Our lovely home was built in 1940. It has a private deck with a hot tub and views. You feel like you're in the mountains but you only have to drive 30m from Denver! We are right off of hway 74 for easy access!

The space
Our lovely home was built in 1940 and still has much of the original construction. It is a bi-level home...2 bedrooms/bath with shower/kitchen/living room and deck upstairs and reading room/family room/ 1 bedroom and bathroom downstairs. There is one set of steep stairs going from the upstairs to the downstairs.
If you have more than 2 in your party, the separate levels create a true sense of privacy making it difficult to know that there are others in the home!
We are 4 miles from Red Rocks Amphitheater (which is AMAZING!!) and historic Morrison.
**We are located directly off the road so please be advised that there will be some traffic noise. The degree of the noise obviously depends on the time of year and day of the week. Sometimes it is silent and others it is busy. Weekends are obviously the busiest. We live equally as close and don't find it a bother... I just don't like to give the impression that we are in the middle of nowhere!
There is a creek side walking/hiking path within walking distance of the house. We are also 11 miles from Evergreen which offers more advanced hiking and biking.
We have done our best to provide all the comforts of home: spices, TV, Wi-Fi, etc....but we don't offer air conditioning or a hair dryer, so please bring one if you need it!
**If AC is a way of life for you, please consider this before you book with us. We do have both portable fans and ceiling fans and have added an attic fan and blackout blinds on the warm side of the house. It may warm up in the day but usually cools down at night...that's the Rockies!
Check in is 300p and check out is 1100 am. We can sometimes accommodate an early check in or late check out depending on how booked the house is.
** The base rate of the home is for 2 people. Should you decide that you'd like to add guests, (we can accommodate 4 people max), there is a $35/person/night extra charge. This helps us to offset the costs of cleaning and water.
**The number of guests that you have reserved the house for are the number of people that we expect will be in our home. Please do not invite extra guests, meet people before a concert at the house, etc.
We do apologize in advance for any inconvenience but it has become necessary for us to implement this rule due to the fact that our little town has a very fragile water system and we are now running year round on RED water restrictions. (Please conserve!) We also have a septic system. Extra people in the home puts a serious strain on both of these.
Light rail is accessible in Golden which is approximately a 15 m drive. Idledale is 4 m West of Morrison. From Morrison, you can access I-70, C-470 and 6th Ave quite easily.

Other things to note
There are 3 EXTERNAL security cameras at each entrance on the front door, the south facing door and the east facing door. They do record movement and sound but the words are inaudible to us.
We do not have any internal recording devices.
These are used only for security and to confirm the number of people in the home.
1. This home is privately owned; the owner is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
2. The Homeowner is not responsible for the loss of personal belongings or valuables of the guests.
3. ***A maximum of 4 Persons are permitted in our home. ONLY guests who have reserved the house are permitted to be in the house. Meeting people before/after concerts, having friends/family over, etc is not allowed.
4. *** If and only if, at any time the owner senses that the rules are not being abided by, the owner reserves the right to enter the home, whether or not the guest is present, in order to ensure that our property is being respected and is safe.
We do live a very short distance away and do watch our home. That being said, we do not impose or spy on our guests.

5. Smoking is NOT allowed in the home. Smoking is allowed outside only. If there are fire bans in place, smoking outside will be prohibited. The owner will notify you if any such ban are in place. Please do not throw butts on the ground. There is an ashtray and bucket with sand on the deck.
**We live in an area that is high risk for fires and are served by a volunteer fire department and emergency services.

6. Fireworks are completely forbidden.
7. For safety, the wood burning stove is not available for use.
8. Guests will keep the property and all furnishings in good order.
9. Appliances will be used for their intended use only.
10. The washer and dryer are NOT for guest use.
11. No Pets are allowed.
12. Parking: Parking is limited to 2 vehicles. Any more than 2 vehicles or illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
13. Housekeeping: There is no daily housekeeping service. We do provide linens, bath towels hot tub towels. If you need extra towels, please contact the owner.
14. Please do not remove blankets/comforters from any of the other beds or drawers. Should you need extra blankets, there are clean blankets in the closet of the blue room.
15. Refrigerator and Pantry: The refrigerator and pantry may contain miscellaneous food items which are free to be consumed. Condiments such as salt, pepper, seasonings, etc. are included in the rental.
16. Trash: We will remove your trash. There is a large trashcan on the deck and if needed, we can be contacted to pick up excess trash prior to your departure.
17. Hot Tub: When using a jetted tub and because it is heated, remember there is a certain health risk associated, including and not limited to dehydration. Pregnant women should not use the hot tub.
18. Please do not use any mind altering substances when using the hot tub.
19. The deck can be slick in wet weather. For your own safety, please only walk on the carpet runner that is provided from the house to the tub.
20. Hot tub is used at your own risk.
21. Please rinse off suits and your body with water only prior to using the hot tub. This helps to keep it clean for everyone.
22. Please add 1 scoop of chlorine after each use. The chlorine is kept inside on the table with a scoop. Not doing so will allow a potential for an increase in the bacterial load in the tub.
23. Please do not remove the entire hot tub top. The top can be opened up fully without taking it off of the tub. Please ensure that you have securely replaced the top when you’ve finished using the hot tub. During the winter months, leaving the top off will allow for water evaporation. This in turn can shut down the pumps and allow the pipes to freeze. Should this happen, the guest will be responsible for replacing the hot tub up to the amount of $10,000. We ensure that the hot tub is working every morning that the home is not occupied so there is little to no chance that evaporation and or pipes freezing would occur without some sort of neglect by the guest.
** Should excess water spill over the edges when using the hot tub, please have 1 person get out or sit on the edge and notify the owner so that the water level can be assessed.
24. During snowy months, it is the responsibility of the guest to clear the snow from the deck and the top of the hot tub. Snow shovels are provided. If you would prefer that the owners clear the snow, please simply contact us. Keeping the snow clear prevents the development of ice and creates safety for all.
26. We are on a septic. Please DO NOT FLUSH ANYTHING other than the toilet paper that we provide. This includes not flushing feminine products of any kind, bathroom wipes or Kleenex.
27. We do not have a garbage disposal so please clean off your plates in the trash prior to rinsing them in the sink.
28. We have smoke and carbon monoxide detectors throughout the house. A fast chirp indicates carbon monoxide fyi. A steady chirp indicates smoke. In the event of either sound, you should leave the house and notify the owners.
29. There is a fire extinguisher on each level. Please locate them upon your arrival so that you know where they are in case they are needed.
30. Temperature. There are 2 thermostats in the house, one on each level. Upstairs there is a NEST next to the TV. THIS IS NOT A CAMERA AND DOES NOT RECORD. Please do not disconnect this for any reason.
31. DO NOT disconnect the ARLO or internet. We do receive an alert if/when this happens and you will be contacted immediately. **If we are unable to contact you, we will come to the house and check the status of the systems. The heat needs the internet to if disconnected, the heat will not work.
32. The second thermostat is located on the bottom level behind the bathroom door.
33. We do not have AC but we do have an attic fan upstairs. The switch is across from the bathroom door. YOU MUST OPEN A DOOR OR WINDOW when using this device. Otherwise it will pull up sewer smells.
34. Please do not leaves windows open when you leave the house. During the summer months, we frequently have surprise thunderstorms that come down fast and hard.
35. Access and Locking: There is a lock box on the left side of the garage. We will email you the lock box code the night before you check in. In order to enter the code AND to lock the box, you must “clear” the pad by sliding down the center tab on the bottom row.
Please ensure the home is kept locked when no one is at home and especially upon departure.
