A charming guest cottage nestled in the heart of Bucks County's countryside. CONTINENTAL BREAKFAST INCLUDED.
Close to many picturesque river towns, including New Hope, Frenchtown and Lambertville. A perfect place to relax, recharge and rejuvenate.

The space
Our 700 sq. foot guest cottage can comfortably accommodate 2 adults. It’s perfectly situated between the Delaware River and Delaware Canal.
You’ll get country views from every window with no visual distraction from other homes, aside from the main residence (which you can barely see when inside cottage).

Included is your own private parking area and private (fenced) backyard. You’ll also have access to the side yard, where your car will be parked. To protect your privacy, we won't wander around on that side of the property during your stay.

You may hear us and our dogs in the main residence at times, however, we always strive to be as quiet as possible when guests are here.

**** Note: The steps leading to the bedroom may feel a bit steep to those with knee injuries or age-related issues.

A few highlights...

- private entrance
- private 2-car parking
- private fenced-in backyard
- gas grill for BBQ
- outdoor dining area
- fire pit (+1 night of firewood)
- fully equipped eat-in kitchen
- microwave, coffee maker, toaster
- refrigerator (water & ice machine)
- washer and dryer in cottage
- all towels, sheets, linens included
- flatscreen television
- wifi access
- 3-5 minute walk to canal path
- 10-15 minute walk to river & lake

The cottage kitchen is always stocked with items to make a basic breakfast, including:

- orange juice
- frozen fruit (for smoothies)
- yogurt (dairy or plantbased)
- granola
- oatmeal
- cereal (kashi & kind brands)
- milk (dairy or plantbased)
- butter (dairy or plantbased)

You will also find:
- coffee (organic & decaf options)
- tea (loose leaf and packaged)
- a variety of sweeteners
- a variety of creamers

NOTE: Please let us know if you have any dietary restrictions or preferences (ex: gluten free, no dairy, nut allergy, vegan, keto, kosher, etc) so we can stock your breakfast items according to your needs.

There’s also an option to have fresh bagels and cream cheese (dairy or plantbased) waiting on your doorstep the morning after your ‘first night’ stay. *Sorry no gluten free options available.

To receive this complimentary service, just place the canvas bag outside on the door handle before you go to sleep on your first night. This lets me know that you’d like fresh bagels delivered to your door in the morning (approximately 8:30).

*NOTE: if you’d like them delivered a bit earlier or later, let me know through the Airbnb Messenger (bagel delivery is available anytime between 8:00 and 10:00am).

*During winter months, if waiting outside too long, bagels start to freeze and get hard. To insure you receive your bagels ‘fresh and warm’ let us know best time for delivery.

Where you’ll be

Upper Black Eddy, Pennsylvania, United States

Our property is adjacent to the 'Giving Pond' which sits on a 150-acre preserved section of the Delaware Canal State Park. Its a great place to fish, kayak, picnic or just relax by the lake. Its home to a variety of frogs and turtles, and is known to be a popular destination for birdwatchers.

If you enjoy long walks (2.5 miles), the canal path will lead you to the Homestead Cafe & Roastery, where you can enjoy coffee, breakfast or lunch while sitting outside watching the ducks swim along the canal.

You can also take the canal path to Ulherstown Road and cross the bridge that delivers you into the quaint village of Frenchtown. Once you arrive, the Delaware river will provide a captivating backdrop as you spend the day exploring art galleries, gift shops, restaurants and cafes.

We're within 20 minutes of Ringing Rocks park, Lake Nockamixon and High Rocks where you can hike, kayak, mountain bike or rock climb.

The Delaware river is within walking distance and is very popular for canoeing, kayaking and tubing (local rentals are available). Paddling on the Giving Pond is also an option, if you're more comfortable on a calmer body of water.

The property sits among nature and is home to many wildlife. You may notice deer, fox, owl, hawks and if you get lucky, a soaring bald eagle.

NOTE: We're also surrounded by many bodies of water (Delaware river, neighboring lake, Giving Pond and the Delaware canal) as well as an abundance of vegetation, so you may come across insects at certain times during the year.

This area has been experiencing an influx of stink bugs (a garden pest from Asia that first appeared in the US sometime in the late 90's). We started seeing them here in Bucks County in early 2000's. Some do find their way inside the cottage as temps begin to drop (in order to over-winter). They are often out of sight until the warm weather arrives. They will reappear when seeking their way back outdoors. We always block our calendar for a few days in early April to allow any to emerge from their hiding spot, so they can be removed.

Unfortunately, they are immune to most pesticides and their natural predator (samurai wasps) are not in the US yet. It can be challenging to control but we've been very successful so far.
