Charming and spacious garden cottage, originally built as a billiard room and summer house. It has a large open living/dining/kitchen with cupola, wooden floors and stained glass windows, and woodburning stove. One double bedroom plus shower room.

The space

The cottage is a mix of charming quirkiness, faded grandeur and modern convenience. We think it may have been the summer house of the family who originally owned the main house (which is Georgian) and was added on as part of a makeover in the Aesthetic Style in the late 1800s. It has a large cupola in the middle of the main living room, letting in beautiful light. Perhaps there would have been a billiard table there, or it may have been used as an artist's studio.

There is a carpeted double bedroom, with shower-room off. The main living area has two double sofa-beds, with sprung mattresses, which will comfortably accommodate a family or a group of friends (though the access to the shower-room is off the main bedroom). There is a dining table with chairs in the bay window, and a modern functional kitchen which includes a Miele dishwasher, induction hob, and combined microwave and oven.

There is a Sonos system with online streaming which you are welcome to use ... listen to old favourites or try something new.

For winter months there is a wood-burning stove, though there is also gas central heating for convenience. We provide a laid fire in the stove, ready to light, and a basket of logs; you can purchase more logs from us at the price we pay for them, which is around £5 for a bag.

Although we are on a busy street, because the cottage is at the back of the house and at the end of the garden, it's very peaceful and quiet.

Guest access

You'll have access to our garden, with lawn, table and a barbecue you can use. There is a parking space in front of the house if you have a car.

Interaction with guests

We live in the main house so are available to help with queries and are always very happy to chat; however we also respect folks' desire for privacy and space.

Other things to note

We do have two friendly dogs who like to spend time in the garden; if this is an issue let us know and we will keep them inside while you are visiting. We also have two friendly children. One of our cats occasionally wanders through the garden, though she usually keeps to herself.
Access to the cottage is through the garage, using a remote to open and close the door.

A super place to stay - very comfortable and a great location with very easy access into the centre of Edinburgh. We felt very well looked after - the fire all laid and ready to go - and the apartment was very well stocked with everything we needed. We didn't meet Sarah - though did meet her charming house guests - and communication was excellent throughout. We would love to return!

Very comfortable and characterful accommodation with all the 'mod cons'. We were welcomed with provisions and a bottle. Great location for walk/bus into Edinburgh city centre. We would definitely come back, thanks for sharing your home with us.

We had a really lovely couple of nighta here. The location was perfect, walking distance to the city centre and nice and easy access to Peffermill playing fields. The cottage is nice and secluded, very peaceful and night. The extra little treats left for us were a lovely touch and the whole place has a warm cosy feel. We especially loved the stained glass windows.

Lovely place which was spacious and light during the day whilst cosy at night. Perfect for nights in with the fire roaring, but close enough to town for a night out if that's more your thing. Sarah was very welcoming and helpful, and we were pleased to find some food and wine had been generously left for us to enjoy. Would highly recommend!
