This private first floor apartment is furnished with a double and single bed. It is situated in a secure walled garden setting, and is an easy five minute walk to town where you can enjoy shopping, socializing, and restaurants easily any time.

The space

This private, secure, and comfortable first level apartment has a small kitchen with stove/oven and refrig, its own covered porch, and a view the Lake Atitlan volcanoes. The short 5 minute walk to town makes it easy for shopping, activities, and restaurants, but far enough for quiet nights. The doors and windows and kitchen for this apartment were hand built by me, having been a cabinetmaker in the states for 25 years. The matrimonial bed is provided with 100% cotton sheets, and the bathroom, with 24 hour hot water from a brass rain shower head, sufficient towels, and complimentary shampoo and soap for stays less than a week. There's also a single bed that serves as another couch during the day and to sleep a third person.

Guest access

The apartment is located inside a secure walled garden and has wifi internet access and use of the washing machine. There's a wonderful private garden to enjoy and often other guests staying with me in the house, or the other apartment, from all destinations, to chat and exchange information with. We can meet you at the public dock, or at Blind Lemon's Restaurant in the central area of San Marcos to help you with your luggage, or even arrange transportation from the airport in Guatemala City if you like.

Interaction with guests

I've lived in San Marcos for twenty years and know the culture and the people well and can give you many insights and ideas about what to see and do. I play at local festivals, venues through out Guatemala, house concerts in other countries, and at my restaurant Blind Lemon's in San Marcos, as well a my front porch. I enjoy sharing music, ideas, and conversation with my guests.

House Rules

I like to say to my guests that the most important rule is that you enjoy yourself. The buildings, most of the furniture, and surrounding have all been constructed with love and care, and we appreciate you appreciating them. Smoking is permitted outside or on the porch. Please collect your butts. "Mi casa es tu casa". Pets can be permitted on a personal ask basis.


On Fridays and Saturdays the minimum stay is 2 nights.

This place is gorgeous! It's clean, well-organized and has hand-made and artisan touches that make it feel like a retreat. It has a laid-back vibe, a beautiful view of the volcano, and lush foliage. Additionally, it's only a couple minutes walk from everything. There's a little store where the path from the house meets the road, and the owners are quite friendly. It's also a quick walk to Carlos's restaurant, which serves tasty food. Carlos is a congenial host who always got back to me when I had questions. He also had people on hand to help us carry our luggage to and from our apartment. Additionally, because we needed private transportation, he helped me arrange a driver to deliver us between San Marcos and Guatemala City. It's worth noting that it's quite a way off the road, so there's about a three-minute walk of sometimes-awkward jungle trail. But it's a well-used path, and once one gets accustomed to it, it's not a bad walk. Bring a flashlight or headlamp. Also, if you are travelling during the rainy season, be mentally prepared for scorpions. We saw four in our apartment in 5 days. Apparently, many of them - the little black ones - have about the same sting as a wasp, but I'm not sure about the 3-inch brown one. I understand it's much better during the dry season, however.

Carlos was a very attentive host and was happy to adhere to any request. He is knowledgable about the area having been living in San Marcos for a long time which is helpful for those who have never been before. The room itself is spacious and clean with a lovely bathroom and private outdoor space. The garden is lush and gorgeous too!

Communication was really great! Carlos responded right away to any question etc. and made getting there easy when it can be quite difficult to navigate your first time. Great value with the things included like hot water, laundry, a kitchen-these things often cost extra at other places around town. The location is about half a mile from the center of things-which was never a problem for me and that I liked. You will face things like scorpions etc when you visit this part of Guatemala-so be prepared for that. I would go again and stay here and time permitting I will do just that.

My stay at 7 Volcanes was amazing. I was there a week and was the exact quiet getaway that I needed. Carlos is on site and responds to any questions in a realllly timely manner, which is much needed at times. The view from the porch was beautiful. The lake is not visible, but the volcanos are!! The house is located within a really short distance to the main part of town. The apartment was also extremely clean- which I really appreciate. Also- there is a nice washer available for use and a huge clothesline to hang your clothes for drying . Thank you Carlos!!!

I am an acoustic blues musician, who passionately loves pre war country blues. I just recorded my first CD, Lucky Seven, in 2014 in London. Although I was born and raised and educated in Pennsylvania, I have lived on Lake Atitlan, in San Marcos La Laguna, Solola, Guatemala for twenty years and am married to Catarina, a Maya woman born here on the shores of this lake. I love the Guatemalan people and culture, and also have a restaurant here, called Blind Lemon's which features good food and treating guests to some live blues. I also occasionally have acoustic blues guitar workshops here and also have private students. I have two beautiful guest apartments here in San Marcos that have great views of the lake and it´s volcanos. I have built these with local workers who have been with me for years, and I have done the woodwork and built a lot of the furniture, as I worked for years in the states as a cabinetmaker. I feel that my wonderful quiet, secure, and beautiful compound here is much more enjoyable when I can share it with guests.
