There are 3 full bathrooms at this house! There are 2 bathrooms attached to the two master bedrooms, offering comfort and privacy during your stay. There is another full bathroom to enjoy on the main level.

This property is in a rural and secluded location, which can occasionally affect the strength of the cellular service. We have taken steps to mitigate this by installing service boosters and, but please be aware that the connection may still be weak at times.
Our home is right next to a working farm so you might spot cows from the backyard - kids especially love seeing them up close!
The creek itself is located on the neighboring property and not directly accessible, but you'll still be able to see it, hear it, and enjoy the natural setting from the backyard.
Please note the outdoor furniture will not be available during late fall and winter between Mid October and April.
You are only a short 7 min drive in to the town of Ellicottville where you can enjoy all the local shops and restaurants.
Holiday Valley Ski and Golf resort is a short 7 min drive from the house.

There are exterior security cameras at the front(1) and back(1) of the house to monitor for any potential damage, intruders, animals, and guest numbers.
There are noise sensors installed inside and outside of the property. This is to ensure the noise level is kept appropriate as this is a quiet private neighbourhood.
There is an additional charge of $25 per guest, per night for groups of 6 or more.
Please note, the home is located in the country and the farm across the street has a black lab that visits the property. He is extremely friendly so don't be alarmed if he comes to visit! If you do not like dogs, please take this into consideration.
