Collaton Farm is steeped in history being set on the site of an ancient settlement which was once the home of the Pomeroy Family.
The Linhay is a converted agricultural building. It has been refurbished to include green & energy saving features.
The property is light and airy and the decor is modern and comfortable throughout .
2 acres of private countryside land is available to use and explore.
In the Parish of the riverside villages of Newton Ferrers and Noss Mayo.

The space
The Linhay is accessed by climbing the original stone steps at the back of the property to enter on the upper level. It can also be entered on the ground floor if desired.

The reverse accommodation provides a double bedroom and tiled shower room on the lower level. On the upper level is the airy exposed beamed living room and a separate kitchen.

The kitchen includes an integral dishwasher, fridge, electric oven, ceramic hob and microwave.

A utility room with washing machine is available to use and accessed from the courtyard of Collaton Farmhouse a short distance from The Linhay, with a clothes horse or garden rotary line for drying.

The living room provides a 3 seater/double sofa bed, a dining area for 4 people and includes a Television with Freesat. WiFi is provided.

I supply a complimentary amount of tea, coffee, sugar, herbs, olive oil, kitchen and toilet rolls, cleaning products, dishwasher and washing machine detergents.

Re: Current health concerns. In addition to thoroughly cleaning The Linhay and sanitising surfaces, cooking appliances, TV remote, furniture handles, door handles and light switches. I am organising that the property also receives an Antiviral ULV Fogging, a service that sterilises the entire space. This is all to provide additional protection for all guests and allowing for additional safety in avoiding possible contamination.

Guest access
The Linhay has a garden at the rear for your sole use and there is also direct access to 2 additional acres of wooded meadow which you are free to access and explore or use for games & picnics. There is an outdoor dining/BBQ area in the Meadow also. Please be aware that the land can be uneven in places (rabbits and other animals dig holes!).

Other things to note
A well mannered Dog is welcome, The Linhay has a fenced garden area. There are three other dogs around Collaton Farm all of whom are good natured.

The Linhay at Collaton Farm is set in the Parish of Newton Ferrers and Noss Mayo, villages, a mile away, that enjoy a delightful riverside setting on the wooded slopes of the River Yealm Estuary. This sheltered, deep water harbour, popular with yachtsmen, lies within the beautiful valley in the unspoilt South Hams countryside, an area of outstanding beauty.
The villages share a number of facilities including a post office, pharmacy, traditional butcher, co-operative store, tea room and 3 public houses which provide excellent dining.
The towns of Modbury, Dartington and Totnes, beaches at Bigbury on Sea with Burgh Island and Mothercombe are all close as well as numerous other regional beauty spots including the Salcombe Coast and Dartmoor National Park. The nearby waterfront City of Plymouth provides the National Marine Aquarium, The Barbican, Saltram House and Plymouth Hoe amongst its' attractions.
