Beautiful area

Guests love this home’s scenic location.
Come and stay in our lovingly converted barn in the middle of the Rutland countryside.
Perfect for a quiet get-away with lots of walking and cycling from the doorstep.
Set in a 3 acre plot of our family home, you will have access to a private garden at the rear of the property plus our orchard should you wish to bring 1 small - medium sized dog with you. Unfortunately, the property is not suited to large dogs.

The space
The space is on 2 floors. Downstairs there is a fully kitted out utility room with free washing machine, tumble dryer, clothes airer and iron/ironing board. There is also a downstairs toilet and a hallway with hooks for coats, space for boots and shoes and even room for a small dog crate should you wish to bring one.

Upstairs, to one side, there is the bedroom with kingsize bed and en suite with good-sized shower. There is also the kitchen diner including dishwasher, microwave and Nespresso coffee machine.

To the other side is the sitting room with a 3-4 seater sofa providing a full double bed with comfy memory foam mattress for extra guests if required.

At the rear is a raised garden area with seating and charcoal BBQ. It is quite a sun trap to sit and enjoy a relaxing drink after a busy day exploring.

To the side is a parking bay for 2 cars which can be accessed from both the front and rear of the property.

Other things to note
We have provided basic cleaning products, washing up liquid and dishwasher tablets as I know these are things you don't want to bulk buy for a short visit or holiday.

There will be hand soap available for every sink plus toilet roll in each toilet.

I have also provided filled salt and pepper mills plus cooking oil in the kitchen.

As a gift, to welcome you, we will leave some tea, sugar, Nespresso capsules, some biscuits and fresh semi-skimmed milk from our local dairy farm so you know you can just put the kettle on as you unpack.

Neighbourhood highlights

We are situated in the middle of rolling countryside, 4 miles from Oakham, the county town of Rutland, and 6 miles from Melton Mowbray, home to Stilton cheese and the Melton Mowbray pork pie.

Rutland Water is just to the East of Oakham offering water sports, bird watching, cycling and much more. All watersport equipment, eg paddle boards, wetsuits etc. and bicycles are available to hire from various points around the reservoir.

Stamford, with it's fine stone architecture, is just 15 miles. Whilst there you can also visit the beautiful 16th century Elizabethan Burghley House where the international 3-day eventing horse trials take place every September.

Being in a rural setting there are many quiet lanes to explore by bike and plenty of footpaths to stroll with your dog. We have provided a canvas Ordnance Survey map on the wall to help you with your explorations of the local area.

Our Rutland market towns of Oakham and Uppingham offer plenty to see with independent shops, cafes and pubs however, if you fancy a trip to a larger shopping centre, Leicester, Peterborough and Nottingham are all about a 40 minute drive away.
