This beautiful cottage is a haven of peace, set in the Brecks in the heart of East Anglia, perfectly situated for exploring both Norfolk and Suffolk. Just an hour to Southwold, Holkham, or Cambridge with Snetterton Race Track five miles away. Easy access to Norwich, Bury St Edmunds and Ipswich. Beautifully designed and furnished, Swan Cottage sleeps two; has private parking, an outside terrace, BBQ, hot tub, access to an indoor heated pool and close to lots of countryside and woodland walks.

The space
This beautifully converted old laundry, set in the grounds of Hill House, provides a luxury detached cottage with everything you need for a wonderful holiday. Designed to create a relaxing cosy atmosphere with spacious living flooded with natural light.

The price is fully inclusive and includes the following benefits:
- A nice bottle of wine in the fridge for you to enjoy, along with locally made crisps.
- On arrival you will find a welcome pack which includes tea, coffee, sugar, milk pods, a bottle of wine and a bag of locally made crisps.
- Access to private hot within the grounds of Swan Cottage (on the terrace, just in front of the cottage) for use ONLY by Swan Cottage guests. You will be able to relax in this fantastic hot tub during your stay with a glass of wine without any disruptions.
- An hour, per day swimming slot - to be organised and booked through myself, Mary.
- Beautiful linen, soft, comfortable robes, swimming and bathroom towels are all provided.

The pool is available for your enjoyment for a one hour slot, per day, and is included in the listing price. Should you wish to use the pool, please ensure you book your slot with the owners upon arrival.

The bedroom, is furnished with a king-size bed and is further enhanced with soft lighting and storage. The luxury modern bathroom is a real highlight – with a bath and shower, robes, huge fluffy towels and Plum and Ashby's soaps and creams.

The spacious kitchen, dining, sitting area is fully equipped with everything you could possibly want – a real home from home (and if there is something you need that’s not there, we will endeavour to provide it). The sitting room provides a comfy sofa for whiling away the hours reading or watching DVD’s. The underfloor heating keeps the living area cosy in the winter months. Equipped with WIFI and a Bluetooth speaker.
DVD’s, books and magazines are available, but need to be requested.

The exclusive outside terrace is the perfect place for a hearty al fresco supper by candlelight after a long day exploring. On the terrace you will find a BBQ and table & chairs, a pair of Adirondack comfortable wooden chairs and the hot tub.
Whether you spend the day sightseeing, walking the coastal paths or in the magical woodland nearby, there's no better way to end the day than with a glass of wine outside, looking at the stars, or just chilling in the hot tub.
Picnic chairs, plates and a cool bag are available, but need to be requested.

Think Brecks and you shouldn’t just conjure up its stunning countryside of heath, forest and farmland; but also you should appreciate the sheer pleasure of its high quality food and drink that comes from that diverse landscape larder. The Brecks has green pastures, arable land, forestry and river ways that provide the origins for an amazing range of wonderful foods - fresh fish, meats from traditional breeds of livestock such as Redpoll cattle and Norfolk Horn sheep, and most significantly, its bountiful game.
Enjoy the wide range of distinctive dairy products - cheeses from local milk, cream, yogurts and ice-cream. You can choose from a range of local drinks - ales, cider, whisky, special fruit juices and wines.

There are many producers, who inspired by local ingredients, have set up successful businesses. You’ll find these delicious local products widely available through well-stocked farm shops, farmers’ markets and local specialist shops in many of the towns and villages. Many restaurants and pubs all boast of the high quality of their food – and it’s all local.

Whilst staying in the Brecks, you are also beautifully positioned to visit other parts of East Anglia; here at East Harling you are just over an hour from Suffolk’s coastline, or the North Norfolk coast, Sandringham or Cambridge. You can potter around the ancient town of Bury St Edmunds, or be inspired by award winning Peter Beales Roses and their wonderful gardens. Enjoy a long lunch at Wyken Vineyard, book a day at Centre Parc’s Spa, or just take time walking through the fascinating countryside.

The owners live nearby and will welcome you on arrival and are on hand to answer any questions you may have, other than that you are fully independent. We sometimes meet in the drive and catch up on guests’ adventures and our dogs might bark to say hello, but will be delighted to meet you!!
