>> CLEANING PROTOCOL: Every owner of a property listed with Bolthole Retreats has undertaken to implement a series of additional cleaning measures in order to minimise the risk of infection between stays. Housekeepers have been instructed to follow a 30-point guide which involves cleaning first to remove germs and other impurities, and then disinfecting to kills germs with chemicals while wearing disposable gloves and facemasks. All laundry will be washed using a bleach or other disinfectant-based laundry detergent containing active oxygen bleach at a temperature of at least 60 degrees. At least one pot of hand sanitiser, and for the larger properties 2 or 3 pots, will be provided. Implementing these measures will necessarily result in an increase in the time taken to undertake a clean. Therefore, we ask that guests respect the advertised check-in and check-out times, and we will regrettably be unable to agree to any exceptions.

THE SPACE>> INTRODUCTION

Set within the owner’s 230-acre arable farm, the five outstanding properties that comprise Avon Farm Estate are decorated to a high standard, and each boasts a large open plan living area (except for the cute and compact Shepherd’s Hut!) There are goats and chickens on the farm, so if you are up early enough, you can help yourself to some fresh eggs or wander around the stables.

Once you have settled into your Avon Farm holiday cottage you can decide what you want to do, probably a mix of relaxing in your comfortable space and testing out the hot tub, enjoying the flora and fauna surrounding the farm and just soaking up the atmosphere. However, if you wish to explore you can walk around the estate and stroll along the Avon River to the local public house on the riverbank, or for the more active, you can hire a bicycle from Clive and Serena (pre-booking required) head down the cycle path, which was once the old train track, to either Bath or Bristol – only 2 minutes from your accommodation, how green is that? Both cities are full of interesting places to visit and activities for all ages!

Inside, Tythe Barn is a beautifully furnished and designed to provide guests with the most comfortable and luxurious experience possible. Stylish, exposed stone-walls, wooden beams, a cosy wood burner, big windows and skylights offering beautiful views and plenty of light, as well as comfy beds, rain showers, a Panasonic flat-screen TV with Xbox 360, and not to mention the wonderful outdoor space complete with private hot tub. Whether you’re looking to just unpack your bags and relax in your surroundings, or for a base to explore the diverse neighbouring cities or beautiful countryside, Tythe Barn makes for a luxurious and spacious holiday home with a difference.

Guests staying at Avon Farm have access to the 230 acres of land, which includes the River Avon, where you can do a spot of fishing (a licence is required). Take a walk through the farmland and you reach the local pub, which is situated on the bank of the river less than 1 mile away. The farm is also 2 minutes away from the Bristol and Bath cycle track, perfect for cyclists and walkers, and the property is close to Saltford Sailing Club. Surrounded by open countryside, Saltford is also known for its history and has a conservation area, with a restored brass mill (dating to 1720), an old manor house and a church with a Saxon tower. Just 6 miles away is the vibrant heritage city of Bath, which boasts the famous Roman baths, Thermae Bath spa, and the famous Royal Crescent, which is one of Bath’s most iconic landmarks. There are also several National Trust areas nearby, including Dyrham Park and Stourhead House.

Avon Farm rules: respect the 10mph limit around the farm; keep to the 20mph limit on Avon Lane; no outside noise after 10pm; no hot tub use after 8pm; and lastly, please notify the owners if any outside services have been booked (e.g. a chef or supermarket delivery). When ordering a supermarket delivery choose Avon Farm on the drop-down address menu, and clearly write THE TYTHE BARN in the delivery instructions. No additional day guests, or overnight guests are allowed unless previously agreed with the owners. Please note, no music systems are allowed outside as they cause a nuisance to other guests on the farm.

Ground Floor

Kitchen-Living-Dining Area
Step through the front door of Tythe Barn and you’ll find yourself in the wonderfully spacious, open-plan kitchen-living-dining area that comprises the majority of the ground floor. Stylishly furnished with plenty of light and lofty, beamed ceilings, it makes for the perfect communal space for a big group or family. The Kitchen is fully-equipped and immaculately designed, featuring a central island surrounded by workspace and multiple appliances. Featuring a fan oven, electric hob, American Style fridge/freezer + additional fridge, 4 slot toaster, kettle, Nespresso coffee machine, microwave, dishwasher and washer/dryer, the barn is also brimming with every type of glass, crockery and utensil you could need – just take a look at the wooden kitchen dresser!

The living/dining area boasts a wonderfully high, beamed ceiling, overlooked by the mezzanine corridor leading to the bedrooms above. Featuring plenty of seating including 4 large sofas, a wall-mounted flat screen Panasonic TV with Xbox 360, a cabinet with plenty of boardgames, a Sony iPod dock and speakers, various books, a traditional wood burner and dining table with chairs and a bench to seat up to 8-9 guests (trestle tables + extra chairs stored in the cupboard next to the downstairs bathroom) – there’s plenty to keep you entertained and a perfect space for getting together!

Bedroom Three
A spacious twin bedroom, featuring two single beds and a comfortable sofa that can also be transformed into a double sofa bed. Bedroom 3 also benefits from its own flat screen TV and generous storage area, offering guests plenty of hanging and drawer space in large fitted wardrobes. The bedroom is located on the ground floor and includes a door that leads to the courtyard.

Opposite Bedroom 3 you will find a storage cupboard containing the iron + ironing board, trestle tables and spare chairs and the fuse box.

Upstairs
Head across the mezzanine-style corridor to the mezzanine space. With two reclining chair beds, this space is perfect for relaxing with a book and admiring the farmyard and countryside views, or alternatively they can be converted into beds, creating a sleeping space for two guests. There are also two small tables and lamps.

Bedroom Two
A large bedroom that can sleep up to 4 guests, featuring a double bed and 2 single beds. Sleekly furnished with exposed stone walls and beams, two wardrobes, an ornate full-length mirror and two dressing tables.

En-Suite Shower Room

Enjoying the Farm and its Facilities

One of the biggest benefits about staying on a farm is there’s loads to see and do without even leaving the site, it’s great for families, friends and couples alike!

Avon Farm Cottages have secured fishing rights for their stretch of the river, just a short walk from the holiday cottages. Guests are welcome to fish in the river, own equipment and licence required.

Bicycles are available to hire from Clive and Serena.

Please help yourselves to chicken eggs.  The chickens are beyond the car park through the opening onto the fields

Not far from the chickens is a family of goats.  They like being fed vegetables, fruit, even bananas!

Walk past the past the goats, follow the path down to the river and take a riverside walk either way along the public foot paths.

The horses do not belong to the farm and are looked after by their owners who come daily to see them.  Please do not feed the horses, but they are always happy for a stroke on the nose and a hello.

Next to the chickens is the poly tunnel, and when there is fresh produce, you’ll find some in your welcome pack, and can refill this when there is plenty. Feeling green fingered?  The grounds of the farm are always in need to something, so feel free to help us keep the farm looking lovely.  Whether that be a bit of weeding, dead heading, or just advice, we will welcome any help!

All around this field are many blackberry bushes, please help yourselves when they are ripe.

There are other tenants on the farm that either live with us in the converted barns, or just let a stable and field.  They are all very nice, and always happy to answer any questions!

Local amenities

Saltford is a vibrant community of more than 4,000 residents situated on the A4 between Keynsham and Bath, alongside the River Avon and the Bath-Bristol cycle-path. Its location makes Saltford the perfect hub for activities in the Avon Valley. The village is surrounded by open countryside, with lanes, riverside walks and lovely views across the Avon Valley.

Saltford is widely known for its history, with the ‘old village’ lying within a Conservation Area and including St Mary’s Church (over 1,000 years old with a Saxon tower); Saltford Manor House, a Grade II listed building estimated to date to the Norman era and thought to be the oldest continuously occupied private house in England; and the restored Ancient Brass Mill (1720), which is a gem of industrial heritage.

At its heyday, the Brass Mill was at the cutting edge of technological and economic development. Today Saltford is a thriving community of over 200 successful businesses, many run as work-from-home enterprises. Saltford is also known for its wealth of activities and community involvement, all centred on the Saltford Community Association.

There is a thriving Saltford Environment Group and Saltford has been awarded Fairtrade Village Status. Saltford Golf Club has hosted the prestigious English Ladies Open Tournament and Saltford Lawn Tennis Club is a friendly, welcoming club where non-members are invited to play.

The biennial Saltford Festival in June showcases all that is best about Saltford, including music, dance, poetry, drama, comedy, exhibitions, talks, guided walks, competitions, and, of course, food and drink.

The Crown in Saltford has great reviews for food, friendly staff and relaxed atmosphere, it also does the perfect gin and tonic. (1 mile from Avon Farm opposite the bus stop to Bristol and Bath)

The Riverside Inn is 1 mile away, great location on the banks of the River Avon. The Shallows, Saltford, Bristol BS31 3EZ. (1mile)

The Jolly Sailor has views of the River Avon and canal lock, with live music at the weekends. (1 mile)

The Thai Cafe – not a public house, but an extremely tasty, efficiently run Thai café with great reviews about their tasty food. Alternatively order a takeaway. (0.9miles/5mins drive)

It does not operate on 25th/26th December; 1st January; or Easter Sunday.

Local shops and bus stops to Bath and Bristol can be found on the A4/main road.
