The space
From the moment you step foot in the door you're greeted with that "home feeling" that you just can't get in a hotel, or a typical rental.
The property has ample space coming in at a 2000sq/ft! A large open concept living room & kitchen, 4 bedrooms(a second living room can be turned into a 5th bedroom), 2 full washrooms, and is spread out over 3 levels. The property also comes with a huge rooftop patio, that doesn't just include a hot tub, but also a rooftop kitchenette(sink and fridge)! Two bedrooms on the main level, one with a king size bed and the other with a queen. The second level has a king size bed, and lastly the third level has a queen.
The rooftop patio is private and exclusive to the unit. Nobody else in the building has access to it. The hot tub is open and on all year!
*The fourth bedroom located off the rooftop, has to be accessed from the master bedroom. There’s a built in privacy curtain that provides privacy for the master bedroom king size bed to the steps to go to the fourth bedroom and rooftop.
**Propane is not provided for the BBQ. There is an exchangeable tank at the property, in which you can get refilled or exchanged at the gas station up the street.

****The property is a triplex, however the unit is spread out over 3 levels and you have exclusivity to the rooftop patio.
*****We have other units on the property, which can also be rented for larger groups. We have another unit which sleeps 10, that can be combined with this one. Giving you the option to sleep up to 20 without having to go outside-to go from one apartment to the other. At the same property, we also have an apartment that sleeps 9, another that sleeps 8, and three one bedroom apartments(which sleep 4 each). Send us a message and we can send you the links!

Guests in this unit have exclusive access to the rooftop patio and hot tub!
Other things to note
Things to note about the property:
-In your initial message/request to book, please include your intended use of the space. Our insurance requires that we gather the first and last name, along with the age of every guest/person that will be present at the property. Please include this information as well. When available, please add the guests to the reservation via the airbnb platform as “added guests”.
-We have a strict 10pm noise policy, and a “no party rule”. If you intend to use the space for a birthday, bachelor/ette party we would like to be made aware of this first, so that we can insure it’s a good fit. Our noise policy is in place for both inside the space, as well as outside. The same policy applies for the other airbnbs we have in the building. If you’re to break the policy we’ll give you a chance to stop once the noise complaint is brought to our attention, if it doesn’t-you’ll be asked to vacate the space, without a refund. With that said, please keep in mind that this is NOT a stand alone home; you may occasionally hear noise from other units in the building(if noise is an issue after 10pm, we’re available 24/7 to alert the other guests in the building that noise needs to stop).
-The crib/pack’n’play as well as the high chair, are first come first serve(they’re shared with our other airbnbs which we have at the property). If you would like to use either please request them in your initial message or before your arrival so we can insure that it’s left in the unit for you, if available.
-Our hot tub is private and exclusive to the airbnb: no other apartment has access to it. We’re happy to offer it year round! If the hot tub is returned dirty, or beyond normal wear and tear, a $100 fee will be charged. The hot tub is “covered” however if you’re unable to use it due to weather ie: a hurricane/high winds, rain or snow storm, please keep in mind this is out of our control and we will not offer a partial discount to your stay. *HOT TUB IS USE AT OWN RISK*.
-Lost & forgotten items: we are not responsible for anything lost or left behind at the property. If you forgot something we are not able to mail it to you. Please insure to do a quick walkthrough before you checkout.
-We have a number of other airbnbs available at the same amazing downtown location, a couple 1 bedrooms(that sleep 4) and others that sleep 8, and 10. If your group is going to be more than the limit the property sleeps, send us a message and we’ll see what we have available on your dates!
-Please make sure that you read our cancelation policy, and understand what you’re agreeing to. Weather events, and “guests medical emergencies” are not in our control. Airbnb offers trip insurance which you’re able to purchase at the time of booking. Our airbnb is operational year round, regardless of the weather! Where we’re located in Atlantic Canada, winter snow storms, and fall hurricanes are normal, please keep this in mind when making your reservation and deciding if you’d like to get trip insurance, as these weather events are not something we modify our cancelation policy for.
-The individual who makes the reservation, is responsible for the group and their guests. We ask that they make sure to communicate with the group the policies and rules that are in place. The guest who makes the reservation takes full legal/liability for any damages to the property or its contents.
-Any damages done to the property, or its contents, need to be reported as soon as they happen. We’d rather you over-communicate than not communicate with us during your stay. Break a chair, stain linens, etc.. we understand accidents happen. However similar to a hotel, we are entitled to charge you for the replacement cost.
-We have surveillance cameras at the property, they’re ONLY outside, facing the driveway. They’re not monitored, but can be accessed if we need to. We reserve the right to check them from time to time to make sure people are parked correctly in their assigned spaces for example.
-A late checkout fee of $50/hour will apply if you checkout past the scheduled 10am checkout time. We give guests a 15 minute grace period. This will be charged with the airbnb resolution centre.
-Smoking is NOT permitted inside of the apartment. A $250 fee will be charged if the apartment smells like smoke/cannabis.
