It's hard to beat this ultra-convenient setting, adjacent to the Potomac River, Georgetown and the rest of Washington D.C.

This is a fully equipped studio with a separate kitchen in the highly popular River Place South building, minutes from DC by metro, bus or foot. It's a straight shot by metro or bicycle to Amazon's new headquarters expansion site, the fruit of a nationwide selection process. Also within a couple miles are campuses of Georgetown, George Washington, George Mason and Johns Hopkins (SAIS) universities, among other higher learning institutions and offices of major international institutions.

River Place itself is a leafy, gated, resort-style complex -- two blocks from the Rosslyn Metro station/hub.

This 7th-floor studio features bamboo hardwood and tile floors, along with a 43" swiveling, wall-mounted, Toshiba Smart UHD TV. With its built-in technology, you may subscribe to thousands of channels, apps, and Alexa skills, including Netflix, Prime Video, YouTube, Hulu, HBO, SHOWTIME, Disney+, STARZ, and PHILO.

Other fine features: Cararra marble bathroom vanity, Comcast Xfinity Wi-Fi with Comcast-advertised downloads of up to 100 mbps -- and direct access to the sprawling, 10,000+-square-foot, in-house fitness center with late-model equipment and free fitness classes, plus sauna and steam room -- when they reopen from the pandemic.

The apartment is sunny with large wall-to-wall, double-pane, picture windows; four closets including a walk-in closet; and built-in, oak-clad bookcases. It's fully furnished in contemporary style and stocked with kitchenware and linens. The unit is 406 square feet. Included is a tiled kitchen with granite counter tops, under-cabinet lighting and Whirlpool "White Ice" dishwasher. The queen-sized bed is 60" wide (152 cm) by 80" (200 cm) long.

From the apartment, you may stroll across the picturesque Key Bridge in about 15 minutes to D.C.'s trendy Georgetown neighborhood of ethnic restaurants, lively clubs and busy nightlife near Georgetown University. Everything is at your fingertips from this apartment -- it's ultra-convenient for working or studying in Washington D.C. and surrounding areas.

One nearby gem is Theodore Roosevelt Island, an 88.5-acre national memorial and nature preserve in the Potomac. The island is crisscrossed by trails and boardwalk that transport you from the urban environment. It's home to a free, weekly, volunteer-led, 5K run on Saturdays at 9 a.m. All levels of runners and walkers are welcome, often followed by sessions at a nearby coffee shop.

Zipcar and Capital BikeShare stations each are virtually at the doorstep of the River Place campus.

The River Place South building is the most updated part of the cosmopolitan River Place community. Recent upgrades to the building have included new windows, laundry room, hallways, roof, lobby, mail room and gym. The sauna and steam room also have been updated recently but remained shut for now along with the rest of the fitness center because of the pandemic.

A concierge is on duty seven days a week in the ski chalet-like lobby to log in your parcels and to steer guests. The community's amenities include a resort-style outdoor pool with lap lanes and hot whirlpool in a Japanese rock-garden setting. A gatehouse that controls vehicular entry to the River Place complex is staffed 24/7/365.

Also featured: the in-house health club with late-model cardio and strength equipment; an on-site grocery store (open until 11 p.m. on weekdays, midnight on weekends), hair salon/spa and dry cleaner/tailor shop.

On-site garage and surface parking are typically available from third parties @$100 to $125 per month, depending on precise location. Garage parking typically costs $125. Early check-in on your move-in day may be available. If so, we're happy to accommodate.

Washer/dryers are housed on the building's first floor, operated with quarters or debit or credit card. The updated laundry room features washers and dryers that handle loads for no more than $1.50 each.

The River Place South building overlooks the Potomac River and DC's glowing white marble, granite and sandstone monumental core, including the Lincoln Memorial, Jefferson Memorial, Washington Monument, Kennedy Center and Capitol Dome. Another side overlooks the Iwo Jima Monument National Park, home to the sculpture of U.S. Marines planting the flag during World War II's Battle of Iwo Jima.

This apartment features a rolling, village-square view of the River Place complex and Rosslyn beyond. The property lies close to jogging and biking trails along the Potomac River, upscale shopping in nearby Clarendon and acclaimed dining.

You may want to try, for instance, the Quarter Deck -- a popular crab shack with sunny terrace noted for freshly steamed Maryland Blue Crabs, scallops, oysters, crab cakes, and a tart frozen Key Lime pie dessert. Just one block from the River Place gatehouse, Michelin-starred chef Fabio Trabocchi and his wife Maria have crossed the Potomac River for the first time in their Washington career to open a third location of their celebrated Northwest D.C. pasta house. A Michelin-starred chef's newest restaurant, that is, now is delighting diners on the very block nearest you. It's meant to be an outstanding neighborhood "joint" -- exceptional food at moderate prices in relaxed surroundings with impeccable service. For Michelin that’s $40 for two courses—or small plates, tapas-style —plus a glass of wine or dessert (tax and tip not included).

For touring, the apartment's location is also unsurpassed: 5-7 minutes' walk to the Rosslyn Metro station, an intersection of the Orange, Blue and (newest) Silver metro lines. One stop away is DC's Foggy Bottom Metro stop, George Washington University and the John F. Kennedy Center for the Performing Arts. Separately, a $1 D.C. Connector shuttle bus whisks you over the Key Bridge to Georgetown and then to Dupont Circle, the beating heart of DC's intellectual life (home to some of the nation's most prestigious think tanks and research institutions, including the Brookings Institution, the Center for Strategic and International Studies, the Carnegie Endowment for International Peace, the German Marshall Fund, The Eurasia Center, the Peterson Institute and the School of Advanced International Studies of The Johns Hopkins University).

A wide range of restaurants, take-outs, food trucks, and coffee shops -- along with co-working spots, Safeway supermarket, Target Express and CVS drug store -- all are just around the corner from River Place - either along or next to Wilson Boulevard, Arlington's main thoroughfare. It's hard to imagine a more convenient spot in the D.C. area.

Notes: The Iwo Jima Marine Corps War Memorial adjacent to River Place is a major D.C. landmark. It's the traditional home to the Sunset Parade, a stirring free performance on Tuesday evenings during the summer months by the United States Marine Drum and Bugle Corps, with the Marine Corps Silent Drill Platoon. Crowds gather at the Memorial on the 4th of July to watch the national fireworks display.

The D.C. Circulator bus runs among Dupont Circle, Georgetown and Rosslyn. For $1.00, you may hop on the Circulator at the corner of 19th St. N. and N. Moore St. -- about seven minutes' walk from River Place -- and zip across the Key Bridge into D.C. For the return trip, pick up the bus in Dupont or Georgetown. Buses run every 10 minutes from 7:00 a.m. - midnight Sunday through Thursday and 7:00 a.m. - 2:00 a.m. on weekends.

Other things to note
The building's management office requires that you register as a resident. This entails a $25 charge per resident that must be paid to the office by check, not cash, at check-in. This covers the use of the in-house gym, outdoor pool (in season) and other community amenities, including free fitness classes. It also yields a personalized electronic key fob to streamline access to the building. A lease-like document, to be supplied, is required to register with the management office. The building uses central heating and air conditioning, not individual thermostats. A three-month minimum lease is required.

Super-convenient connections to DC and northern Virginia by car, bus, metro, bicycle and foot. Also a snap to get to the area's Dulles (IAD) and Reagan National (DCA) airports. DC's trendy Georgetown is just across the historic Key Bridge. And Rosslyn itself is taking off. A Michelin-starred chef has opened his first Virginia property one block away. Breathtaking River/DC Monument views from the leafy, gated campus.
