Like something straight out of an 18th century painting, Gamekeepers Lodge sits neatly on a 120 acre estate nestled deep in the lush green Avon Valley. This magical property has been looked after by the same family for generations and is a quirky, comfortable property that oozes unique charm and character.
Just a stone's throw down to the River with it's cool, clear waters, perfect for paddling, chilling out and picnicking, an idyllic spot to relax and hideaway with friends and family.

The space
The Property,
An 18th Century Hunting Lodge with easy, comfortable family living. The front door opens into a well-equipped utility room, with washer, tumble dryer and plenty of storage/drying space for wetsuits, wellington boots etc. Off the utility room there is a magnificent modern bathroom with a large jacuzzi bath, a good-sized separate shower and WC.

Step into the comfortable, lounge/living room with its beautiful L-Shaped antique sofa, wood burner, beautiful artwork and with a nod to modern living, a widescreen TV and DVD player. This spacious room boasts incredible views through the huge french windows that dominate almost entirely one wall. (Please note: The living area and the super-king bedroom share the same space on the ground floor)

The staircase off the lounge takes you up to a well equipped farmhouse kitchen. Fully fitted with an integrated hob and oven, dishwasher and microwave.
A traditional wooden table sits in the heart of this room, ideal for a lively family breakfast as you plan the day ahead. Double doors off the kitchen lead out onto a large terrace, perfect for sundowners and al-fresco dining with ample seating and spectacular views over the estate

Heavy wooden folding doors open from the kitchen into an amazing double bedroom, with king-sized wrought iron bed, striking mid-century bedroom furniture and woodburner. A further good sized twin bedroom next door and a second bathroom with a large walk-in shower makes this the perfect family holiday home.

Sit and admire the sunset on the balcony terrace or relax with a good book on the private lawn, both overlooking acres and acres of magnificent South Devon Countryside. Take a stroll through ancient woodland. Spot Kingfishers, Falcons, Buzzards, Badgers and Otter. Relax with a spot of salmon or Trout fishing or brave the cool clear water of the River Avon followed by a steam in the riverside Canadian sauna.
The ample grounds stretch on forever and are an absolute paradise for children, big and small, with unlimited space to run, play hide and seek, build dens... The options here really are endless.

"Forest Wood Fired Sauna and River Swim"

Guests will meet at the owners house called ‘little fishes barn’ on the yeo farm estate topsham bridge near loddiswell. One hour prior to meeting i will have prepared the sauna and the lighting around the swimming and plunge pool area ready for immediate use. For the best sauna effect our Narvia 14kw heater is fuelled by kiln dried logs which are provided as part of the package.

On meeting i shall complete a safety brief on how to get the most out of the whole sauna and river swim /.bathe experience. Ie operation of the sauna, sauna and swim multiple entries and resting periods. Map of the swim pool depth and safe resting areas etc. Non swimmers are more than welcome as the river is very sandy and shallow in places around the plunge pool, so bathers can still enter the water safely without having to swim.

Next we shall drive to the forest location to start the wood fired sauna experience and bathe / swim right on the River Avon. This activity as described and instructed usually lasts around 2 hours.

After the 2 hours is finished then i shall return to the site and make sure all guests are suitably invigorated and happy. If guests require more time then this is usually not a problem.

You'll be completely spoilt for choice as you ponder how best to spend your days.
