About this listing
Perfect for retreats, corporate events, friend-group-getaways, weddings or family reunions.
You'll have the entire property, including our beautiful 4-floor Victorian, separate large Carriage House and a yard in-between with spacious patio & grill.
Unfortunately, we can no longer accept reservations for bachelor/bachelorette or any types of "college age" party groups.
Escape from it all in this beautifully restored (with lots of modern twists) Victorian home in the trees; hike, walk and play in a huge park or walk to the city's best restaurants, nightlife, shops and culture (aka The Highlands, Bardstown Road, Restaurant Row) ... all from this perfect spot.
You're minutes from downtown, the Ohio River, Churchill Downs and the world's most famous horse race!
If you're into walking or biking - you'll fall in love with our "backyard" - Willow Park and Cherokee Park which provides miles of walking trails and outdoor activities.
Our guest reviews speak for themselves ... and some of the biggest favs we hear are: heated tiles, Steinway grand, dry sauna, steam sauna, phone-controlled music throughout, amazing kitchens, roaring fireplace, tranquil front porch, perfect-entertaining back patio, peaceful escape, hip-magazine-quality-design and true-local-insight/reservation-help and direction.
Layout of sleeping arrangements: This is helpful to know so your group can plan on a place to lay your heads! Starting on the top floor of the Main House(3rd floor), private Master Suite. There is a King size bed, full bath with steam shower and plenty of room for extra accommodations such as a pack-n-play, two cots or just room to relax. On the second floor there is a laundry room, full bath and 3 private bedrooms with Queen size beds
The first floor boast the Living Room, Piano Room, large eat-in Kitchen and a Full Bath. The basement has a dry sauna, full bath and one large room with a Queen size bed and a futon that converts to a Queen size sleeper sofa.
Now for the Carriage House! There is a room on the first level that has a queen size bunk bed with pull out trundle bed (3 beds total) with all new memory foam mattresses. (This room also has a washer/dryer). On the second level you will enjoy a full kitchen, balcony, large Living Room, private bedroom and full bath.
It's all yours ... this listing includes full, private access to both homes, gorgeous views from every window; expansive back deck with grill in a private back yard, sectional, rockers and swing on the front porch; all the high-tech you could ask for, including a Sonos music system, high-tech-thermostat and climate control, HD Smart TVs; cool art; lots of space, one roaring wood-burning fireplace, two more traditional Victorian versions; and always a welcome basket complete with Kentucky treats. Be sure to check out all the pics and details for each.
Interaction with guests
The place is yours and I respect your privacy first and foremost. There will be no other guest so both places are all yours! Regardless, I'm always a phone call away for tips, inside advice - and you'll also have the phone numbers for our "power team" for anything you need from our housekeeper and handy-guy house expert.
Other things to note
I've had an amazing response to the venture into sharing my homes - and have met some amazing folks in the process. Even those I don't get to meet personally - but who share their great experiences of my place and 'hood are super-rewarding. Our calendar has been pretty busy, so if you're looking at available dates - let me know how I can help you get confirmed.
Look forward to talking to you soon - and helping you plan an awesome visit to "the 'ville." Bob
Yep, I'm a big supporters of the Airbnb community - and am only interested in folks who feel the same way. Here are the most important:
1. Respect the Neighborhood
While you’re steps from all the action of Bardstown Road and “The Highlands,” our block is a residential neighborhood. It’s the kind of place where neighbors still visit on front porches and keep their windows open at night (on the good nights, of course). Our number of single family homes is much great than rental properties, so please keep that in mind when using outdoor spaces, including the alley, front porch and back deck/yard.
2. Outdoor Curfew: 10pm
All that said, please be sure to “bring the party indoors” starting at 10pm at the latest. We’ve had a couple neighbors express the concern, so want to be sure we’re respecting the hood.
3. Leave it the Way You Found It
This is actually a big one in the rental/vacation world … and a lot of folks don’t realize how important it is to do a few things prior to their departure. In fact, they’re tied to the security deposit with all the major services … I’ll definitely do the same when I come to your place - and your help is appreciated!
4. Sorry, we can not accept groups who are hosting bachelor/bachelorette parties. The houses in my neighborhood are close together and the groups in the past who were staying at my place for this reason have not respected the rules.

Hi there! I'm a house/all-things-design lover with an occasional bout of electronics/amazon addictive behavior. Love making sure I've played with the lasted home audio, automation, lighting, A/V ... basically anything that can be controlled via my iPhone, iPad or Mac.
I'm a serial-entrepreneur and heavy traveler, so love having others enjoy the place while I'm gone. Also trying to figure out if it makes sense to rent the carriage house in one-year leases or on a more casual basis for short stints via airbnb.
Hope to get to meet soon. By the way, I have an awesome "team" of folks here in Louisville who are the really smart ones ... so, regardless of my travels or general disorientation, they always make sure the house is clean and guest-ready, yard is looking great; towels are fluffed, coffee's ready for the morning, and guests are always happy.
