Las normas se establecieron con el propósito de que disfruten de una estadía tranquila y segura en éste lugar.
We welcome guests and we hope will have a pleasant stay. Please,acknowledge the following rules for temporary accommodation that should be observed during your stay at our rental property.
1) NO ESTÁ PERMITIDO FUMAR. SMOKING IS NOT ALLOWED: Por favor NO FUME en el interior del edificio, en los espacios comunes ni en el interior del departamento. Please,don´t smoke in the building or in the appartment. NO drugs, please.
2) RUIDOS MOLESTOS UNPLEASANT NOISES: Está prohibido efectuar ruidos molestos y se requiere la observancia de respetar los horarios de descanso, de 13hs a 16hs y de 21hs a 10hs . No realice fiestas ni actividades ruidosas en el (URL HIDDEN) is forbidden to make any kina or disturbing noises, and we ask you the observance of quiet hours, from 21 hs (9 pm) to 10 hs ( 10 am).
3)SEGURIDAD – SECURITY:Cuide la seguridad. Tenga cuidado al abrir o cerrar la puerta de entrada al Edificio o del (URL HIDDEN) permita el acceso a personas extrañas. Ponga siempre llave a la (URL HIDDEN) dar la llave a otras personas. Please,be vigilant regarding the building´s security. Be careful when you open or close the main door.Don´t allow strangers inside. Always lock the door. Please do never give the keys to other persons.
Usted solo podrá utilizar la unidad con fines de vivienda transitoria. No se aceptan huéspedes que vayan a realizar actividades ilícitas en la unidad, o invitar señoras o señores de compañía, durante la estadía en el departamento. No se podrá invitar a pernoctar ni a compartir la vivienda a personas que no hayan sido registradas en la Ficha de Ingreso. Las mascotas no estan permitidas.
The purpose of the rent is Only for transitory residence. It´s not acceptable to develope not legal activities in the apartment as well as to invite ladies or gentlemen as partners during your stay. Its forbidden to overnight or to share the apartment with persons who are not included in the Registration Form. It is not suitable for events. Pets are not allowed.
El horario de recolección de basura es de Domingo a Viernes a partir de las 20 hs ( 8 pm) Por favor,sacar la basura en bolsas de residuos ( incluídas las botellas) en ese horario y no antes, y deberá depositarse en el volquete próximo instalado en la calle.
Litter should be taken out of the building from Sundays to Fridays at 20 hs ( 8 pm) always with litter bags, including the bottles, and please place them into the deposit placed next in the street.
Por favor, dar aviso de cualquier desperfecto al momento en que se produce, a efectos de proceder a su reparación.
Please,inform about any problem of maintenance immediaely, to provide its reparation in due time.
7) Early check in or late check out are possible only upon availability. To guarantee availability an extra night booking is needed.
8) We expect you to be kind and careful to treat the apartment and its content. Considering it is not a hotel, daily cleaning and service washing are not provided. Poorly washed dishes and stains on linen and towels are unwanted, so please take note to consider double checking before leaving. Our cleaning lady comes once a week to the apartment, therefore please coordinate your planning to be at home during the cleaning service. Otherwise, your absence will allow us to consider a permission to clean the apartment even if you are not at home in that moment.
9) Extra charges. In addition to charges already stated and detailed in Abnb platform, please find the following to be paid at the check in:
Cleaning per week usd 10, (month usd 40)
Energy services usd 12 per week (subject to a normal consumption in the apartment).
Extra copy of the set of keys usd 25
10) It is specially recommended not to waste energy. Use it conciously and make sure to turn of light, appliances and gaz stove, heating and air conditioning when you go out or when not needed. Please double check it and make sure to lock all doors when you leave. Please do not open the door to strangers or even to persons suposed to come from a service company.
11) Host is not responsible for the loss of personal belongings or valuables of the guests. Homeowner is not responsible for accident, injuries or illness that occur while on the premises of its facilities.
12) By accepting this reservation it is agreed that the guest is expressly assuming the risk of any harm arising from there use of the premises or others whom they may invite eventually to use the premises, although it is not allowed to receive persons not registered.
13) Guest agree not to download any unlawful content, assuming otherwise, the eventual responsability of actions not allowed by this rules or by local or international laws.
Esperamos que éstas normas de convivencia le resulten de utilidad. Le recordamos que la violación de cualquiera de éstas normas, comporta el desalojo inmediato sin devolución de la renta abonada.

The flat is in a nice and safe place of Buenos Aires. Around is everything you need. In walkingdistance (10min) is the subwaystation and very nice bars and restaurants you find 15 min away. At the beginning the kitchen and the floor was'nt clean. Also the kitchen was not equiped for cooking. As we told Alvaro his parents Viviana and José came around cleand and gave us everything we needed for the kitchen.

The apartment alvaro rents is a very nice one. For me, the location is perfect. Palermo is a safe beautiful neighborhood. It's less than 10 minutes away from the subway station which will take you everywhere. 5 minutes away from Santa Fe where there's absolutely everything you need. Though it's very close from this big Avenue, the street is Really calm and I never got awaken by a noise. The apartment itself has everything you'll need. It s a bit old and the shower/Wi-Fi aren't the best one, but work just fine. It has a lot of charm, especially with the big outside terrace

I spent 45 days here, and I really loved this place, it became my "home" very early on. The flat is small, but enough for two people, perfect for one. During the day it's really bright. The kitchen place is not so big for big cooking, just for basic foods, but there's a good grill oven. The terrace is the best thing, it's sunny on the half of the day, and you can enjoy the sunset from it. Alvaro was helpful during the whole stay, he lives in the same buiding on the first floor. The neighbourhood is really good, there's three vegetable shop nearby, few place where you can take a lunch for good price, and supermarkets. Also there's a beautifull park pretty close. And you can connect to the whole city, through a big street which is very close also. Palermo Soho is very close, if you prefer nightlife.

We really enjoyed our stay in Alvaro's place. The flat is very well located, in the heart of Palermo and well communicated with the rest of the city. The place is pretty small, but has everything you need and we loved the terrace which was essentially like additional room. Alvaro and Viviana were extremely helpful and went out of their way to make our stay there as good as possible. We recommend this place to anyone!
