This very unique two story 3 bedroom villa, has x-factor and the best location on Grey Lynn Park only a 10 minute walk from Ponsonby. It doesn't get much better than this.
Newly renovated, the owners are away for the summer, creating a fantastic opportunity to short term rent this central located, sunny but sheltered North and West facing property.

The space
An open plan kitchen, dinning and lounge runs seamlessly through 2 massive ranch sliders onto large deck overlooking the park. Upper level has primary living area, spacious master bedroom with walk through wardrobe/ensuite and rumpus room, plus guest bathroom. Lower level has a 2 bedrooms with a king size bed and a double with a single bunk, the Laundry is downstairs as well.

Double glazed with central heating and gas fireplace upstairs. Heat pump and wall heaters downstairs.

Sono's sound system and brand new 65" Frame TV.
Pantry/mini- scullery with instant boiling water / filtered drinking water
Miele kitchen appliances, Fisher & Paykel fridge/freezer and wine fridge upstairs.

Solar heated saltwater pool has been installed since the images were taken, please inquire for photos. This area is currently separated from new lawn with glass balustrade.

Please ensure all lights are turned off when you leave the house, and the windows are closed and the door securely locked behind you. The owner accepts no responsibility for any loss or damage to any of the guests' property while the guest is onsite.
Also, please note that you will be responsible for yourselves and your guests and will take all necessary care and precautions to ensure their safety at all times and you agree that any damages will be your sole responsibility and the owners and Urban Butler are exempt from all actions, claims, suits, demands, costs and damages arising from any loss or damages suffered to or by any person or property caused by the use of the premises by you or your guests.
Please also note, that any lost keys will be charged for and if you lock yourselves out, the cost of a spare key to be delivered in office hours will be borne by you. Out of hours fees will also apply.

Bond:
A security bond is held for any incidental damage or charges. Please inform us of any issues.

Breakages:
Please inform us of any breakages during your stay. We won’t charge for minor cutlery/glassware etc.

Lost Keys:
Keys and swipes are expensive, please be careful with them. If lost we will need to claim the cost from your security bond.

Left Luggage:
Unfortunately, we cannot store luggage at the apartment. There are a couple of options for leaving your luggage around the CBD before your check-in time of 3pm. The best option is The Luggage Hotel at 145 Quay Street (Shed 23 Princes Wharf) - www.theluggagehotel.com Another left luggage solution is available at the downtown Ferry Building, located on Quay Street. Ask the staff at the service desk for assistance. The last suitable option for smaller luggage is the self-service locker at the Britomart train station located on Commerce Street.

No parties or noise after 10pm:
Please respect your neighbours. Security call out fees will be charged from your security bond. No more than 11 people to stay at the apartment.

The centre of the city is packed with stores, especially on Queen Street. More high-end shopping, including designer stores and art galleries, can be found a block over on High Street and down at Britomart.

Markets:
Local produce is sold at the City Farmer’s Market every Saturday from 8 AM to 12:30 PM. Family-friendly Auckland Night Markets shift between 5 different locations Wednesday to Sunday, 6 to 11 PM, selling food, toys and clothing. A bonus is the electric entertainment occurs within the markets. Auckland Fish Market offers freshly caught seafood, fish kebabs and sushi from approximately 7 AM to 6 PM.

Shopping Malls:
A short drive away is Westfield St Lukes Shopping Mall which has hundreds of stores, food outlets and entertainment options including a multiplex cinema. Further away, the biggest mall in Auckland, Sylvia Park, has more than 200 businesses for all your shopping needs.

Dining out:
Dining out in Auckland ranges from local specialties to multicultural cuisine from across the Pacific and world. The city’s nightlife encompasses traditional pubs, stylish dockside bars and chic clubs. Auckland cuisine runs the gamut from traditional fare,like meat pies and fish and chips, to gourmet modern dishes made from locally sourced produce. The city also has fabulous dessert restaurants including Miann and Giapo. The wine lists around the city are packed with New Zealand wines, their production helped by the region’s temperate climate and volcanic soils.
