That means a nice open feel, lots of storage that's yours alone and no clutter. Like a charming hotel, combined with your own private apartment amenities. The flat's very inviting; wonderful proportions, lots of space and loaded with vintagey style. A swellegant vibe: comfy, stylish, lots of colour and charm, candles, antiques and fun touches, awesome art and craft touches and a couple of pieces of great 1930's chinoiserie.

Parking is free of charge and right on the premises.

So affordable for its size, location and quality.

Within a 2 minute walk, you've got the best vintage stores in the city, the West End Food Coop (100-mile gourmet healthfood and healthy food hub for many Parkdalians of all income stripes), cool hair and nail salons, renowned indy boutiques and some of the most inventive cuisine in the most happening spaces in the entire city. Hey there's even a floatation tank experience a mere 5 minutes away. Walk score is a "walker's paradise" of 94% and transit score is a perfect 100%.

Toronto's "it" boutique hotels, the Gladstone and the Drake, are a short walk away.

Kids more than welcomed - we can lend extra bedding and/or a crib, moses basket or a pad for the floor.

Ideal for one person on a business trip, a couple coming into the city for weekend fun, or a small group of friends reconnecting. Also a really sweet spot for a Toronto 'staycation' for rest-of-Torontoites.

Great also for older singles, couples or friends who want an easily-accessible calm and generously proportioned private Toronto base (large, quiet, nicely heated, high quality main floor and just one small step up).

Nobody else on your floor - you have the grandest, best appointed storey of this huge house all to yourself for half the cost of a very average hotel room.

Beautiful, secluded patio-style backyard with charcoal Weber BBQ.

High threadcount cotton linens on your bed, organic cotton towels. I use only non-toxic laundry soap, dish soap and cleaning products - and never use petrochemicals or chemical air fresheners. I try to line-dry wherever possible.. All paper products in the flat are environmentally friendly and we encourage recycling (and make composting easy).

Note: bedroom is at the front of the apartment, and forms part of an open concept space, divided by a vintage room divider. Living-bedroom space is huge but bedroom itself doesn't have much privacy. 2nd bed is a new sofabed and 3rd is a pullout chaise: firm but comfy, single-size.

LCBO, Grand Electric Tacos, Dandylion, Electric Mud, Duggan's Brewery, Porzia, Chantecler, the Drake and the Gladstone are a pleasant few minutes' walk away.

What the space is NOT: A condo. Beige. Supershiny, new, suburban. Anonymous. Air conditioned. Boring. Stainless steel applianced. On the 49th floor. Concierged. Boring.

Sorry: no TV!

Tenants upstairs: friendly and grownup but you may hear them in the hall, and above you.

Fully furnished, towels, fluffy robes and linens included, new kitchen appliances, pots and pans and wine glasses, laundry onsite.

Your own private offstreet parking is included in your nightly rate.

Friendly owner - ready to give Toronto tips and advice if needed.

Fuller breakfast, snack basket or grocery basics happily supplied and ready for you for a very reasonable extra fee.

If you want true hotel service, daily or weekly linens-change is happily provided for a small extra fee. Laundry too. Just ask.

Ask me about leaving you extra sheets and pillows so you can accommodate a guest ad-hoc!

Ask me if you'd like me to arrange an onsite session with a local RMT, esthetician, craniosacral or shiatsu therapist, or acupuncturist. The space is perfect for this.

We'll babysit if you need, or arrange accredited local babysitters to come right to your space: ask me about fees and credentials!

PLEASE NOTE: Please don't try to get into your apartment through front door of the house (17 Melbourne) as this is upstairs entrance exclusively. Also, please don't go to to their entrance looking for me. I live 6 blocks away and am accessible any time by phone: (PHONE NUMBER HIDDEN).

Interaction with guests

Total privacy is yours if you need it - I can hide the key for your arrival or meet you and show you around. Your preference.

I'm happy to give local insider knowledge, recommend a swimming pool, library, restaurant, food delivery, taxi company or a gym etc - but only at your cue.

What makes me happy is knowing you're comfortable and having a good time.

Note on number of guests: base rate is for 2 guests. $20 extra per guest after 2. Extra bedlinens and towels are included in this price. At a pinch and if you don't need a lot of personal space, the apartment sleeps 5.

Other things to note

Your main entrance is on the side wall of the house towards the REAR. Open the metal gate between the houses and walk towards the backyard; your door, to the kitchen, is on your left near the back.

Laundry is in the basement - space and shared with 3 friendly tenants upstairs. (Ask me before using laundry: I will show you around) (the basement is very...basementy).

Towels are on the BACK of the bathroom door. Robes in your closet.

Any special cooking needs: just ask me - I can lend appliances, cake tins etc.

Hair flattening iron, blender, juicer and more, ready to lend: just text me.

Please note: one guest has mentioned noise overhead from tenants upstairs. They are quiet, professional people and not partiers, but you may hear footsteps as they walk back and forth. It's an old, creaky house. If this will disturb you, please think twice before booking. Thanks a lot!

My sheets and towels are always freshly washed. If you expect brand new chemically washed linens you might be disappointed: cleanliness is all, to me, and that includes using clean products not harmful ones, and not replacing every few months and sending stuff to landfill.

NOTE: I provide a little Dyson cordless vacuum. If you bring a shedding dog, please whisk up his or her hairs before you leave as a courtesy. Thank you very much from a fellow dog-lover.

Please do your own dishes and leave the flat pleasant and tidy. My cleaning fee just covers my time to make the space ready for next person.

Please remove your shoes.

Please text me the day before or morning of your departure so we can make a plan. Default plan if we aren't in touch: leave key on the kitchen table for me.

Please remember not to waste energy: leave lights off when you go out, and shut heating registers if you're too warm - don't open windows in winter.

Feel free to ask me about earlier check-in or later checkout: you never know - I might be able to accommodate.

35 minute tram ride to City Centre. 2 great food shops less than 10 min walk away if you need food etc. Bathroom is a bit tight for space. Bed is on the soft side

Abi's place is very clean and cozy. We really enjoyed our stay. Bus connections to the downtown area are just around the corner and run every couple minutes. It's located just between King and Queen street with lots of shops and bars.

Charlotte and Abigail's place was wonderful, and exactly as described and photographed. Given that it's a designated, airbnb space, I was really impressed by how much love they put into making it feel like a home: cozy and with character (and the building itself has lovely, exposed brick, ivy, stained glass... The kitchen is classic (cute!) and spacious, the salon has plenty of lounging places. Great, easy communication, clean, good quality everything, great yard, bathtub... If anything surpassed my already-positive expectations, it's that the bedroom and salon/living room really feel very separate: the screen perfectly creates two spaces while at the same time, allowing a feeling of openness (now I want a screen at home!)--along with a whole wall of windows--in the bedroom. Don't worry about the bedroom being on the street; it's quiet and also feels private because nothing is going on out there :) (though everything you need is a block away). Excellent value. Great neighborhood. We would return and highly recommend. Thanks, charlotte and abigail!
