Charming cottage built in 1900 on iconic Kirkwood Ave just blocks from the Square and the best of everything Bloomington has to offer. Restaurants, bars, shops, breweries, and IU campus are minutes away. Bring bikes and hop on the B-Line Trail, a paved path through the heart of the city and new Switchyard Park. All the comforts of home, bright decor, gas fireplace, a quiet backyard with hot tub and grill, off-street parking for 2 cars, and bus stop next door.

The space
The home was built in 1900, is bigger than it looks (1132 sq ft), and definitely has a "this old house" personality. In keeping with the age and history of the home, several gorgeous antiques highlight the decor, and there is a restored clawfoot tub. But to make your stay as comfortable as possible, modern amenities and updates abound: keyless entry, smart TV, Wifi, gas fireplace, top-of-the-line mattresses and bed linens, blackout curtains in both bedrooms, a well appointed kitchen with stainless steel appliances, hot tub, gas grill, Keurig-style coffeemaker, multi-device charging stations, Alexa/Amazon Echo in the dining room (you may turn off if preferred) and more. There is also a well-lit, quiet, cozy reading/working alcove in the very back of the house. Note that Kirkwood is a lively, bustling street, so ear plugs are provided for your comfort and convenience.

The neighborhood is part of Bloomington's Prospect Hill Historic District, and a walking tour with a map and historical info is located on the hutch on the kitchen. The cottage is situated right across the street from Artisan Alley--a co-work space, art gallery, and studio. Homes in the area are a mix of single-family homes and rentals, and many have recently or are currently undergoing restoration. Kirkwood Ave itself is a bustling street just blocks from the Square, The WonderLab, The B-Line Trail, Building Trades Park, Switchyard Park, new and established eateries and breweries, historic Rose Hill Cemetery, and more. And of course there's Indiana University just minutes away.

I'm a lifelong Hoosier with the exception of a stint in California for graduate school. My husband and I moved to Bloomington in 2005 when I was pregnant with my first child, and we never looked back. We love it here, and are so very pleased to be realizing a lifelong dream of hosting a BNB. I have 3 children -- one of whom has Down syndrome and will live with me forever -- so I needed to find a creative way to bring her to work with me. If I let her pick the tunes, she can be quite a good helper with making up beds and dusting. Hosting is something we can do together for years to come.
