The space

The Space
The main farm building includes a charming original cottage with four light-filled bedrooms, each greeting the morning sun. The bathroom, featuring a clawfoot freestanding bathtub, is bathed in natural light for a serene experience.
A well-used hallway leads to a study area and an internal laundry available for guest use. The modern section of the house wraps around the original timber cottage and includes the main bedroom, complete with a walk-in wardrobe, ensuite, and a large bay window with seating. Architectural, modern ceilings add to the spacious and relaxing ambiance.
The open-plan entrance, living space, kitchen, and dining area offer breathtaking views of the rolling hills. A glass walkway connects the main building to the renovated garage, a delightful spot to enjoy morning or evening sun. This space also features a combustion fireplace and TV.
Just a short walk away, the original dairy has been transformed into a charming private suite with a bedroom, kitchenette, ensuite, and lounge area, including a sofa bed for additional guests.

Avoca is ideally situated near Fitzroy Falls and the villages of Burrawang and Robertson in the Southern Highlands. Burrawang is a lovely historic village with General Store, Pub and School of the Arts Hall, while Robertson is famous for its Pie Shop, Old Cheese Factory and Heritage Railway Station. The area boasts numerous National Park walks, antiques shops, galleries, wineries and wedding venues such as Mali Brae, the Robertson Hotel and Southern Highlands Winery.

Guest access
The farm buildings are free space to all guests to enjoy. Also the immediate maintained grounds adjoining the buildings. We ask that guests please stay out of the fenced paddocks as there may be livestock grazing. Please never open locked gates and not shut. Thank you.
Other things to note
Please bring a comfy pair of slippers along with your belongings to wear on the new carpets and polished timber floors as rocks and soil may scratch and stain our perfect finishes.
Also please carry your luggage in from outside. As the wheels pick up small rocks that will scratch the tiled entrances and Hardwood floors. Thank you.
