The space
The essence of this property is experienced on the deck, around the fireplace and enjoying the broadwater. Have a BBQ in the outdoor area or cook in the smoker. The porch has 2 daybeds on each side, watch the kangaroos gather in the evenings. The additional hot/cold outdoor shower at the back of the house is wonderful under the stars.

Open living room and kitchen with a wall-mounted TV. Full kitchen raised dining table with stools, TV, board games and assorted books. One bedroom is large with a queen bed and thick, pillowed mattress, extra-large bunk beds and a trundle bed below. The second room has a queen bed and closet storage.

Limited phone coverage at certain areas around the house, like the boat ramp, but no reception inside the house.

The Broadwater of Deepwater Creek is a little secret pocket of the Baffle Creek area. It is a very tight and scenic river system with plenty of turns and pockets, incredibly beautiful and quite shallow in most areas within 1km from the river mouth! Using the river mouth as access to the open ocean is NOT recommended at all as there is only a very small window at high tide when it is (barely) possible.

Being a remote and unique place, we have set it up as follows:

– BYO LINEN - Bring your own sheets, beach towels, dish towels etc.
– Be WATER WISE, tank water only.
– BYO all food and condiments.
– BYO or collect firewood from around the property.
– BYO sunscreen, mozzie repellent etc
– FIRES must be put out before going to bed and before leaving the property. Adhere to local fire restrictions.

- Take rubbish with you. We don't have a bin service.
- Check out time is extended to allow for pack up and clean up.
- Collect rubbish from all outdoor areas.
- Leave BBQ and smoker in decent condition if used.
- Pour water on the fire.
- Dispose of fish and crab carcasses thoughtfully.
- Our cleaner is only expected to do a couple hours of prep for the next guests as to why we charge a smaller cleaning fee.

- Available to use at guests own risk.
- Must use life jackets provided under the daybed.
- Please carry don't drag Kayaks to the beach.
- Put them well above the water line so the tide doesn't take them away
- Stay in the local area
- Watch for stingrays

- Dogs only.
- Not in the house.
- Must not chase wildlife.
- The beach across the Broadwater is a turtle nesting area. Sometimes National Parks put poison baits towards the treed areas to the north so wild dogs don't take the turtle eggs. If your taking your dog over there and go for a walk up the beach be mindful of this and don't let them wander too far away up into the bushes. Never had a problem but its something to be aware of.

- The Broadwater system is very tidal and the sand is always shifting.
- Launching and retrieving are at high tide only, tidal sand is often soft.
- hardly ever possible to cross the bar, to shallow

Deepwater, Queensland, Australia

Rules Beach and the Deepwater / Baffle Creek area is a quiet and rural little pocket of paradise in Central Queensland. Popular with tourists for its tranquil atmosphere and lonely driftwood sprinkled beaches and rivers. Very easy to find a spot with no one around and the fishing and boating are great.

Deepwater National Park –
Take a day trip up to Agnes Water via the scenic dirt and sand track. Stop in a Wreck Rock, Middle Rock or Flat Rock for a swim on the way and if you're lucky you may see an emu!
Deepwater National Park is 4WD only.

Baffle Creek –
Famous for its fishing Baffle creek is a large and beautiful river system 10 minutes down the road. Enjoy lunch at Flat Rock picnic area or cruise the river in your boat. There are 2 main boat ramps one at Flat Rock close to the river mouth and one further upriver near Wartberg School.

Baffle Creek Store –
Get your groceries, petrol, bait and fishing gear from the local Baffle Creek Store, closes at 6pm.

Zincalumbar –
Try the local beer from Baffle Beer Brewery at the pub ‘Zincalumbar’. Friendly atmosphere and a Courtesy bus on weekends.

Wreck Rock Cafe –
This hidden gem is worth the trip just for the pizza. They offer burgers and take away style food. The burgers are enormous. They also have ice cream, sodas, and garlic bread and more.
