This historic building is the last remaining cottage on the old Vue De Lac cottages property which was established in the 1940's. The cottage is the old Muskoka style with open vaulted ceilings and lots of windows. The bedroom contains a double bed, dresser, a closet, clock radio/alarm, a 32" LED Smart flat screen television and an electric baseboard heater. The bathroom includes a pedestal sink, toilet, walk-in rain shower, soap, shampoo, conditioner, hair drier a double dresser and a portable electric heater. The "L" shaped main area includes the living room, kitchen and dining area overlooking the water. A large ceiling fan keeps the air moving throughout the cottage and a 10,000 BTU air conditioner is available to cool things down when required. The living room has two love seats, chair, 32" LED Smart flat screen television with Bell Expressview satellite programing, a Sony Blu-ray DVD player and an electric baseboard heater . The well equipped kitchen includes a 19 CU/FT refrigerator, Jenn-Air electric range with full size oven, microwave oven, toaster oven, blender, water dispensing cooler, 10 cup drip coffee maker, Keurig single serve coffee maker ( pods not provided ), crock pot, food processor, dishes, mugs, glasses, tin foil, saran wrap and utensils. You will also find mustard, sweet relish, tomato ketchup, butter, barbeque sauce, extra virgin olive oil, canola oil cooking spray, soy sauce, sugar, salt & pepper, garlic & onion powder, Montreal steak spice, dry ground mustard, celery salt, coriander, ground cloves, Italian and Greek seasoning, cumin, thyme, rosemary leaves, cinnamon sugar, coffee & tea in the fridge and kitchen area. The dining area has a maple table and 4 chairs. We also have a flashlight and bug spray in the cottage for your use. The WI-FI in the cottage comes from a copper based DSL and runs at 10 mbps download and 925 kbps upload speeds. It will probably seem slower than your internet at home. Outside you will find a 6 burner propane barbeque with grilling tools, large picnic table, a portable fire pit, Muskoka chairs and a hammock to relax in. Guests staying at least two weeks will receive fresh bedding, bathroom towels and tea towels weekly.
The cottage is located on the same property and in close proximity to the owners permanent residence. Guests will have private cottage access and shared access to the docks and entire 205 feet of shoreline for swimming, kayaking, wind surfing, fishing, etc. You should be aware that we have a few friends who keep their boats at our docks and that they may drop by periodically to access them. If you don't want to see other people during your vacation and total shoreline privacy is critical this location may not be your cup of tea.
Interaction with guests
The owners will normally be available on site to answer any questions, make restaurant/shopping suggestions and perform any required maintenance. We try to give our guests as much privacy as we possibly can.
Other things to note
We have a 2 person kayak and all the required safety equipment available for our guests to use. We also have two 21 speed bicycles for our guests to enjoy on the relatively flat terrain around the Bracebridge and Gravenhurst area.
Please be aware that all guests must agree to sign an Activities Waiver & Release Form prior to kayaking, canoeing, paddle boarding, boating, diving, swimming or riding bicycles while renting our cottage. We encourage all guests to read the Activities Waiver & Release Form below, and also to seek legal advice if they choose, prior to booking.

(collectively the "Activities Provider's")
OF THE SECOND PART
IN CONSIDERATION OF the covenants and agreements contained in this Agreement and other good and valuable consideration, the receipt of which is hereby acknowledged, the parties to this Agreement agree as follows:
Being of lawful age and in consideration of being permitted to participate in the activities described below, the Participant releases and forever discharges the Activities Provider's, the Activities Provider's spouse, heirs, executors, administrators, legal representatives and assigns from all manner of actions, causes of action, debts, accounts, bonds, contracts, claims and demands for or by reason of any injury to person or property, including injury resulting in the death of the Participant, which has been or may be sustained as a consequence of the Participant's participation in the activities described below, and not withstanding that such damage, loss or injury may have been caused solely or partly by the negligence of the Activities Provider's. Parents and or grandparents will be considered responsible for any children under the age of eighteen and at their sole discretion will determine, which of the activities described below, their child or grandchild may or may not be able to participate in.
The Releasor understands that the Releasor would not be permitted to participate in the activities described below unless the Releasor signed this Agreement.
Details of Activities
The Participant may choose to participate in the following activities: Kayaking, canoeing, paddle boarding, wind surfing, sailing, boating, water skiing, wake boarding, tubing, scuba diving, snorkeling, diving, swimming or fishing in or on the Muskoka River or the Muskoka Lakes, campfires, riding bicycles, hiking or going for walks while renting the Activities Provider's cottage at 1114 Beaumont Farm Rd, Bracebridge, Ontario, P1L1X2.
The Participant acknowledges that this Agreement is given with the express intention of effecting the extinguishment of certain obligations owed to the Participant and with the intention of binding the Participant's spouse, heirs, executors, administrators, legal representatives and assigns.
Fitness to Participate
The Participant acknowledges that the Participant does not have any physical limitations, medical ailments, physical or mental disabilities that would limit or prevent the Participant from participating in the above mentioned activities. If required, the Participant will obtain a medical examination and clearance.
Full and Final Settlement
The Participant hereby acknowledges and agrees that the Participant has carefully read this Agreement, that the Participant fully understands the same, and that the Participant is freely and voluntarily executing the same.
The Participant understands that by signing this Agreement, the Participant agrees to be forever prevented from suing or otherwise claiming against the Activities Provider's for any property loss or personal injury that the Participant may sustain while participating in or preparing for the above noted activities.
The Participant has been given the opportunity and has been encouraged to seek independent legal advice prior to signing this Agreement.
This Agreement contains the entire agreement between the parties to this Agreement and the terms of this Agreement are contractual and not a mere recital.
This Agreement will be construed in accordance with and governed by the laws of the Province of Ontario.
The maximum number of adults allowed to sleep in the cottage is two. Children will be welcome as long as the owners are informed. No additional guests will be allowed on the property at anytime unless the owners are informed and have given their permission. No tents or camping allowed on the property. Non smokers only, no smoking allowed on the property, no pets, renters must be 21 years of age or more, we expect noise levels will be kept at an acceptable level for the neighbourhood and that the Town of Bracebridge noise bylaws will be followed. Guests must abide by the local fire ban rules in effect at the time of their rental period. All guests must sign an Activities Waiver & Release Form prior to kayaking, canoeing, paddle boarding, boating, fishing, diving, swimming, riding bicycles or going for walks while renting our cottage.
