Top floor flat (third floor) in a traditional Victorian tenement on edge of Edinburgh's New Town

Located 20 minutes walk from Waverley train station & Princes Street, and 10 minutes walk from tram stop to airport (Picardy Place)

Adjacent to large supermarket (Tesco) with several independent cafes, bars and restaurants nearby. Edinburgh's Botanic gardens, Water of Leith, and lively neighbourhoods like Stockbridge are a short walk.

Please note - there is no elevator/lift in the building.

The space
This is my home - it's not a 'commercial business' Airbnb rental. I rent it out while travelling myself for work or on holidays.

Everything is prepared and cleaned to a high professional standard for guests.

In addition to the main bedroom with a double bed (135cm wide x 190cm long (4'6" x 6'3")) there is an interior box room with a small double bed (4' x 6'3″ (120 x 190cm)) that is on a low wooden base, similar in style to a futon.

There is also a Vimle sofa bed in the living room (mattress size 200cm x 140cm), which can be used as a third sleeping space. Up to 5 guests can stay.

The flat is not suitable for parties and my preference is to host groups as an exception. It's a quiet tenement building, suitable for families with mature children (aged 12+) or small groups of visiting tourists.

City of Edinburgh Council require all Airbnb properties to have a license for short-term rentals since 1st October 2023. My licence is valid until September 2026. My registration number features on the profile, as required by law.

Three internal hallway cupboards, containing personal clothing items, are locked and not available to guests.

Neighbourhood highlights

Edinburgh Newtown is mainly residential. My flat is on the edge, alongside Canonmills/Inverleith. Those walking from Picardy Place (stop on tram from the airport) will discover Broughton Street which has a variety of independent shops, cafes and restaurants that continue down along Rodney Street where I'm located. It's a 10 minute walk from Stockbridge, another popular area with a wide selection of places to eat (although a little more expensive). Lots of parks and green areas (such as the Royal Botanic Gardens and Water of Leith)
Local tip - bargain hunters might want to check out the Stockbridge charity shops for occasional antique finds and designer bargains
