Quirky, open-plan,split level, self-contained annex attached to a 16th century farmhouse (with tennis court), which is situated on a nature reserve lake. 15 min drive to Central Reading and a 20 min walk (1 Mile) to Theale train station-38 mins to London Pad (please not that part of the walk there is not a pavement, so it maybe be best to come by car or taxi).

The space
A self contained, open-plan, split level annex with separate entrance and small private garden area, full of character with wooden beams set in the beautiful Berkshire countryside. Kitchen and private bathroom with shower/bath. Superkingsize bed, sky television and wifi available. Use of private outdoor tennis court (overlooking lake) and direct access to nature reserve walks via the main garden.

Guest access
Private access to guest annex and own garden area . We have a tennis court too which can be used by guests but will need to be booked in on arrival (for guests only). Sleeps two, but if required we have blow up beds for children if required for a short (overnight) stay it is all open plan, so its probably only suitable for a small child/baby. For guests staying 3 nights or more, if notice is given prior to arrival keys can be supplied for our indoor heated swimming pool. (Pool is fitted with an electronic safety cover for children safety). Please check if the pool is on if you would like to use it, as we tend to turn it off over the deep winter months.

Other things to note
We are situated just off the the M4 corridor which has great access to London, Ascot, Windor, Bath, Bristol, Oxford and the Cotswolds, depending on what you plan on doing on your stay we are ideally located to really get the most of your vacation here in the UK.

Our house sits in its own land and backs directly on to a nature reserve and 50 acre lake. There is a nice pub 5 mins walk always and we're about 10 min walk to Theale (train station)which has direct access to Reading (6mins), London (from 38 mins). We are 5 min drive from M4 J12.o

We are a happy, busy family of four with two friendly dogs and free roaming chickens ( So dogs need to be kept on the lead in the garden if they are partial to chicken and feathers!) we have wonderful staff who work most days; there is pretty much always someone on hand to help with any questions or queries you may have.
