NIMI is a 4 bedroom retreat shaped by biophilic brutalism and immersed in greenery. Raw concrete and floor-to-ceiling windows flood the space with natural light, creating a calm atmosphere throughout the day. NIMI is reserved exclusively for your stay, offering privacy & quiet. Each bedroom features an ensuite bathroom, A/C, Smart TV, blackout curtains & resort-quality mattresses. A private marble pool, indoor–outdoor areas, a fully equipped kitchen, and a grill invite slow days & shared meals.
The space
Villa NIMI unfolds as a series of open, connected spaces designed to be lived comfortably by groups, while preserving a strong sense of privacy throughout the house. Indoor and outdoor areas flow naturally into one another, allowing daily life to extend seamlessly toward the pool and garden.
At the center of the villa, the main living and dining areas open directly onto the outdoor spaces. The marble pool becomes a natural gathering point for swimming, sunbathing, or simply enjoying quiet moments throughout the day. An outdoor grill area complements the space, ideal for shared meals and relaxed evenings.
The kitchen is fully equipped and designed to support both everyday cooking and group dining, with generous surfaces and a layout that encourages easy movement and interaction.
The living room offers comfortable seating for conversation, reading, or movie nights. High-speed Wi-Fi is available throughout the villa for guests who wish to stay connected.

The entire villa and all its areas are reserved exclusively for your stay, offering a calm, well-organized space designed to accommodate groups comfortably, without sacrificing privacy or quiet.
Guest access
Guests have exclusive access to the entire villa, including all indoor and outdoor areas, ensuring complete privacy throughout the property. The only exceptions are the housekeeping storage rooms and the pool machinery and technical areas, which remain restricted for operational purposes.
Arrival can be arranged in two ways: guests may choose to be welcomed in person by our concierge team, or opt for a self check-in using a secure access code, which will be shared prior to arrival for a smooth and independent entry.
Street parking is available directly outside the property for guests’ convenience.

Early check-in and late check-out may be available upon request and subject to availability, and may involve an additional charge. A full turnaround time between reservations is generally required to prepare the villa to our standards.
POOL MAINTENANCE
Daily pool maintenance takes place early in the morning, starting at 5:00 AM, and is handled as discreetly as possible so as not to interfere with your stay.
OCCUPANCY & GUEST REGISTRATION
The base rate includes up to 7 guests.
From the 8th guest onward, an additional charge per person, per night applies.
For security and legal purposes, valid identification for all guests must be provided prior to arrival. The number of registered guests must correspond to the reservation.
VISITORS, VENDORS & SECURITY
For the privacy and safety of all guests, external visitors and third-party vendors are strictly prohibited on the property.
Only services arranged and approved through our concierge team are permitted. This policy helps ensure a secure, well-managed environment throughout your stay.
EVENTS, PARTIES & NOISE
Villa NIMI is a quiet, residential retreat.
Parties, events, or gatherings of any kind are not permitted.
SMOKE POLICY
Smoking or vaping is not allowed inside the house.
Smoking is permitted outdoors only, in designated garden areas.
If evidence of smoking or vaping is found inside the villa, a $250 USD fee will be charged.
POOL & PERSONAL SAFETY
There is no lifeguard on duty at the property.
Use of the pool and all outdoor areas is entirely at guests’ own risk, and guests are responsible for their own safety and that of any children or accompanying persons at all times.
NATURAL ENVIRONMENT
The villa is located within the Mayan jungle and is surrounded by a rich natural ecosystem. In addition to mosquitoes, local wildlife and insects are part of the environment. While this is part of the area’s character, we recommend coming prepared with insect repellent and maintaining doors and windows properly closed when using air conditioning.
INTERNET & UTILITIES
We provide the best available internet service in Tulum; however, connectivity in the area may occasionally be unstable compared to major cities. While we will always assist in addressing any issues, interruptions are beyond our control and do not qualify for refunds.
Electricity is supplied by CFE. Power outages are uncommon but may occur without prior notice. Should this happen, we will report the issue promptly; however, we cannot offer refunds for interruptions related to public utilities, as they are outside our responsibility.
