Welcome to ‘The Farrier’s Flat’. Situated at the back of the racing stables it features a small, sunny patio with uninterrupted, stunning views of the countryside around. There is a small, open plan living room & kitchen, a good sized double bedroom, and a bathroom with shower fitting over the bath. The yard is busy in the mornings when the horses go out for their exercise, and quieter in the afternoons. Depending on the time of year you might see foxes, deer, rabbits and hear the owls.

The space
Tucked away at the back of the stable yard the Farrier's Flat is in a peaceful location in a row of flats that house a few members of staff and a long-term tenant. The space is small, and basic, but it's cosy and you will have everything you need for a short stay. There is Sky TV with both racing channels (RacingUK & Sky Racing). There is an electric stove flame effect heater and wall-mounted electric heaters in the bedroom, bathroom and living area. In the yard you can meet the winners of The London National, The Chatteris Fen & The Somerset National! *PLEASE NOTE: If you wish to book for Cheltenham Festival week we can organise an early morning trip up the gallops for you to watch the horses working and we may be able to get you to the racecourse and back as we run a mini-bus in and out of the racecourse every day (we know the best routes in so it usually takes an hour). The stop at the Green Dragon pub en-route home is compulsory!

Guest access
The flat is self-contained, with its own private entrance and space to park directly outside.

Other things to note
Please note we are a working racing yard so the horses start to go out for their morning exercise from 7am. Please take care when driving in and out of the stables to ensure that you don't upset the horses (i.e. not too noisy or too fast). Please also take care when driving around the village before 1pm as this is when strings of horses are going up to the gallops for their morning exercise. Breakfast with Charlie and a trip up to the gallops to watch the horses working can be arranged. We may also be able to arrange owners badges for a race meeting nearby. Just ask!

There are 36 racehorse trainers in Lambourn, which makes it the largest training area outside of Newmarket. We are blessed with stunning countryside all around and the Jockey Club owned gallops are absolutely spectacular, with stunning views across several counties. Everything here revolves around racing, so if you pop into the Co-op expect to see quite a few people in their breeches!

Slightly frazzled ex advertising exec turned PA for my partner's horse racing business based in Lambourn, Berkshire. Posh Scouser and expert at the game 'Name That Tune'. Lapsed runner and Yogi - currently feeling very unfit. Terrible horse rider ... only allowed to do road work with the racehorses! Backwards and forwards to Portishead to look after my 86 year old mother.
