This unique spot in the mountains between Napa & Sonoma Valleys is 10 minutes from Calistoga & 13 minutes from highway 12 through Sonoma Valley. You’ll have fantastic views of the mountain forest and constellations in the night sky, while sharing the property with deer & other wildlife. You will immediately notice the quiet nature & the smell of trees. There are many attractions nearby, including Russian River, Safari West, Petrified Forest, various hot springs, & wineries galore to explore.
The space
The Villa shares a gated 9.2 acre country estate with one other house. It is 1,414 square feet so rooms are large. There are decks on three sides of the house with an outdoor dining area, lounges for star gazing. Get your relaxing hydrotherapy in our brand new Alaskan Cedar Hot Tub that can fit 6-8 people.
The main room combines a living room, dining room and kitchen in an open bright space. The 75 inch TV is connected to a Roku streaming device and a surround sound system which you can also use to play your music via Bluetooth. This is a large open space with room to dance!
Each bedroom has a bathroom attached and one of these is also accessible via a door to the laundry room off the main room. The couch in the living room pulls out to a queen size bed. One of the bedrooms can be configured as a king bed or 2 single beds.
This is setup to work from home: it has Starlink internet, 2 standing desks, a laser printer, and an espresso machine.
Guest access
With the exception of the areas surrounding the other house and accessory structures, guests are free to explore the property .
Other things to note
On a trial basis we will allow guests to bring bring up to 2 dogs (but not cats as we are highly allergic) to the property for an additional fee of $60. We will provide dog bowls, dog waste bags, dog beds, and dog blankets. If we find out that this causes damage or excessive cleaning we will revert to our no dogs policy.
The property is on filtered well water and a septic system.
The property has a backup generator that runs when PG&E cuts off power.

SHORT TERM RENTAL AGREEMENT/LIABILITY WAIVER
When you book this property you are agreeing to a short term rental contract whose terms include all the booking terms specified (number of guests, check-in time, check-out time, cost, etc.). In addition you are agreeing to the terms which follow. In this agreement, Tenant means the person booking the reservation.
1. Parking: Tenant is allowed to park up to 3 vehicles on the property. Vehicles must be parked behind the house or at the end of the driveway near the stairs to the front of the house. Vehicles must not be parked in other areas which would block delivery driver truck turnaround.
2. Occupancy Limits: Occupancy is limited to 6 people between the hours of 12:01a.m. and 7a.m. During other times occupancy is limited to 12 people (but only 3 cars). No pets are allowed on the property. If the he occupancy limit has been exceeded, host may evict the Tenant with no refund.
3. Check-Out Terms: Check out time is 11am on the last day of the Lease Term. For late checkout the Tenant will be charged $100 if the property is vacated after 11am but before 12pm, $300 if the Tenant vacates between 12pm and 3pm, $600 beyond 3pm and $1,000 each additional day or portion of a day. Such payments are due as of the original check out date. Checking out requires that the Tenant return the keys and the gate opener. The fee for failure to return the keys is $400. The fee for failure to return the gate opener is $100. All keys must be returned to the lockbox at checkout. The gate opener should be left on the table at the front door at checkout. Follow the House Rules provided for check out. The Tenant must remove all their personal property from the Property. Host reserves the right to proceed with eviction even if Tenant pays additional rent for the holdover period beyond the reservation dates.
4. Maintenance, use, and problem reporting: Tenant agrees to read the guest information book and operating instructions related to the Property and to follow such when using the equipment on the Property. Tenant agrees to inform the Landlord via email and text message promptly of any problems or accidents related to the equipment on the property.
5. Damage to the Property: Tenant agrees to reimburse Landlord for all repairs or replacements caused by the Tenant or the Tenant’s guests, excluding ordinary wear and tear. Tenant shall be charged for repair of drain blockages or stoppages, unless caused by defective plumbing parts.
6. Release of Liability: Tenant irrevocably releases Landlord of liability and agrees to hold Landlord harmless for i) any loss of, or damage to Tenant’s or guests’ personal property, ii) personal injury or sickness, or iii) loss of life, which may occur to Tenant or members of Tenant’s party, or guests of the Tenant as a result of occupancy of the Property. Tenants agrees to indemnify Landlord against any claim asserted by other members of Tenant’s party or Tenant’s guests.
7. Prohibitions:
a. Smoking indoors is not allowed at any time.
b. No guns or fireworks are allowed on the property at any time.
c. The Tenant must lock up the property when away from the house.
d. The Tenant may not assign this agreement to another party.
e. The Tenant may not sublet or rent any portion of the property to another party.
f. The Tenant may not make any alterations or repairs.
g. The Tenant may not tamper with the electronic equipment.
h. The Tenant may not move any furniture into the house.
i. The Tenant may not flush anything down the toilets or drains other than toilet paper.
j. The Tenant may not use bleach in the washing machine or pour it into the drains.
k. The Tenant may not change the locks or tamper with the gate.
l. The Tenant may not use the Property for any unlawful purpose.
m. The Tenant may not disturb, annoy, endanger, or inconvenience neighbors.
n. Quiet hours are 9:00 p.m. to 7:00 a.m. per County regulations.
o. Outdoor amplified sound is prohibited per County regulations.
p. Dogs may not be left unattended.
q. Dogs are not allowed on the furniture or in the hot tub.
r. The Tenant must clean up and mess made by their dog and wipe off muddy paws before bringing the dog in the house.
s. Dogs should not be allowed off leash outside and there must be no nuisance barking.
8. Smoking Outside: Smoking is allowed outdoors ONLY. If someone smokes within 20 feet of the doors or windows, Tenant shall run the air filters inside the house for at least 4 hours after smoking. If you are considering smoking indoors despite this prohibition, I encourage you to google “cigarette smoke decontamination service cost” as this will give you an idea of how much you will owe for clean-up.
9. Other policies: Besides the above terms, the additional policies and rules listed in the House Rules section (under Things to Know) are also a part of your agreement when you book this property.
