About this listing

10 acres bordering the Lamoille River nestled under the Sterling Ridge. Cozy 2 bedroom house. Close to local Breweries!! Rock art & Lost Nation. Located ON the Lamoille rail trail. About 30 min to Smuggs, Stowe(zip line) and Jay Peak(great indoor water park!)

The space

This is a 700 sf house that is nestled on a hill shaded by the tall pines and boarder by the Lamoille river. There are 10 acres of diverse areas for you to enjoy and explore. There is a beautiful open field with a bridge and a small brook the kids love to play in. There is also a pine Forrest that leads to the private swimming hole and beach area. You can also walk to the driveway and connect to the newly developed Rail Trail, this is a recreational path and VAST trail in the winter. Huge windows in the living area offer natural lighting and beautiful views of the river and surrounding fields. There is also a porch off of the living room that looks down onto the river. One bedroom has a full bed, the second bedroom has a bunk bed with a possible third bed. We also haves pack n play if needed.

Guests will have access to all the land, the main level of the house but not the basement. There will be a gas and charcoal grill, along with any outdoor toys or seating depending on the season.

Interactions will be minimal. We meet to give you keys and I show you into the private driveway. I live 10 minutes from the property so I will be available if needed or for answering any questions.

Other things to note

This is located directly on the Lamoille River with a private swimming area with a sandy beach(size of the beach depends on water level). It is also located on the Lamoille valley rail trail, a 4 seasons trail that starts in St. johnsbury and ends in Swanton. There are restaurants along the trail and Lost Nation Brewery too. It is very fun!

Also, there is a shed that has been converted into a room. There is a love seat and elevated bed frame, all it needs is an air mattress. There is a window and electricity. This can be used for an additional fee. $30 per night. Can sleep one couple. My sister puts up a pack n play also. It is right by the river too.

There is not internet or cable but there is a tv and a DVD collection.

This home has well water which has been tested safe. We do not drink the water so we provide you with 2 gallons of spring water in the fridge. We do cook with it. You may notice a slight smell during sometimes in the season but it is manganese, a trace element that occurs naturally in soil, water and plants. It is safe and if you have ever had a well you may have experienced it before.

Also, the driveway is a private owned road we share with local farmers. Depending on the season they do plant corn.

As long as you are being safe and treating it like your own, we are pretty laid back. We like to say, " leave no trace". There are trash cans on the property. We are responsible for 1 full can. Anymore and you can drop it off at the trash station 1 min up the road.
Also, NO driving on the grass or the field on the drive in. If you do, the security deposit will be affected. This is because farmers own the land too and it can affect their crop.

We are not responsible for any injuries or medical issues that may occur on our property. Enjoy!!!

Jessica's place was a wonderful weekend getaway. We had a great time on the property and it was such a nice place to unwind for the weekend. It wasn't far from hiking around Stowe and was about an hour from Burlington. We had a great time making meals from some fresh ingredients we got from the farmers market and enjoyed movies and scrabble at night! We would come back again :)

Jessica's camp is in a lovely and secluded woods conveniently located to lots of outdoor activities. Something to be aware of is that the river level & speed can make using the beach impossible for small children, depending on season/weather. We were looking forward to the little beach but were unable to use it when we walked over because the river was high and really moving fast! Some suggestions for things to do nearby: we walked on the bike trail and found another swimming hole on the river the next day that was great for our 4 yo, 6 yo, and 9 yo. Also, visit the picnic area on Old Grist Mill Road on the Brewster River - also a great swimming area!

Great little camp with so much outdoor fun to be had. Between the water, bike trail, big yard, and local hiking you can't be bored! The local breweries helped keep us busy even on rainy days. Jessica is easy to work with - checking in and out is simple.

The property was lovely (and excellent for traveling with a dog) and the house was cozy and had everything we needed. Being next to the bike trail was awesome.
