This is a stunning 100 year old wine estate that was lovingly renovated into a first class country house. This 12 acres estate includes a large villa with an oak barn to complete the rural picture. This is a luxury property brimming with Central European character. It is set in 14 acres of winding vines, still used to produce local white wines of regional repute. Entering through the double oak doors into the vast living area exposes the airy 60 sq m. living room that remains of double height with a wooden staircase hugging its edge and leading to a minstrel’s gallery. The double panoramic doors lead out to a furnished south facing decking area of 25sqm straddling over the vine terraces below. Wooden balconies run around the first floor offering exquisite views. With a mixture of original features, antique furniture and modern technology, this comfortable home can easily accommodate 2 families. The closest neighbour is 500m away, the nearest supermarket 5 minutes drive away.

The 3 main bedrooms are furnished with antique pieces. Each has their own individual character. All have antique crystal chandeliers and wooden window shutters in the original local design. Antique furniture and wall coverings in each of the bedrooms have been tastefully chosen with stunning effect. The master suite is on the ground floor. It has an original clay stove shared with the main bathroom. Its 2 large windows overlook the front courtyard. The other 2 main bedrooms are on the first floor. They are suites in the truest sense with ante rooms off which lie the bedroom in one direction and private bathroom in the other. In addition to the 2 windows in each room there are doors leading onto the balconies from which the breathtaking views on both sides of the villa look out over the valley, vineyards and neighboring hills. The 4th bedroom sleeps 3 people and is furnished with adult sized wooden bunk beds and a full sized brass day bed.

The main bathroom is on the ground floor. It connects to the master bedroom and is laid with Italian stone tiles and mosaics. The sunken white corner bath is spacious with an antique-style shower unit attached. It overlooks the front courtyard. Down the corridor towards the living area is a self-contained lavatory and sink continuing in the same style and utilizing the same tiles. The 2 further bathrooms on the first floor lie within the 2 bedroom suites. They each comprise large walk-in showers set behind glass walls and surrounded on both floor and walls by Italian tiles. High set windows cast light into these magnificent rooms finished to the highest possible quality.

The house benefits from fittings of the highest quality and carpentry to match the tradition and luxury of the property. The floors throughout the property are made of premier wood. The living and common areas boast antique oak floor or match the character of the house. The main doors and the doors into the cellar are heavy double oak doors. The wine cellars to the property have been lovingly restored and separated into 2 chambers. The first and largest has a newly tiled floor but the arched ceilings and wall recesses remain. Amongst other facilities housed here are 2 travel cots, a high chair and child gates for tenants with small children. A hammock and 2 adult and 2 children's bicycles are available for the use of all tenants. The second cellar acts as a large utility and laundry room with washing machine, tumble dryer, sink and ironing facilities. The property includes 12 acres of lawn, gardens, vineyards, and forest.

There are number of good restaurants in the locality. I recommend:

• Gostišče (Restauracija) Majolka located in Trzec village on the way to Ptuj (see directions to Hiša Vina). This is a very reasonable value-for-money restaurant with a local and international food menu. They also serve pizza and takeaways and would prepare the food for you to take home if required. • Gostilna Ribič is located in Ptuj by the side of the pedestrian bridge over the river Drava. This is a predominantly a fish restaurant of high quality with a limited selection of other dishes. • Pizzeria Europa is located in the centre of Ptuj on the Town Hall square.

Ptujska Klet – a local wine cellar at which wine tasting can be booked. This is one of the oldest wine cellars in the region with an impressive selection of wines and of great historical interest. I would recommend further restaurants within an hours drive distance:

• Taverna located in Jerusalem Tržec village on the way to Ptuj. Stunning views over the surrounding vineyards and high quality food. Directions are provided below.

• Zlati Grič – is located on a hill overlooking a beautifully kept vineyards and a golf course in Slovenske Konjice. Grill is their speciality. Wine tasting can be arranged in the wine cellar settled in an old vineyard cottage, which is placed in the middle of vineyards close to the golf course. LOCAL SHOPS AND AMENITIES
The nearest shop/mini supermarket is “Mercator - Žerak” in Podlehnik, 5 minutes drive in the valley. The supermarket is located in Podlehnik – turn left once you descend from the hills of Majski Vrh. Opening times are from 8am-8pm Mon to Fri, 8am-4pm Sat and 9am-12pm Sun.

There is a Trout Farm in Šturmovci near Videm. There you can buy out-of-the-water-fresh trout, which they will clean for you on the spot. Great value form money and ready for a BBQ. Address: Videm 9a, Videm pri Ptuju. Call Dusan on T: (PHONE NUMBER HIDDEN), M: (PHONE NUMBER HIDDEN)

The nearest cash point is in Podlehnik at the Mercator – Žerak supermarket or Petrol station.

Large international supermarkets, pharmacy, bank, and doctors are found in Ptuj. Amongst the supermarkets I recommend Interspar in Qlandia in Ptuj for its range.

If you are planning a BBQ at the house you may be interested to buy some local ready made BBQ meats available at private butchers. I do NOT recommend the meat from the local Mercator – Žerak supermarket. Interspar in Ptuj is a much better choice. Ask for the following if you want to try local BBQ meats:

• Čevapčiči (pronounced cher-vap-chee-chee) – small Serbian mincemeat sausages made of a mixture of pork, beef and lamb;
• Pleskavica (pronounced ples-ka-veet-sa) – locally spiced burgers;
• Ražniči (pronounced araz-nee-chee) – kebabs;
• Free range chicken branded “Perutnina Ptuj” is always a good choice, and is great when seasoned with pumpkin oil.

Pumpkin oil (“Bučno Olje”) is a local speciality (like olive oil in the Mediterranean). You should buy extra virgin type, which would normally cost €10+ per bottle and would be completely black in colour. Pumpkin oil is great for salads and seasoning and has a distinct nutty taste, but is not recommended for frying. It goes well with chicken, green salad, cabbage or simply with fresh bread. Explore.


LJUBLJANA
No trip to Slovenia would be complete without at least one visit to Ljubljana. The daily fish and fruit markets are worth an early morning trip. There are also many good restaurants, a few favourites are listed below all located within 2 minutes walk of the 3 bridges in the centre of Ljubljana. • “As” – Slovenian/Italian of high quality (if a little pricey);

• “Špajza” – Central European food of the highest quality in a beautiful setting in the old town.

• “Skaručna” (URL HIDDEN) – superb traditional Slovene food with very informal but exceptional service. There is no menu to choose from, they will serve you the chef’s selection of the day. You will not be disappointed and will certainly not leave hungry. Igor’s favourite restaurant!!! The restaurant is located in Skaručna village north of Ljubljana (half way to the airport). During the summer months there are many bars and cafes situated along each side of the river and beyond which offer the chance to relax and “people watch” to while away the day and night. Most are open from morning until late into the evening.

Each Sunday morning there is a street market in the centre. You can enjoy simply wandering through the stalls along the riverbank or if you have an eye for a bargain there are original paintings, antiques, bric-a-brac and jewellery on offer. Most of the stall holders speak adequate English. Don’t forget to haggle!


GRAZ
One of the most beautiful town in the region is Graz in Austria. Graz is a good hour drive away – direction Vienna. This ex European capital of Culture is great for shopping, site seeing, dinning. Take with you the Austrian guide for the region “Steiermark” (Osteria) available at the cottage and you may be tempted to go off the motorway to explore an odd wine route and stop at one of many “Agro-tourist” farms (local Inns offering home made produce) for some fine dining. Do plan your journey well and you will not regret a D tour off the motorway and into the countryside/wine road “Wine Strasse”.

Slovenia is a great place for hiking and mountaineering. There are a number of hiking and cycling trails available in Slovenia. A number of marked ones are available on (URL HIDDEN) or
(URL HIDDEN) . I suggest that you have a look at the page first and see if any of these are of interest. I have been hiking in the Julian Alps on the trails between the rivers Sava and Soča and would certainly recommend them. WHAT TO DO IN PTUJ AND THE LOCAL AREA
Terme Ptuj is an outdoor water park and health spa located 15min drive from the house in Ptuj. Terme Ptuj boast the largest and fastest slides in Slovenia. Terme Ptuj waterpark will make for a great day out in the summer for families and individuals. You can book health spa and arrange health and beauty treatments next door in Hotel Primus. On the Lake Ptuj on river Drava (next to Ptuj) there is a wakeboard and water ski lift – 15min drive away: (URL HIDDEN)

On Pohorje there is an adrenalin park, worldcup ski and world cup mountain bike course - only 25 min drive away: (URL HIDDEN)

Ptuj is the oldest city in Slovenia and should be visited. It is small, picturesque and has a castle which is worth a look. It takes approx. 15 min to drive there from Hisa Vina (simply follow the motorway towards Maribor and as you get closer Ptuj is well signposted). I recommend a visit to the museum in the Ptuj Castle.

I recommend a trip to Slovenske Gorice in the area of Ormož east of Ptuj (see Atlas Slovenije available in the house for directions). There are many local vineyards at which to pause and sample the local fare. Simply follow the signs in the area marked with a bunch of grapes and the words “Vinska Cesta“ meaning wine road. A good restaurant in the area is Taverna (look for a wooden sign “Taverna” approx 5-10min drive from Ormož towards Ljutomer. The sign will direct you right, up to a picturesque and hilly wine growing area called Jeruzalem. The views from the restaurant are stunning and make the trip a highlight.

For those who do not mind driving for a couple of hours I recommend trips to the following towns: Piran (stunning old coastal town with great fish restaurants), Bled and Bohinj (Alpine Lakes), the valley of the river Soča. For good (but pricey) food in the valley of the river Soča I would stop at “Hiša Franko” (URL HIDDEN) in Kobarid. For scenery I recommend the route via the mountain pass Vršič.

Please follow the weather reports. In the case of cloudy/foggy weather the east of the country you may catch the sun at the coast and in the Karst (Kras) area and Vipava/Gorizia or Goriška Brda (the most famous wine growing area of Slovenia). In the Vipava region I recommend a casual / family orientated restaurant “Majerija”, where you will not be disappointed. If you do not mind driving 2+ hour each way you may want to do a trip to Piran or Triest, Karst/Vipava area. On the way I recommend that you visit Postojnska Jama, a famous cave in the Karst area (URL HIDDEN) . Please note the temperature in the cave is constantly approx. 8-10 Degrees Celsius.

You can do great cycling trips in Slovenia. To chose amongst many routes go to (URL HIDDEN) and follow the links. Pohorje hills above Maribor offer a number of cycling/mountain biking routes as well as bike rental shops (URL HIDDEN) For further local routes please see the cycling map available in the house.

The golf course at Ptuj has been voted as the best course in Slovenia. The golf courses in Bled, Arboretum, Slovenske Konjice and Moravske Toplice are also recommended. Details at:
