Among the best beach-front views of Rye Bay, Blue Moon is a spacious modern house set high above the beach on a private lane. Its four bedrooms each enjoy sea views and there's plenty of room on the balcony to relax in the morning sun. The Belvedere (lookout) gives extensive views around the bay and across to the busy shipping lanes of the English Channel. A great base for exploring Rye, and East Sussex, or the rock pools of the beach. Please note there are 32 steps up to the house.

The space
A lovely modern, spacious, open plan house with amazing sea views.

Blue Moon is set on a private lane behind the beach. There are 32 steps up to the house, its hillside elevation giving amazing views east across Rye Bay. Being set back from the beach it is sheltered from the prevailing winds and affords some privacy from the beach itself. For those into boats, you can see the procession of giant ships in the English Channel, and on a clear night you might spot the “lume” glow of the French coastal towns above the horizon.

The house is long, so that all four bedrooms have a sea view. At the top of the steps from the parking area, which can accommodate up to four cars, you enter the large hallway, with access to the downstairs toilet, living area, utility room and kitchen. There is a shower room by the back door so you can come in straight off the beach to shower and rinse your wetsuits to hang outside.

The living area is open plan with distinct kitchen, dining and living spaces. The kitchen is fully equipped, and tea / coffee / sugar / milk /biscuits are supplied to help you settle in. The whole area has full floor to ceiling windows so you can enjoy the sea views. The 10m balcony along the front of the house has tables and seating for 8 people.

Upstairs there are four bedrooms, all with sea views and a family bathroom. Two of the bedrooms also have their own en-suites.

The large master bedroom has a modern king-sized 4-poster bed and chaise long, giving a slightly decadent feel, with large windows to enjoy the view from the bed, along with a family sized bathroom, with a shower over the bath.

The second bedroom has furniture that belonged to our grandparents, which we believe was their first house together in 1936. The twin beds take modern mattresses well and give the room a unique feel.

Bedroom three, also known as the balcony room – has a king-sized bed and a small balcony overlooking the hillside and bay.

The fourth bedroom over the front entrance of the house has a double bed and a shower en-suite. The corner window gives views along Winchelsea Beach and out to sea.

Note: The lower half of the bedroom windows have been coated with tint film to reduce summer heat and to keep your privacy. All rooms have drawers and hanging space for clothes. There is a hairdryer on the landing cupboard.

Another staircase takes you up to the belvedere, a second-floor lookout room, with seating for five people. This second lounge area has wonderful views of Rye Bay. A telescope lets you enjoy the views out to sea.

After six decades in and around Rye, dad had Blue Moon built in 2012, to create a home that his children and grandchildren could come and stay with him and enjoy being together.
The hallway bureau and the tall square coffee table were made by grandad in the 1920s and the cushions in the living room were made by a friend in Pett – purchased to help raise money for charity. We hope you enjoy staying on the Sussex coast!

Pett Level is a quiet hamlet at the point where the Hastings sandstone of the Weald emerges from the flat marshland, climbing up to the Firehills of Fairlight. The beach is has rockpools and the roots of a flooded forest at low tide. The nearest shop is a couple of miles away but the New Beach Club provides hot food and drink, and the popular Red Pig catering van parks mid-way along the levels at weekends. The area is great for birdwatching, with Rye Harbour nature reserve being important for wetland and wading birds. You'll get used to the call of curlews and might see an occasional marsh harrier.
Inland find Battle Abbey, Tenderden, Great Dixter, Bodiam Castle, vineyards and many other places to visit and things to do.
