This 500 square-foot garden level suite is completely private and includes 2 bedrooms, a family room with wet bar, toaster, coffee maker, small refrigerator and a private bathroom with spa tub. There is also a 51" TV and wireless internet access.

Covid Precautions:

My husband and I have had both vaccinations and at this time we are only able to accept guests who have also been vaccinated.

All areas that might be touched are thoroughly sanitized when guests leave. This includes the TV remote, all doorknobs and handles, and the stair railings.

All bedding and towels are washed on the hottest possible water setting .

Now for the listing details:

First....the dog:

Max is a 55-pound male German Shepard mix. We got him from a Rescue Organization so his age is a guess. He is still very puppyish and is about 2 years old. He is VERY loving and friendly but still a little on the enthusiastic side when he greets people although he calms down very quickly.
However, if you are absolutely not a dog person, this would not be a good listing for you.

This 500 square-foot garden level suite is completely private and includes two bedrooms, a family room and a bathroom.

Bedroom #1 has a Queen-sized pillow-top mattress and padded mattress cover. Guests have commented on the comfort of both the bed and the bedding. The bedroom includes a wall-to-wall closet with lots of hangars, extra blanket and pillows, a floor fan, a space heater and a clothes hamper. There are also 2 bathrobes if you need one and forgot yours.

Need more than one bedroom? Bedroom #2 also has a comfortable queen-sized bed a dresser and desk. The large closet is shared with our extra stuff, but about 75% of the closet is available with plenty of room and hangars for your clothes. This bedroom gets some noise in the morning from the kitchen upstairs. The noise lasts from about 7:00-8:30. It is best used by the heavy sleepers or early risers in your group!

The family room has a 51-inch Hi Def TV, fridge, wet bar, Keurig coffee maker, toaster and microwave. The refrigerator is stocked with bottled water, some yogurt and a few other basics. We also provide a variety of K-cups and tea.

The suite is very private. If you wake up at 5:00 AM and want to make yourself a cup of coffee and watch TV, no one upstairs will hear you!

We have satellite TV and a DVR so you can record and watch your favorite shows.

There is WiFi for convenient internet access and you are also welcome to use our printer/fax/copier.

Full, private bath with a spa tub that includes Jacuzzi jets and a shower. There are towels and washcloths and hand towels for your use with extra towels stored under the sink. .

The bathroom includes a cabinet stocked with anything you might have forgotten including toothbrushes, toothpaste, razors, shaving cream, shampoo, crème rinse, etc. Supplies also include a hair dryer and curling iron.

You are welcome to use our washer and dryer but please do your laundry before 7:00 at night. :)

In response to several questions lately about kitchen access, we are sorry, but we are unable to provide guests with use of our kitchen.

Do you like to walk? We have lots of open space with trails for walking right behind the house.

Within a mile or so of our house: a full sized grocery store, library, two coffee shops, Wal-Mart, Chili's restaurant and several local restaurants. Old town Lafayette which has shops, restaurants an ice cream store and art studios is within walking distance.

If you are having coffee at the little table on the front porch or on our deck, you will probably be entertained by the rabbits and squirrels running back and forth and up and down the trees.

There is no direct access to the suite other than through the front door and down the stairs.

Stairs: there are 14 (carpeted) stairs down to the suite; seven stairs to the landing and seven more to get downstairs.

Check-in is at 3:00 PM and check out is at 11:00 AM. This is can be VERY flexible based on whether or not other guests are leaving or arriving on the day you arrive or depart.

IMPORTANT: Please let us know what time you will be arriving and keep us updated if your arrival time changes. We need to know when you are coming to make sure one of us is here when you arrive.

It is okay with us if you are going to be arriving after 9:00 PM, although we might not still be up. In that case, we will leave the front door unlocked for you and a note inside with instructions for getting around downstairs; the stairs down to the suite are about 10 feet from the front door so letting yourself in and finding the suite is easy. Once you have checked in you will get a key to the house and can come and go as you like.

Very quiet area and even more so at night.

Convenient, free street parking just across from our house. However, our HOA does not allow street parking for campers or rental trucks.

We live about 9 miles from Boulder. It's an easy drive from here and usually takes 15-20 minutes. We are between Boulder and the Denver airport so if you are flying in or out, you are 15-20 minutes closer to the airport than if you ere staying in Boulder!

Our neighborhood is extremely quiet. The only traffic is from residents, because the street going in and out is not a through street.

Downtown Lafayette is an easy walk from here, and there is nearby bus service to and from Boulder.

If you are visiting someone in the area and want them to check us out before you commit to a reservation, they are welcome to schedule a tour of the suite with us.

We enjoy having guests and will do everything we can to make you feel comfortable while you are here.

Our street loops in and out of our little development and is not on the way to anywhere else, so it's very quiet here. Our neighbors are also very quiet. Also the view of open space from our deck is one of the reasons we bought the house! You are welcome to sit on our deck and enjoy the view.

My husband Greg and I moved to Colorado from California in January 2010. We absolutely love our house and our surroundings. The weather is beautiful and every sunrise and sunset is a different show of beautiful sky and clouds. Greg is a project manager for a small software company that writes software for oil companies to measure their emissions to meet EPA requirements. I am retired from many things including my own business teaching computer literacy classes to seniors. We both love to read, take long walks in our open space with our chocolate lab, go hiking, go out to dinner and go to movies. We particularly prefer Indie films. Greg is also an accomplished pianist who composes and plays his own music and has released three CDs. We are very easygoing hosts and no one has ever left here without loving the experience of staying in our private suite downstairs. We have a guest book for everyone to sign when we leave and the comments we have received so far are all great reviews. We love having guests and have no problems making people feel comfortable.

During your stay

There is no private entrance. You leave and enter through our front door and then go downstairs to your private suite. Once you have checked in, you are free to come and go without knocking. I usually leave the front door unlocked when guests are out, but I will also give you a key if you want the reassurance of having one. If we are home when you leave and return we will greet you and say goodbye to you. After that it's up to the guest. We have been invited downstairs for a glass of wine and have invited guests upstairs to have dinner with us. Other guests come and go and we hardly see them. Whatever the guests want is okay with us. Once you have checked in, don't worry about coming home late and bothering us if we are asleep. We won't hear you. The dog sleeps in the bedroom with us and is used to people coming and going. She won't pay any attention to you if we are all asleep in the bedroom.
