House Rules

No pets I'm afraid. Just one guest as this is a single room. You must be over 18 to book as a guest. The house is non smoking but you are welcome to smoke in the garden. The neighbourhood is quiet and we host multiple guests including those here to work and we just ask that guests respect this and try not to make too much noise late at night. Please also leave the kitchen and bathroom as you find them in consideration of other guests.

We have an old fashioned water tank which heats up at certain times - normally 7.30-10am and 5-8pm though we can override these. Please discuss your water requirements with us if they fall outside these times.

Great value and very friendly host. Parking was always available along the street near the apartment.

Don't go there unless you cant find anywhere else! I had to stay for a week working at least 12 hours a day and coming home to a cluttered house, falling to sleep on an extremely uncomfortable child's mattress, only to be woken regularly at close to midnight by host taking toddle…

For a balanced view, please compare this with other reviews. For example Amandine stayed just a couple of weeks or so before and was very happy! I am sorry that Chris didn't enjoy his stay. I think this is a case of our not being a good fit for Chris and with hindsight I should have declined the request. We clearly weren't what he wanted whilst working such long days (understandably), though we have had plenty of visitors for work, including repeat visitors. We are also nothing like his own Airbnb place. We're not the right place for everyone but you can see from our reviews that the right guests have a good stay- we like to open our home to guests who are relaxed about sharing a lived in family home and keep our prices low to reflect this (we're not a hotel or a holiday let and don't claim to be). Please don't just pick us for the low price if what you really would prefer is a hotel, hostel or holiday let. Dealing with the specific comments: I am confused about the reference to a child's bed. Clearly it wasn't to Chris's taste for some reason but the bed is a full size single and quite high off the floor so isn't even really safe for a child. I've slept in it and find it perfectly comfortable and other reviewers have made specific reference to the bed being comfortable. I even have had regular guests return because they like the bed. It is correct that the room is next to the bathroom and is just a single room, with shelves, a desk and a hanging rail. It is an 1880s terrace and noise does carry around these houses. I have noted on the listing that the occasional guest has commented on hearing noise from the bathroom but most guests don't seem to find it an issue. This remains the case. I warned Chris before he came that the house is lived in and we have a toddler. I probably should have been more specific that that includes clutter and the usual paraphernalia that comes with a child. It was very unfortunate that my son was very unsettled during Chris's stay (not because of Chris's stay) and was so clingy I had to take him with me just to be able to get to the bathroom when I needed to go. He's not been like that before or since but obviously these things do happen with small children from time to time which is why I warn guests we have a toddler. It was extremely stressful as I was mindful of disturbing Chris and already had a sense we weren't the right fit for him from comments he made. Luckily myself and my son were actually away for half of Chris's visit which was a great relief - to Chris too I am sure. I wish Chris all the best with his own endeavours and take this as a lesson to be a little clearer in my communication.

I live in Canterbury with my husband. I initially enjoyed hosting visiting actors who come to do plays at the Marlowe theatre and so decided to branch out to Airbnb. I've been hosting since January 2015 and really enjoy hosting the range of visitors who come to Canterbury for a…
