Tucked along a quiet lane just outside of the main high streets of Malmesbury lies 27 Horsefair, a beautifully restored Grade II listed, dog-friendly period cottage that has been designed to maximise light and space. Set over three floors, featuring two double bedrooms, a large bathroom and a fantastic contemporary kitchen/diner, 27 Horsefair is brimming with unique Cotswold cottage features, such as a cosy wood burner and exposed beams.

>> CLEANING PROTOCOL: Every owner of a property listed with Bolthole Retreats has undertaken to implement a series of additional cleaning measures in order to minimise the risk of infection between stays. Housekeepers have been instructed to follow a 30-point guide which involves cleaning first to remove germs and other impurities, and then disinfecting to kills germs with chemicals while wearing disposable gloves and facemasks. All laundry will be washed using a bleach or other disinfectant-based laundry detergent containing active oxygen bleach at a temperature of at least 60 degrees. At least one pot of hand sanitiser, and for the larger properties 2 or 3 pots, will be provided. Implementing these measures will necessarily result in an increase in the time taken to undertake a clean. Therefore, we ask that guests respect the advertised check-in and check-out times, and we will regrettably be unable to agree to any exceptions.

One well-behaved dog is welcome at 27 Horsefair at an additional cost of £30. Please let us know if you will be bringing a dog and we will then revise your booking confirmation.


27 Horsefair is one of a terrace row of distinguished Cotswold stone cottages. With its eye-catching grey front door and pretty sash windows, it’s the perfect quintessential Cotswold cottage. Inside, the cottage is unexpectedly spacious, with two large double bedrooms (including an attic room with views towards Malmesbury Abbey), a cosy sitting room with a large wood burner and a lovely kitchen-dining area that benefits from plenty of natural light thanks to its atrium ceiling. Decorated throughout in stony blues and slate, this well-appointed cottage is tasteful blend of traditional character and modernity. Guests staying in the cottage even have access to their own private outdoor patio area, with pretty climbing rose trees, a BBQ and a rattan dining suite.

The cottage is located within easy walking distance of the charming and historic market town of Malmesbury, which dates back to the Iron Age. History lovers will enjoy visiting the hometown of King Athelstan, first king of all England (924-927), and the 12th Century abbey as well as England’s oldest hotel – Abbey House Gardens. As well as a multitude of shops and curiosities, Malmesbury is home to a number of fantastic restaurants, cafes, bistros and pubs – see Local Amenities for more information!
Just 15 minutes away you will find Tetbury, the antique shopping capital of the Cotswolds The lovely town is teeming with unique antique shops, and an abundance of cafes, boutiques and pubs and of course, Prince Charles’ Tetbury residence inspired shop – Highgrove, where all profits go to The Prince of Wales’ Charitable Foundation. Westonbirt Arboretum, home to over 2500 different species of tree, is just a short drive away, as is the bigger market town of Cirencester.

The sitting room also features a large easy chair, sofa and flat screen LG TV with Freesat TV channels via a Sky Box and access to streaming services such as Netflix via a NOW TV box.

Featuring large floor-ceiling storage cupboard and concealed units decorated painted in a blue-toned slate, this room is thoughtfully designed to provide guests with a stylish and well-equipped kitchen. Featuring a dining table to seat four guests, a 5-hob range cooker, fridge, freezer, Nespresso coffee machine, toaster, kettle and washer/dryer.

Bedroom One

Filling up the apex-shaped, top floor attic space, this bedroom is softly furnished and spacious, offering guests a double bed, bedside tables, clothes hanging rail and plenty of side cupboard storage. This bedroom also benefits from beautiful views over the neighbouring cottage roof tops and gardens, looking towards Malmesbury Abbey.

Please note that this bedroom does not have a door.

27 Horsefair has access to its own small, private patio area at the rear of the property. The patio is totally secure, with a charcoal BBQ and rattan garden dining furniture for four guests.

Please be aware that 27 Horsefair is a Grade II listed property and has distinctive characteristics that you would expect to find in a property of its age. The cottage is located over 3 floors, with a steep wooden staircase. This property is not suitable for people with mobility issues. Please note that Bedroom One (attic room) does not have a door.

Although a car is beneficial for guests wanting to explore the wider Cotswolds area, 27 Horsefair’s location makes it perfect for those who’d prefer to leave the car at home during their stay. As well as a wide choice of shops, there is a regular farmers' market - held at the historic Market Cross every Friday from 9am to 3pm - a library, museum and leisure centre with pool.

Malmesbury is well-equipped with a plethora of independent stores, eateries and supermarkets, making catering for your stay at 27 Horsefair a breeze. For a special treat in the morning, head left out of the front door to the end of the road and you will reach Michael’s Bistro and Deli, offering fantastic breakfasts, as well as a fresh butcher’s counter with award winning sausages! You could also visit Hobbs House Bakery (5-minute walk) for a fresh loaf, pastry or piping hot coffee! Health food lovers should also pop their heads into The Wild Food Company on the High Street, where a host of healthy, organic and vegetarian goodies can be found.

Malmesbury town centre is home to a Co-Operative Food and Premier Express, whilst a larger Waitrose store sits just on the outskirts of the town; a 5-minute drive or 15-minute walk from the cottage. Tetbury, 15-minutes by car from 27 Horsefair, is home to a Tesco superstore.

Malmesbury boasts an impressive variety of great pubs, cafés and restaurants to suit whatever you fancy, many of which are within walking distance of 27 Horsefair’s front door. For a relaxed bite to eat or celebratory drink or two, head to The Smoking Dog – an honest pub with great grub owned by Butcombe Brewery, just a 10-minute walk from the cottage on Malmesbury’s High Street, The King’s Arms – or the Rose and Crown; a stylish country inn and locals’ favourite, just outside of Malmesbury’s centre in the pretty village of Lea (5-minute drive). For daytime bites, the famed Hobbs House Bakery (5-minute walk) offers a fantastic daily selection of fresh sandwiches, sweet treats and coffee, whilst The Summer Café (5-minute walk) boasts a brilliant breakfast menu as well as quiches, salads and sandwiches for lunch; topped off brilliantly with a giant slice of freshly-baked cake.

Connoisseurs of Italian cuisine won’t be disappointed by La Campagna or The Birdcage (both a 5-minute walk), a traditional Italian eatery famed for its pizzas, named in homage to Malmesbury’s winding streets. Or try The Old Bell Hotel, England’s oldest hotel, which

offers a great Modern British menu. For those looking for a good Indian restaurant, Spice Merchant is just a 10 to 15-minute walk out of the town centre and also offers a takeaway service but does not deliver.

Slightly further afield, those in search of a memorable feast need look no further than The Dining Room at Whatley Manor, just a 10-minute drive from the cottage, where Michelin-starred dining courtesy of celebrated chef Niall Keating comes to life in an exceptional setting. Slightly more affordable, but just as impressive, is The Rectory Hotel in nearby Crudwell (10-minute drive), serving up traditional dishes with a modern twist in the boutique hotel’s elegant dining room, whilst sister pub The Potting Shed over the road offers a more relaxed alternative for foodies with a real country-pub vibe.
