🌊 Private Dock on Lake Simcoe — Located directly across the quiet road from the cottage, the dock is the perfect place to enjoy everything Lake Simcoe has to offer: fishing at sunrise, launching a kayak, a refreshing swim, or simply taking in the view. Keep little ones close when crossing the road and near the water's edge — the shoreline is natural and there is no lifeguard on duty, so you can enjoy the peaceful, unhurried cottage experience that makes Lake Simcoe so beloved. Best of all, the dock and lake entrance are private to the cottage — no public beach crowds, no strangers on the dock, just you and the lake for your entire stay.

Summer brings trophy smallmouth bass — fish pushing 8–9 lbs are caught here — plus largemouth, northern pike, and Simcoe's famous jumbo yellow perch. Head to deeper water and you're in lake trout territory, with fish over 20 lbs, alongside hard-fighting whitefish. And when winter comes, you're staying in what's known as the ice fishing capital of Ontario — thousands of huts dot the frozen lake each season as anglers from across Canada and the U.S. chase jumbo perch, whitefish, and lake trout through the ice. A note from your hosts: Like any cottage property, our home sits in a natural outdoor environment — a quiet road to cross, open water, a dock, fire pits, wildlife, and seasonal conditions are all part of the experience. Swimming and water activities are unsupervised and at your own risk, and children must be supervised at all times, including when crossing the road and near the water. We regularly inspect and maintain the property and provide PFDs and safety information so you can relax and enjoy everything the lake has to offer. We want every guest to have a relaxing, memorable, and safe stay — please take a few moments to review our House Rules and Welcome Guide before arrival so everyone in your group can enjoy the property responsibly.

Guest access
The entire cottage is yours from the moment you arrive. Every bedroom, both bathrooms, the fully equipped kitchen, cozy living spaces with a warm indoor fireplace, and the finished basement — all exclusively yours for the length of your stay. (Only the utility and furnace rooms stay locked, for your safety.)

Outside, the whole property is yours to enjoy: the yard, BBQ, and outdoor fire pit under the stars — with comfortable parking for 4–5 vehicles in the driveway, so bring the whole crew.

And the crown jewel: just across the quiet road, our private dock and lake entrance are reserved exclusively for you — no crowds, no strangers, just your group and Lake Simcoe. Fish at sunrise, take a dip, or request the kayaks for your stay (available upon request; PFDs in all sizes provided free — a quick waiver, sent before check-in, gets you paddling).

Arrival is effortless: self check-in with your personal door code, sent along with full instructions and our Welcome Guide before you arrive. No waiting, no key handoffs — just walk in and let cottage time begin.

Other things to note
We've got fast internet (not satellite), so if you need to connect, you're all set! Plenty of parking in the driveway for up to six cars, plus room for boat trailers and RVs (parking only — no overnight RV occupancy, please). Just give us a heads-up if you're bringing more than six vehicles or a large boat.

Friendly reminder on House Rules:

1. Quiet hours start at 9 PM; no parties or events permitted.
2. Smoking is not allowed indoors.
3. Children must be supervised at all times — especially near the road, water, and fire pit.
4. Kayak use requires a signed waiver (sent before check-in) and PFDs — adults only.

Check-in at 4 PM and check-out at 10 AM.

A few things that come with authentic cottage life:

🛻 Rural setting — We're in true cottage country: well water, septic system (please, nothing but toilet paper down the drains!), and the occasional visit from local wildlife. Cell coverage is good, and WiFi is provided.

🦟 Cottage critters — Being surrounded by nature and water means bugs are part of the deal — mosquitoes, spiders, flies, and friends, especially in spring and summer. The cottage is cleaned and treated regularly, but nature doesn't read the rules! We recommend packing bug spray, keeping doors and screens closed, and embracing it as part of the authentic cottage experience.

❄️ Winter guests — Lake Simcoe is the ice fishing capital of Ontario, but ice conditions vary and are never monitored or guaranteed by us. Venturing onto the ice is entirely at your own risk — check local ice reports and hut operators for current conditions. The driveway and paths are maintained, but please pack proper winter footwear.

🌊 Waterfront reminder — The dock and lake are just across the quiet road. There's no lifeguard; please supervise children at all times near the road and water.

🦌 Wildlife — Deer, birds, and the occasional raccoon are part of the scenery. Please keep food indoors and the fire pit area clean.
