ask if there is the possibility to leave your luggage for a while if your train or flight departures is late in the afternoon.
(If there are no other guests after you, it's fine to stay in the apartment during the day), IMPORTANT: you have to notify me if you wish to leave luggage or stay after check out time, so I can wait for you when you come back to take the luggage or prepare the room for other guests that may come.
IMPORTANT-At the check in I have to copy your documents. It's a normal procedure in all regular accommodations. I must write you a bill for the time being.
IMPORTANT:City tax is charged separately at the arrival, and it's 2.50 per person per day, even if you all ready payed thru Air bnb.
-i do not make breakfast for you but you have everything you need to make a fully breakfast for yourself.
-After using bathroom or kitchen please leave it clean for other guest that come after you.
-Please look well to not forget anything, because if it's not very expensive, we will not send it back to you. It hapend a lot of times and it's really a burden for me. Hope you understand.
-You can freely smoke on the balcony's.
- Small pets are allowed.
-IMPORTANT: please do not slam or in any other manner make much noise with the doors.
-Please don't steal my towels, it's been happening lately. They are not cheap and it costs me quite a lot of money to replace them.
-Try to be respectful in relation with other guests staying in my bnb and shearing a beautiful experience in the same place.

I work with my good friend and family member Natasha. You can address any questions or issues you have to any of us. It also means that in case l am missing for whatever reason, Natasha will do her best to make you feel welcome (accommodating and organizing breakfast, give all the information needed, etc.)
We love this job and I can assure that we've put all our heart into it and still doing so. Once moved in the apartment was dark and old.. it's been more than three years now since we started, and the apartment looks amazing and it will get better and better every year :)
I'm sure you'll feel really relaxed and welcome with us and in Venice! We'll do our best!!! :)
