This super cool and comfortable little cottage on the river couldn't be more convenient to all that the great city of Portsmouth and beautiful surrounding area has to offer. Enjoy true walking access yet be in a quiet 18th c. residential neighborhood

First off, the listing description states that the parking for this property is on the public street yet Carly and her friends parked in the neighbor's driveway causing him to send me an email threatening to tow their car. He was quite irate as he couldn't enter his driveway. I had to contacted them several times as they were not responding to get them to move their car. I could have let their car be towed I suppose. They also sent me many messages that I responded to. They requested some things at the cottage and info on beaches, bike rentals, etc. I obliged all of their requests. It's crazy to to infer I was inconsiderate of their out of country roaming charges. Carly states in her review of me that I mistrusted that they were students and asked where their classes were. This is hilarious. I asked where there classes were because I was excited for them to see my beautiful city I love so much and wanted to make sure they were seeing an insider's view of it. Twice I offered to take them out on my boat for free because I was enthusiastic to share Portsmouth with them but the timing never worked out. I also went to the cottage twice that week to bring them things they asked for but they were never there to meet. The checkout time in my listing is not flexible. I had another guest checking in at 3pm. I could not let Carly and her friends stay there until 1pm and have it ready for a 3pm guest. I have emails from Carly offering to give me $10 for cleaning the stain on the chair that was shown to her before she left. She has acknowledged the stain. They also left it messier than anyone else ever has. Read the reviews I have left for every other guest of my cottage- I state how clean everyone's left it in all my reviews. I've not criticized a single guest before. Read all the reviews left about me-all 100% positive. My listing says no more than 2 guests but I made an exception for these 4 girls as I was trying to help these college students from Montreal who had to take a sketching class in Portsmouth and couldn't afford hotel rooms. I really didn't want to do this at first because the cottage is so small but was persuaded by Carly in a phone call and now she says I'm not 'student-friendly.' I could have said no and they would have had to pay high season hotel fees of about $400 a night. I think they must have spilled some water paints from their sketching on the linen chair and don't want to pay the $90 I am asking for to professionally remove the stain (hopefully!) and are making me the issue now. I even gave them eggs from my chickens. Some appreciation! One last thing, stating the rules is not harassment.

Michele's place is adorable. The location is in the heart of historic Portsmouth and convenient to everything. I loved watching the morning walkers, joggers and dogs from the front porch. Michele's recommendations were spot on.

Great little house with everything you need. Host was very accommodating with local attractions and the house was spotless. Still, nothing beats the location! Waterfront views and steps away to Prescott park. Highly recommended!

You can see the water from every window but one when inside the house and you can see it when sitting at the patio outside; even other guests have mentioned that feature in their reviews. Here is what one guest said in the same week that Emily stayed: " It is such a charming cottage, cozy and comfortable inside and out. The living room was a perfect place to unwind in the morning and the front yard is lovely too. The photos are very accurate" I don't understand why she would include that there is no wifi, TV or AC in a negative light in a review when the listing says there's no wifi, TV or AC. Don't book a space that doesn't have all the features you want and then complain that it doesn't have all the features you want. She didn't even use all the towels I left her. There are 3 hotels in downtown Portsmouth, none are boutique or luxury hotels, just well-known mid-grade properties: the Hilton Garden inn, the Sheraton and the Marriott Residence. The prices for the same days range from $381-433/ night plus parking. I charged Emily a flat $220/night for a house all to herself with an outdoor patio. Yes, airbnb adds fees but those are not from me or given to me. I haven't had an unhappy guest in forever. I don't like when it happens but you really can't win them all.
