Experience the most incredible 180 degree North views across the crystal clear water of Boat Beach. Sit and watch the endless dolphins and sea action all day, every day.

This recently renovated house is regarded as one of the best in Seal Rocks

The space

Norma's is one of the premier beach houses in Seal Rocks with incredible ocean views towards Smiths Lake, Boomerang each, Blueys beach and beyond. The house is situated right on tranquil Boat beach - so close you can nip back to the house for extra ice for your G&T on the beach as the sun sets.

The house is recently fully renovated and features a brand new kitchen completed in April 2015 with Meile appliances, stainless and Ceasarstone bench tops.

Opposite the kitchen is a dining room with an dining table to seat 6. A comfortable lounge room with plasma TV and DVD player overlooks 180 degree views of boat beach all the way to Smiths Lake, Blueys and the headlands of Boomerang Beach, Forster and beyond.

The house has wireless internet and a Sonos music system with Spotify providing access to millions of songs and digital radio through out the house.

A large balcony provides peaceful and protected seating whilst soaking up the tranquil views (including an outdoor setting for 8 people). A large lawn area on around the house provides place for the kids to play.

Out the back is an bbq and paved area leading onto another grassed play area. An outdoor table tennis table provides extra activity. This area looks back onto the National Parks bush

The house has two new bathrooms each with toilet and shower. The laundry includes new front loading washing machine and dryer.

The bunk room with 2 bunks (4 beds) is a separate pavilion meters from the back door of the main house

Stairs provide quick access to Boat Beach. The shop is 100m up the road and Number 1 beach and Lighthouse beaches are both also within walking distance. Treachery and Yagon are up the road.

Location

Seal Rocks is around three hours drive north of Sydney and remains unspoilt and virtually unchanged by time. Surrounded by Myall Lakes national park the area is known for its pristine beaches, fantastic fishing, spectacular diving, and breathtaking coastline. Seal Rocks is the perfect getaway.

Seal Rocks also provides easy access to the Great Lakes and scenic regional towns including Smiths Lake, Blueys Beach, Boomerang Beach, Pacific Palms and Forster.

Booti Booti National Park is a short (15 minute) drive and is highly recommended as is the Wallingat National Park -including Wallingat creek if you have a small boat/dingy and incredible veiws from Whooti Whooti look out.

There is good mountain biking in the fire trails and gravel roads around Seal Rocks and the nearby national parks - ask the owner for a few tips.

You can also arrange to go shark diving where you are collected from Boat Beach at Seal Rocks

This is a lovely house with an absolutely stunning view. The bathrooms and kitchens are new and very luxurious; the bedrooms are small with nowhere to hang things. The lounge room is very comfortable and the fireplace heats up the whole house in winter. The kitchen is well-equipped and it's a great house for adults. Not suitable for young children (as the deck has no railing) or immobile people/ elderly visitors (due to the difficult entry). The entrance to the house is via a steep, uneven grassy pathway up a hillside, and there are no lights at night to help with the way. There is no number on the road, and a small parking space for two cars, though it's not obvious. On the sun deck there is no shade at the front as guests aren't allowed to use the shade umbrella, which is a real shame. There is shade around the corner but the amazing view isn't as visible there and as the sun graces the amazing deck all day, it is frustrating that there aren't a couple of cheap ikea umbrellas to help shade the area. You need to bring your own linen (or pay $35 a head - not sure why it's not per bed?) but there are tea towels, washing up liquid, sponges and bath mats. Wood is also provided. The sound system works well, as do the appliances and the furniture is all very comfortable. All in all we had a really lovely stay, and I'd recommend it.

Response from Nicky:
Lucy, Thank you for your review. I will get a couple of umbrellas for the deck. Good idea. The access to the house is being upgraded and will include better parking and lights on the stairs. Thank you again.

The natural beauty of Nicky's place is almost captured by the photographs that are not quite as good as the real thing. We rented in the last month of Autumn and were greeted by 4 days of sunshine that allowed us to use fully the spacious and open deck...and I suspect that the North-facing aspect allows quiet enjoyment of it in Summer when the sun is in the South and the house would provide natural shade on the hottest of days. To the less technologically adept, the digital control of all things modern in the house takes a little getting used-to. I suspect Gen X and Millenials and their digital native children would find the house about right from this point of view. The beach, sight and sound of the waves and easy walking nearby to the Lighthouse provided ample exertion....and the extensive list of house rules are warranted if not completely matched by the condition of premises which was nonetheless very acceptable.

Definitely one of the best houses and spots in Seal Rocks. The view is out of this world with a great outdoor deck to watch the dolphins swim by and to feed the resident Kookaburra. The house is modern and clean and the kitchen is very well equipped for those that like to cook on holidays. Definitely hope to return next year.

Loves (in no particular order) long beach days with friends/family followed by a frosty G&T, humour, skiing, an awesome book with a good cup of tea, getting fit ...
