The space

A luminous studio that opens onto a inviting, leafy balcony.

In winter, the west-facing balcony gives maximum daylight and sun, so perfect for long-stays in the off-season, and for writers or students it even has a drop-leaf desk.

Everything is thought through for your comfort: The apartment features dedicated high-speed wifi and other amenities like free premium movie channels and English news channels. The kitchen is fully equipped, the sofa-bed is comfortable and super-easy to fold out, and linens and towels are provided... even beach towels, cushions and a beach parasol! The apartment is up only 1 floor, so not too difficult with luggage.

The location is top... super convenient, incredibly charming, history, great restaurants, night life... everything at your fingertips... and the Airport Express Bus drops you off practically at your door.

If you are here for a convention at the Nice Acropolis, nothing could be easier: The Nice Acropolis is 3 stops on the tramway, so less than 5 minutes door-to-door, or a pleasant 10 minute-walk!

The apartment has double windows for soundproofing and is very quiet with the windows closed, but as it is in a lively part of town it can still be noisy at night, so not recommended for ultra- light sleepers.

Other things to note

Everything is included: bed made up with freshly ironed linens, bath towels (even beach towels!), highspeed adsl/wifi, fully equipped kitchen, flatscreen cable TV with international news channels, premium movie channels, radio, the end-of-stay cleaning, and my personal guide from my website Best of Nice. Not to mention all the little details like hairdryer, toaster, adapter plugs... I've tried to think of everything!

The only thing that is NOT included is late check-in after 7pm, which is 30 euros extra.

One other thing to note: Old Nice is a very fun and lively part of town and tends to be noisy at night, especially on weekends. I have installed double windows, but still some noise can get through. Normally just the light buzz from a fan is enough to blur any outside noise, but I just want to say that this apartment is not for ultra-light sleepers.

My husband and I stayed at Allisons for 1 week. The apartment is centrally located in the old town of Nice. You have everything there including easy transat to buses trams etc. Allison has a blog"Best of Nice" that has everything you need to know. Great tips. Allison was great at communication. If this is your first time to the area you should really consider staying here. Thank you Allison☺️

Allison was a fabulous host - so easy to communicate with and always helpful. The apartment looked just as it does in the photos - it is a perfect little nest in Nice. I also appreciate that the linens and pillows looked like new - I have the feeling they are replaced often which is a lovely touch. The location could not have been better, it was right in between the old town and the shopping areas, and it seemed like nothing was more than a 10 minute walk away. The apartment is very functional, good water pressure, perfect little kitchen, nice to have the extras like the international phone and english news channels. The ONLY issue is the late night partiers on the street outside, so if you are a light sleeper make sure to bring some earplugs. I would absolutely recommend this flat to anyone, and would love to return one day!

Allison's beautiful little studio was perfect,and one of the best Airbnb places I have ever stayed at. Highly recommended. The apartment is in a very good location in the Old Town (a lot of bustle during the day, but it quiets down over night - and there are good windows). It had everything a couple would need for a trip - good kitchen, cooktop and a great little balcony for breakfast and dinner. Close to tons of great bars and restaurants, the grocery store, Place Massena, the tram, Galleries Lafeyette - you name it. Allison was also extremely helpful with everything I needed, helping to arrange for a delivery that I had sent and answering any questions I had about getting around the city. Can't wait to come back to Nice, and would definitely enjoy staying in the studio again.

Allison's place is incredible! Its a wonderfully cozy spot that is very easy to find. It seemed like no matter how lost I tried to get in the city I was always able to find my way back no problem. My favorite thing, besides the location is the wonderful balcony with a view overlooking a park across the street. Almost every morning I walked to the market, grabbed a baguette at the boulangerie, and made myself breakfast and coffee to eat on the balcony. Allison herself was amazing too, she is definitely an expert on Nice (she has a great blog about things to do in the area). She met me at the door when I got off the bus from the airport and went over all of the the details about the apartment and all of the important places to know were close by. Communication was fantastic and I can't say enough about how incredibly accommodating and friendly she is.

Allison's Airbnb location couldn't be better for exploring Nice. Easy to find, close to restaurants, groceries, transportation and the beach. What more could you want? We loved that the balcony looked out onto the park across the street and the tramline was literally just out the door. The unit was well appointed for a comfortable stay. We didn't do much cooking, but the kitchen is well equipped for making meals. The bed was comfortable considering it was a fold out sofa type, and very easy to set up from sitting to sleeping. Water pressure in the unit was great and the water was HOT! We would recommend this apartment to anyone wanting to experience life as a local on Old Town Nice.

Allison was a great host, she‘s super friendly and helped us with everything. The location of the apartment was perfect as well as the apartment itself. You could find everything you needed even beach towels and adapters, the apartment was decorated so lovely, she really thought of every detail! We really enjoyed the balcony as well. However it can get a bit loud during the night as it is located with the old town and tram stop right at your doorstep but also for that Allison had a solution. Just turn on the little fan in the room and the noises were gone. Also make sure to check out her blog (bestofnice), it is really helpful and it was basically the only guide we used for our stay in nice, you‘ll find everything there! All in all we absolutely enjoyed our stay there thanks to Allison and her lovely apartment.

Great location with easy access to the Old Town, Cours Saleya and beach, plus easy access to the rest of Nice including the railway station via the nearby tram stop. I settled into a most agreeable routine of visiting the likes of Cannes, Antibes and Villefranche in the mornings by train, then down to the beach in the afternoon via the Old Town. Nice touches include having beach towels available for use in the apartment. Allison strikes just the right note, with helpful advice ranging from where best to buy groceries to where to see good live music.
