Meadow View is a lovely, refurbished Grade 2 listed former agricultural workers cottage situated in a super position in the village of Earl Soham & the heart of the glorious Suffolk countryside - enjoying wonderful views over meadowland & undulating farmland.

Within walking distance of Earl Soham's famous Victoria Pub & the fabulous Hutton's Butchers and deli. Also a short drive to Suffolk Heritage Coast.

Ideal for long summer stays or short winter breaks.

Sleeps up to 5 people.

The space
Meadow View is a Superhost self catering Grade 2 listed 18th Century former agricultural workers cottage.

This is a delightful 3 bedroom cottage that sleeps up to 5 people. We can also accept one well behaved adult dog - but not upstairs or on furniture.

Internally, there are exposed timbers throughout some of the rooms and an attractive brick fireplace with multi-fuel stove in the sitting room. As well as the sitting room, there is a modern spacious kitchen/dining room. The modern Wren kitchen is newly installed with built in appliances and granite worktops.

Off the dining room is a 'retro' Crittall lean-to conservatory/sun room which is a great place to relax with a drink. From here you can enjoy countryside views and watch wildlife in the adjoining meadow. The sunsets over the garden can be amazing. (See photo’s).

On the first floor are two double bedrooms plus a single bedroom as well as a modern bathroom with shower heated by a combo-biker. Bed 1 has a king size double bed. Bed 2 has two single beds which can be linked together as a king size double on request. Bed 3 contains one single bed.

A high chair and travel cot, if available, may be provided if requested at time of booking.

Outside:

There is a private, pretty lawned garden to the front and a large rear garden laid mainly to lawn with lovely views over undulating meadows and farmland. The rear garden has a parasol, table and chairs to enjoy al fresco dining or a glass of wine on warmer days.

There is one designated private parking space to the rear of the cottage (plus visitor parking on a first come basis).

Perfect for enjoying the countryside or visiting the nearby Heritage Coast including the lovely seaside towns of Aldeburgh, Dunwich & Southwold. Suffolk is a haven for birdwatchers and cyclists alike. Lovely countryside walks can be found on the doorstep.

There are several great pubs nearby offering good food including The Victoria located in the village.

We are also around 30 minutes from the world famous Snape Maltings - one of the world's leading centres of music and a visitor attraction of outstanding national beauty.

For birdwatchers RSPB Minsmere is also well worth a visit.

Guest access
Guests will have access to the entire property.

Other things to note
Please note this is a charming old cottage. It has limited headroom in places - particularly the doors leading to the bedrooms and bathroom. Mind your heads! There are also steps to be aware of. The gardens are not fully enclosed so if you bring a dog, you will need to keep a close eye on him/her.

Whilst the cottage has broadband connection, please remember this is the Suffolk countryside so it may not be as fast as you are used to - particularly if you are using several devices at the same time!

There is a guide book at the cottage which highlights some of the best places to eat and visit in the area.

Smoking is not allowed in any part of the cottage - including the conservatory.

The cottage has one designated parking space. If you plan to bring more than one car, please let us know in advance so we can make suitable arrangements for you.

Location

Earl Soham, SUFFOLK, United Kingdom

Earl Soham is a beautiful and traditional village lying in the heart of Suffolk’s gently undulating countryside. This ancient settlement is sited around a Roman road and derives its name from Soham, meaning hamlet or homestead by water and Earl which is a reference to the Bigod family, earls of Norfolk to whom the village once belonged. There are many interesting period houses and cottages in the village reflecting its long history and, in order to maintain the traditional look, much of the village has been designated a Conservation Area.

The village itself has retained a lot of its charm due to its history with most of the houses and buildings being listed in the 1960s. It has won Britain’s ‘Best Kept Village’ and was a finalist in Country Life’s ‘Best British Village’.

In addition to the Grade 1 listed 13th century church, there is an active village hall, tennis club, bowls club, country pub, and also Mr Hutton’s delicatessen and butchers store (noted in Country Life as a treasure!). There is also a doctors surgery and veterinary practice. The (dog friendly) Victoria Public House, which also has its own micro brewery, is in the village and serves great food.

The village is located 3 miles from the market town of Framlingham (home to Ed Sheeran's 'Castle on the Hill') and a 25 minute drive from the Suffolk Heritage coastal resorts of Aldeburgh and Thorpeness. Ed Sheeran lives in the neighbouring village of Dennington so you may also get the chance to do some celeb spotting!

Within a couple of miles is Kingfishers Golf Club in the lovely village Cretingham which is also home to the (also dog friendly) Cretingham Bell public house.

The county town of Ipswich lies some 14 miles to the south and provides regular main line rail services to London’s Liverpool Street station, taking just over one hour. The A14 is accessible some 12 miles to the west and provides a dual carriageway link to Cambridge and the Midlands, as well as to London via the A12.

The cottage is less than 10 minutes from popular local wedding venues Tannington Hall, Kenton Hall and Crows Hall.

I live in Ipswich with my wife Sue, our son Will and black Lab Sid. I work for a property company based in London and my wife is an interior designer. We don't use a letting agent, preferring to manage both of our cottage ourselves. We work very hard to make guests feel very welcome to ensure they have as enjoyable a stay as possible. We love Suffolk and can make lots of personal recommendations of things to do and places to visit so you can make the most of your time here.
