10 mins walk to Roundhay Park, 5 mins to Street Lane amenities and regular bus routes into Leeds city centre.

Dedicated access is via a bi-fold door onto a large patio/garden beyond that guests are welcome to use.

The space
The space is a new conversion of the lower ground floor of our detached residential home. It was designed specifically to be a self contained flat for any guests who come to visit us, comprising a large open plan kitchen/living area and a separate guest suite including a sizable bedroom and integrated bathroom.

The kitchen is of a very high standard including gas hob, integrated oven/microwave, double sink, stone worktops, kettle, toaster, fridge/freezer and separate wine cooler. There will be cutlery/crockery/glasses/mugs/pots and pans/kitchen utensils/basic cooking essentials e.t.c provided for you to use. Tea, coffee and milk will also be provided free of charge.

The living area includes a large L shaped leather sofa and an integrated cushioned bench forming a communal seating area in a round for gatherings. There is also a fold away dining table with four chairs for your use.

The bathroom includes a thermostatic walk in shower, toilet, basin, heated towel rail and illuminated mirror. Please note the bathroom is integrated as part of the bedroom suite - there is a lockable door separating the suite from the living area but there is not a door separating the bathroom area from the bedroom area (see pictures).

The flat has underfloor heating throughout and this can be set at the desired temperature that you are wanting ahead of your stay.

Sleeping arrangements comprise a King sized bed in the main bedroom area. The room also includes a chest of drawers, clothes hanger, two bedside cabinets, a full length mirror and a chair. We envisage that the flat will primarily appeal to couples (potentially travelling with children), however it would also be possible to sleep up to two additional adults comfortably if the extra capacity is needed. We can additionally provide two double air mattresses (for guest 3 and 4) and bedding to accommodate these extra people if required. We wanted to stress however that if you wanted to be separate from the people in the bedroom this would need to be in the living area and the bi fold doors (pictured) do not have blinds fitted so it will get light in that room fairly early in the morning during the summer months. Also please note that as the flat is ideally aimed at two people there will be an additional charge per night of £15 for each extra guest beyond the 2nd to cover the extra cost preparing the additional bedding/clean up afterwards.

A cot can additionally be provided if this is required for infants.

There is dedicated external access provided via a bi-fold door that opens into a large patio area/enclosed back garden beyond. Guests are able to use the patio/garden if they would like to, but there may be times when our 2 children are also out playing (with a parent!) during the daytime on the grassed and play area of the garden. During your stay, however we will not use the patio area so you may have exclusive use of this.
Note that the bi-fold includes a slave door so it can be opened and locked very easily from inside or out as a standard door - you do not have to extend all the bi-folds leaves to get in or out of the flat (unless of course you want to on a sunny day)! Note that there is also a door in the living area to provide access to the rest of the property, but this will be locked for the duration of your stay for your privacy.

The space includes the use of a high specification home cinema including a 109 inch cinema screen (automatically recessed away in the ceiling when not in use), 4K projector, 7.2.2 surround sound setup, full SkyQ package (including full movies/boxsets/Sky Sports/BT Sports/Sky Originals/Netflix/all channels/catch up TV/UHD content e.t.c), ultra high-speed wifi throughout the flat, X Box One X and CD player with extensive content provided. We are more than happy for people to use this kit (instructions will be provided if you want to or alternatively we can help in person) or equally it can all be ignored if it isn't your thing as it is all housed neatly away on unobtrusive dedicated shelving out of reach of the little ones.

There are wireless speakers throughout the flat in all rooms that you can stream your music to via Bluetooth from your own devices if you so wish. Dimmer switches are also in place to control the desired lighting levels.

Off street parking is provided free of charge on the property and you can park right up next to the entrance of the flat for your convenience loading/unloading the car.

Roundhay is a lovely leafy residential suburb in the North East of Leeds (approximately 5 miles from Leeds city centre). Our place is on a quiet tree lined street with a nice little playground a couple of minutes walk away called The Bumps, so ideal for families.

Roundhay is most famous for it's wonderful park (one of the largest city parks in Europe) and is less than 10 min walk away from the flat. It boasts two lakes, various woodland trails, a boathouse cafe, a mansion restaurant, ice cream outlets, multiple playgrounds, sports fields, various speciality gardens, a skate park, outside gym equipment, tennis courts, even a small art gallery and a tourist attraction called Tropical World (a great place for kids or for anyone on a rainy day given the warmth in the place).

The local amenities are fantastic and there are many bars/pubs/cafes/restaurants/shops - most of which are concentrated on Street Lane (approximately 5 minutes walk away from the property). There is also a golf course just a few minutes walk away from us set just off the park. In terms of local recommendations, if you are after some excellent Italian food the nearby San Carlo Flying Pizza is a bit of a Leeds institution and is well worth a visit.

We are also very well positioned for easy trips into Leeds city centre and all the fantastic attractions/shopping/dining/drinking/sporting/nightlife experiences that the city has to offer.

During your stay

My partner and I live in the upper floors of the house together with our two young children - there is however some soundproofing separating us so we should not hear too much of each other during your stay! But please be mindful that this is a family home, so there will generally be some noise coming from us upstairs during the day but very little in the evenings.

We will therefore be on hand to offer any assistance that we can in person during your visit to make sure you are comfortable and have everything you need - local recommendations, lending books out e.t.c. But equally there is no requirement for you to interact with us at all if you do not wish to, as the key can be collected externally and then dropped off if you would prefer this approach.

Although there is not a washing machine or dryer in the flat directly, if you need to use these services we can certainly let you use the ones in the main house if required (for a small charge to cover costs). We can collect and return it at a convenient time.

We are thinking that this flat will likely appeal to couples travelling with children, so we would be more than happy to provide children's toys/other kids paraphernalia if that is of use to any of our guests (as we have loads dotted around the house/garden for both boys and girls).

Also it is worth noting that we do have two pet cats who live with us. They will not have access to the flat (and aren't even allowed down there when we are using the space ourselves) but you might see them about in the garden. They are very friendly howev
